Manufactured homes are high as well now. My moms is a 2007 she paid 38,000 for it, around 45,000 set up. That same style, square foot without add ons is 80,000 now not set up and delivered. This one when all said and done and delivered and set up is prob gonna be close to 180,000 to 200,000 maybe more depending on the land situation.
My Champion home was delivered on 9/20 and it's 1500 sq ft and with all my upgrades and options it looks awesome! Learned about from watching your videos for the past year to find out my just haves vs needs to find the perfect layout. Picked a nice mobile home park to put it in and hoping to be in my new home at the end of the month! Keep up the good work!

Mine was under 150k with drywall walls and windows added and a few swap outs, flipped end to end and side to side due to where being placed. Overall super happy with my layout/design. I called 3 different retailers and my 3rd one paid out with a better warranty, more space and the layout as I described within my budget before they even knew my budget. Note prices from retailers do not typically include drywall. Never hesitate to call and get an idea on how much something ur looking at ballparks and then see where ya stand, you might sit better than you think. Good luck! Also I have a handicapped shower installed in mine.
I don't know it depends. If you still need land, septic or city hooked up, have it put on the land along with price for the land this really isn't any cheaper than a stick built house of similar size on a property. It's also a big pain if you don't have land, you have to combine and land load with high interest rates to the home loan then when it's set you can combine the two into a mortgage. You might find a load that can do it all as one.bthen you have to have either well Doug or pay to hook up to city, possible septic, drive way. I would rather just buy a house in good shape of similar size, cost won't be much different when said and done. Manufactured homes have gone way up in price as well. It just depends if you have all that stuff already and just need it delivered and everything hooked to it maybe but you still be looking at the least 150,000 if all that other stuff is done already. Def wouldn't pay lot rent for land either. What if they sell or jack it way up and now you got to move it.

It's got some nice features. I'm not in love with it. I'd rather have a cabinet than open shelves in the kitchen. Big fail, in my opinion, having a window in the kitchen that doesn't open. You get lots of steam, moisture, cooking odors, and excess heat in the kitchen. A functional window is essential. Chance, you set the bar high for mobile home tours. I've lived in places that don't even have a window in the kitchen, so it isn't essential. I agree it is nice, and can't see why they wouldn't put one that can open (since they were putting a window there, might as well make it a functional one).

All these are houses, people who purchase it makes it a home. I have a1986 Sunrisen double wide, completely new over roof steel roof with 3" insulation. Windows & doors are replaced with regular home windows & doors. A big front & back porch. A huge room added. People can't believe it's a double wide moble home. I enjoy my Pillsbury Doughboy kitchen.

Since there’s a den for watching TV, is there an option for turning that brink veneer wall with the floating entertainment center into a fireplace, or the hearth and heat backing on the wall to install a wood stove? I have to say though, from what I saw, there are not nearly enough kitchen cabinets, and no pantry at all. I was hoping maybe it would term out to be in the laundry area, but no joy.
I really like the exterior siding and the flooring. Love the pendant lights but not the countertops or the dark backsplash. I've seen the backsplash tiles in a light color that is beautiful and I have that if offered. The island needs outlets on each end. No barn doors for me, thank you very much, lol. I like the big shower. This has plenty of big windows which is important to me, and the price is right. I would like to get this as a modular.
I have a question: Can you install LPG gas in this type of house, leaving the gas cylinder outside the house? I ask this question because I don't trust piped gas installations due to the high risk of leaks and death from carbon monoxide poisoning resulting from gas leaks from the pipes.

I would also like for you to show me the metal frame to ensure me the frame is protected against corrosion (rust) as mentioned in 24 CFR 4280.307. The only thing I don't like about this home are the ceiling vents. I'd be forever worried about leaks anytime it rained/when the snow on the roof melts.
I would change the extra room into another bedroom and put in a vent so we could watch our football and smoke...and i would have an extra closet for storage! I dont like that there isnt a pantry but if you used that for all your canned goods there are plenty of cabinets for your non perishables. We would be blessed to have a home like this. And Chance... don't go spoiling that baby...just kidding...thats what they're for.

I like the Hardi board siding instead of vinyl, nicer quality windows and doors and innovative layouts, a great option than a conventional stick home.
