Something to look into about land in Costilla County is their policy on long-term RV camping. I’ve read that they are no longer issuing long term camping permits and that the county is strictly enforcing land use rules. I dont think this is a bad thing at all in an effort to keep folks safe and the land and water unpolluted.
When you go to the store do you ask what the market up is? Its real estate I can't hide it here. Its public info. Go to websites like Zillow and the data is right there. Or go to the county tax collectors website and search it there too. I don't hide the APN of hte property so you can go look each one up. Ask the realtors for the APN of the properties they sell. Why don't they say in their ads? They don't want you talking to the owners and or seeing the old price history. Mine are all full of data so you can go see. If I knew the number I would put it in here but now you know how to look any of them up of mine or others.

To answer your question. Yes, I actually do wonder what cost is as well at mark up & retail price. I even work out unit price but that's just me. Also thank you for the information. I use Zillow, Trulia, Redfin to glean info from as many sources as possible. I also look up APNs & zoning codes regarding possible future land deals. I'm am new to this and looking possibly to make a move into the land business. Finally I heard in another video you're in SD. I am in North County by Del Mar, cheers neighbor. P.S. I also work out price per acre or sq feet and compare taking into account location amenities etc.
Thanks Lisa. I got all the land giveaways caught up. I got a lot of the outstanding deed and title weirdnesses cleaned up. Trying to polish that off. I got a lot of the outstanding promised mailers out. Doing more mailers today. Want to get back to the live shows with all the outstanding promises settled. At 03:47 the cash price of the property is displayed on the screen. He also discusses - at length - the financing options at 06:29. He also has a link to the listing page (where the price is displayed) underneath the video. This is a pretty informative nine minutes and if he neglected to mention something it was likely just a slip of memory rather than a desire to "pull one over on people." This guy is achingly transparent.
These companies prey on people heavily in debt, broke, and down on their luck. Such people are natural prey for them. I get such calls weekly and ignore all of them.

He's lying. He buys these properties at county tax auctions. Every year in every county in most states. The tax assessor auctions off properties for back taxes. He buys them, then triples the price and offers you financing. After a few years, once you figure out that it's not what you want you stop paying and he gets the property back and sells it again. He's lying and it's easily provable.

The land advertised here is in a gated community and the rules are Not the same as the county.
