In this episode of Mike Ferry TV, Mike reviews the 5 easy steps every successful real estate agent should take to increase their close ratio on listing presentations to listings taken. If you are not closing 75-80% or more of the listing presentations you go on, watch closely and call The Mike Ferry Organization for additional tools you can use to increase your production!

mike ferry, you are well spoken and well read. i know i can do what you do. however, I say this in the most humble manner. i need to live, breath and memorize the listing presentation. I vow from this day forward i'm going to learn that listing presentation if it kills me. i want to be successful enough not to worry about money for the rest of my life, if that's possible. I know if i watch i will learn. My motto: knowledge is power

I’m at the beginning of my real estate license journey and I’ve been enjoying Mike Ferry videos immensely. He’s got me sold, if I had a house to sell I’d give him a call right away! Haha :)

Mike, Always great advice. Lead generation is the toughest thing to do. My wife is a Real Estate Broker in Reno, NV and we have only been here a few years. She had been an agent for 27 years and she is in her early 50s. Starting over is much work and she is down in sales by 50%. When she gets in front of a selling she lists the home 90% of the time. The key is getting in front of the seller and lead generation. PS She uses your steps and has followed you most her career and knows your scripts inside and out.

Does the pre-listing packet have to be in color? I usually like to print any material that I am giving out B&W.

Also, from 12:09 until the end, Mike talks about why we don't contact FSBO, past clients, etc. and he answers, "because we don't know the listing presentation." What listing presentation is he speaking of? Who gave this listing presentation? How do we know there has already been a listing presentation?

I don't understand how to give a price if I've never seen the inside of the house? What if repairs are needed that the seller is willing to do or not willing to do? The price should match condition and location...but if I've never seen the house how does that work? Advice?

Hi Mike, I love the content in this video, thank you for sharing these steps with us, they are truly helpful ! I do have one question regarding the pre-listing package. In that package, you mention giving the seller the CMA and also the price at which I would price his home, but my only reluctance in doing so is esp. these days, some sellers will decide to sell on their own after they've had that information and now that they know what an agent would price it at, any advice on that situation? thanks again !

Wait, prequalify the seller or the buyer? If Mike is talking about prequalifying the seller, what for? The only reason I can think of is if the sale of the seller's house is part of a contingency sale so he/she can buy a new house. Am I missing something? I'm thinking of prequalifying/preapproval in the sense of getting a loan from a bank or other lending institution. Is Mike speaking of some other colloquial expression of prequalifying?

I'm a brand new agent and have been studying your program. Thank you for all the helpful info. I have a question about the listing presentation script which says, "You did (did not) want your money out..." What does this mean?

Hello Guin! You will find your answer in the Pre-qualifying script. It can be downloaded from here: www.mikeferry.com/main/files/PS_Prequal_Listing_Pres.pdf

In the Hills outside of LA California Realtors can make $125K on every sale. That's one side, not even counting double ending a sale, which happens as often as everywhere else. I know a top 30 in the nation who makes 3 to 4 M a year (he still cries poverty, though) Just depends on where you are.
