    We are back in beautiful historic Natchez, Mississippi this week for another stunning Victorian Fixer-Upper. Rarely do we find fixers that are in the absolute perfect location: walking distance to dining and entertainment, but here it is! This beautiful home sits one door down from one of the most iconic homes in Natchez, and just across the street from a National Historic Landmark. It is one of a row of Victorian beauties that makes up a movie set like block. Speaking of movie sets, did we mention a Hallmark movie was filmed here? We didn’t? Well, it was!
    And this is our FAVORITE kind of fixer; a fixer that hasn’t been remuddled over the years. This home retains its original unpainted woodwork, Victorian mantels, tilework, and its unaltered gasoliers! All those impossible to find features are still here for one reason; the previous owner lived here her whole life and lived to the ripe old age of 92! She worked for the city of Natchez, for the assessor’s office, from 1947 until 1991. Can you imagine that kind of dedication?
    Now, we’ve told you the good, but let’s talk about the bad. First, there is one bathroom (and one toilet) in this entire house. That means you’ll need to add a couple more. The good news is that the plumbing is already run to areas that could easily be converted to baths or is existing very close to. Secondly, there is some massive foundation failure in the center left of the foundation. We couldn’t do an eyes on inspection, but we suspect a failed pier or sill beam. Either way, the problem is fixable and at the listing price this house has PLENTY of room for the needed improvements.
    Let’s talk about money. How much will it cost you to completely rehabilitate this home? We always assume you’ll be doing a good deal of DIY, because that’s how we roll. We truly believe you can complete the work on this home for between 200,000 and 250,000 absolutely maxiumum…and that number could be high. However, with the location of this home and its size, this house post rehabilitation would be valued at 450,000-500,000, leaving you anywhere from 25,000-75,000 right side up.

      I love this video as it reminds me of the house I am restoring - I just have to know how are the curtains hung on the picture rails? I wish I could get a close up - seems to be little to no information on the internet - so happy to find an example of it!

    What a lovely old house! You are so calming and reassuring about repairing the foundation and structural issues. It’s very apparent you know what may be involved. About 20 years ago, I watched over time as someone purchased an on-the-verge-of-collapsing 1890-1900 house. They raised the entire house, added a poured basement and new support structures and restored the whole house as their residence. I watched as they s-l-o-w-l-y raised the house over months and months, then s-l-o-w-l-y lowered it back onto its new foundation. They converted the carriage house/stable/barn into a 3-car garage with an upstairs apartment. The house is beautiful and it makes me smile every time I pass it. Old houses are worth repairing!🌸

    I’m the lady in the brochure excited to get that stove ! We live in a 1913 Kansas four square and like a odd mix of mid century and early 1900s. Those gasoliers are wonderful. Think of Judy Garland in Meet me in St Louis”I can’t quite reach it” 🤭

    seeing the damage to the walls/floors/fireplaces, gives me anxiety. BUT, i have to say, you are so honest and calm in explaining what needs to be done to fix it, it gives me hope for the home. i really hope someone who loves it finds it and restores it back to its original glory. and i just love seeing all that original detail still intact. thank you for another lovely tour! 💛

    This is the reason why I am obsessed with American-period architecture. The house is just like a dream. Here in Europe even though we have countless grand and luxurious architecture, we don't have the common residential housing style as Americans have. Especially from times gone by.
    If I could I would get this gem, restore it, and just wait for Christmas to decorate that staircase and fireplace mantels :)

    It's gorgeous. Pfft..repairs. Look at those ceiling heights, the woodwork and the spaciousness. That's the kind of house that will always increase in value. You'd have to look at it like prime real estate. There won't be any more houses built like that, in that area - ever. I would snap it up if I could. Unfortunately, I can't move right now.       @@OurRestorationNation You would never find a house this age, with one owner, the interior unchanged and *undamaged* with all of the fixtures and transoms and fire surrounds intact. All of the usual repairs and replacements that normally cost thousands don't exist here. I'm blown away that even the fixtures for the gas lamps are intact! This is a Victorian beauty.

    Oh my that is a fantastic house and to be pretty much in its original condition is unheard of. Now your going to hate me, the kitchen would have to go. Blank slate to a freestanding kitchen. Reproduction appliances, sideboard, freestanding cabinets and a huge worktable in the middle. My dream kitchen. Thank you for sharing.

    I just fixed the foundation in a 1908 Victorian farmhouse. The entire foundation settled away from the fireplace in the center of the building. The structure of the house itself (except for the front porch and a portion of an addition onto the back of the house) is fine - old growth timber. It took some time to find the right contractor, someone who actually lived in town and has great pride in his work, who was willing to tackle the project. It ended up being a little over $60k to completely address the foundation. The old growth studs in the balloon frame house are in great shape. Lifted the house several inches, added a support beam the length of the house, gave all the beams adjustable support posts every 4 feet. Gotta find the right contractor.

    I love to see old homes that haven't been altered so as to lose their original character. I've always been interested in antique gas lighting and was fascinated in seeing gasoliers that are still original/unconverted with their gas burners that could be made functioning again. Hope someone who has the time, money, and elbow grease to do a proper restoration will purchase the home - and keep those gaslight fixtures!

    Without your channel, I never would have noticed things in old homes like transom windows, and mantelpieces with wood and tiling. I wouldn't even have the vocabulary for it! My husband and I recently toured Craigdarroch Castle in Victoria, BC and I went gaga over all the magnificent mantelpieces with exquisite wood and tile!

    Natchez is a beautiful city and one of my favorites to take a weekend trip. It’s a city rich in history and beautiful architecture. I love just riding through and looking at all the homes.

    Watched Nicole on Rehab Addict have one of her projects lifted to put in a new foundation. It had been condemned. The foundation issue for this house doesn't sound near as bad. The bathroom setup, I really like it. And I would want my main upstairs, the room with the covered porch would become a library though. Downstairs could be the guest bedroom.

    That bathroom configuration with separate toilet room remained in New Zealand right through to about the 1980s!
    On the pre 1900 houses, the toilet was originally in the separate outhouse with the laundry. In the bungalow era, the toilet and laundry was adjacent to the house, but you would still need to walk across the outside porch to access it! I’m guessing the separate toilet room within the house structure started in the 1950s and continued through to the 1980s.

    I guess you could say that the potential need for plaster repair afterwards is the main complication of foundation repair, particularly if the contractor rushed it or jacked it unevenly.

    If I had the money, I would definitely buy and fix up this house, but alas, something like that is only a dream for me. I'd definitely have to have a downstairs ensuite, because I wouldn't want to have to climb those stairs every time I had to go.

    It will take patience to wait while the foundation is raised. Is there a basement? Lovely to see all of the original features in such pristine (or gently loved) state. Also, the neutral colored walls with just paint will make the final (and most fun part) decorating prep work a breeze. I will not soon forget watching you scrape that horrid, stinky wallpaper & base paper off the walls of Pearl.

      We didn’t see an interior basement access, and the backyard was locked and we couldn’t t get in. I’m praying there is a basement so foundation repair becomes much easier!

    Just sitting over here loving this home and wondering how slowly it would take to raise the foundation back up. I would think it wouldn't be safe to live in while doing that, but I don't know that, so I'm super curious. I just love it so much though!

      I think it could take as much as a week or so. And you’ll likely have plaster repairs to make.

    You made your top. I love it. Would you like some of my old tablecloths? Some I use and some I don’t. I gave a few to my niece, Cassie. She appreciates old things, too. I have dreams of making a skirt from one and a top from another, but I work full-time. That’s my best excuse. Keep sewing!

      It’s all gorgeous pine! Old growth, so grain is tight. I the mantels are oak

      Sadly no, other than tax credits. And those only help after a LENGTHY approval process and after the restoration has been done

    I am curious how you often just pick somewhere for a bathroom; don't you need to put bathrooms basically over or under where the other bathrooms are? Don't you need to stack toilets in a vertical line more or less? isn't running toilet waste lines more complicated than just deciding I want a bathroom here? I would appreciate your thoughts because this is a problem for me in houses I look at...I want more bathrooms but can't figure out how to put them where I want them without having a toilet stack running down a corner of the dining room or situations like that.

      You’re completely right that having bathrooms and plumbing in the same general area is optimal. Not to mention more affordable. But when needs be, you can make it work. A creative thinker can find solutions.
