Graham you should make a video discussing HOA. Every property I've looked at, I would break even each month renting it out because HOA fees eat any profit margin there is to be had.
Definitely want to mention this: HOA's are TERRIBLE for cashflow. Unless you buy a condo that's DRASTICALLY underpriced, almost every HOA deal doesn't make money, or breaks even. That's why I'm not a fan of investing in condos. There's very little upside, there's only so much you can do to it, you can't add square footage, you can't remodel without going through the HOA, and the monthly costs usually mean you're unprofitable. Not in EVERY situation, obviously, and there are always exceptions, but overall I've never seen a "good" investment with an HOA.
Hoas suck. No way out and lenders often wont touch condos and townhomes with them due to pending litigation. So, way harder to sell in most cases. At least in Co.
I have a 3 bd 2 br Modular? Home with $130 HOA in a private neighborhood (classified as a condo), Renting @ $1250 in WA, profiting $50/mo after ALL Yearly Expenses (Mortgage PropertyTax/Manager + HOA + House Insurance)
It was SO MUCH FUN. Just got back last night...honestly, after the 4th day driving in that car was unbearable haha. My back hurt so bad when you drive in that car for 5-8 hours a day, but what a memorable trip!
Great vid Graham as always. Definitely heard a few tips that I will implement. Just one point, instant equity is not as important for those who buy and hold cash flowing properties. I buy with cash and focus on the immediate ROI over equity. Don’t get me wrong, equity is indeed icing on the cake but, I will choose hard cash in a good rental market over equity any day.

Your voice sounds deeper here than it does in newer videos. The newer videos, your tone is probably more approachable without as much people likely to think of you as a “douche,” it comes across more journalistic. I fell under all the misconceptions you mentioned, especially the photo listing one. I found none of this advice when doing my research for buying my house. When it comes to real estate knowledge means money! Thanks Graham!
Haha great advice! I bought my first house of off a bad picture. When I saw the house for real I was blown away - put a down payment on it straight away. Ten years later I sold it for 4 times what I paid. As for the long time on the market one, I bought my first hotel with that strategy. It had been on the market for years and was running under management and losing money. I made an extremely low-ball offer and they took it just to get out. I sold it three years later for one million more than I paid (I only bought it for 1.2M). Another strategy I have used that has worked well for me was to buy properties with Heritage orders on them - not sure how heritage works in the US - but here Australia, in many areas, anything with a heritage order sells for a lot cheaper than other houses in the area as people don't like the idea of owning a house they can't alter. The advantage, though, is that it makes no difference to tenants, and so the rental return compared to what you paid is far higher, which obviously helps heaps with cashflow. And ultimately, percentage wise, the house still goes up in value the same as the other houses around it, so no loss there.
I wish I had watched this video before buying my first house a few months ago. It's amazing how just just a little insight into how the market and home selling operates that can change your outlook when on the hunt for a house.

Ok! I never looked at it like that! Our home was appraised for a higher price than we purchased it for. It was on the market for over 100 days. They were quick to fix every single thing we wanted. They even purchased a home warranty for us.
Basically, as an agent, you get listings, hold open houses, and leave avacado toast on the table. Instant sale.
If you serve Starbucks Iced Lattes, you usually get multiple offers, over-asking.
