Something with that first house isn't right. It was first listed in July of 2024 for 189,900 which seems more appropriate for that side house. Since then it had it's price decreased 4 times to finally reach 69,000. That's over 120,000 drop in less than 6 months. Even if that area is depressed, that seems really really strange.
I am more familiar with Southern Mississippi, and own a few rental properties there. But I can tell any seniors that Mississippi gives people over 65 an exemption from property tax on the first $75K of value.. Also, disabled residents also receive the same perk! We're seeing numerous retirees from California, many from Atlanta, and Chicago.
