    That $12,000 place is all I would need. That property has the same value as any nearby property.

    Wow, not even 500,000 baht for the house opposite which actually has windows in the bedrooms! Seems to be coming on now. I find the house next door to you a little strange in design, but I am sure it will be fine once whoever lives there put their personal stamp on it and make it a home.     The smaller place on the first home will be very dark when it is finished. Not much natural light

    Joe Poured concrete wall foundations are arguably stronger than cinder blocks. Why have the builders / home buyers not do more of this instead their?

      They built homes here with concrete, steal, bricks and blocks. Just a matter of preference.

    Hello Joe and Gift. I just came across your channel. I am retiring soon and looking at the Philippines and Thailand as possible retirement locations. Your area seems to be nice and quiet (no blaring stereos) and the streets don't look crowded. Is the area as quiet as it seems on your videos?

      It’s usually quite during the week when school is in and most people are working. During the weekends people enjoy the seaside, restaurants and the weekend market just to name a few. Definitely not a Bangkok, Hua Hin or Pattaya.

      We paid nearly $200K for our home, land and pool. Maybe it was the land price you heard as we did pay $40K for the land.

    Joe if you could do some research on the local mortgage info in your area ( of course in your spare time) we would greatly appreciate it .... Research online is sufficient but im sure you would agree that on site investigation and inquiry is the best information you can attain !     Joe how much $USD is you upkeep yearly with your pool?

      We can do clean the pool ourselves but decided to hire someone to clean it for 2,500 Baht a month, chemicals (salt and chlorine) 200-300 baht a month and electricity about 2,000 baht a month. Roughly $1,500 USD a year.

    Now that ya'lls video making skills are so high......PLEASE DO NOT move to Hollywood and forget about us poor folks! lol Another excellent video guys! I think it is awesome that you guys are attracting other good people and building an awesome community. What a step up from getting off the plane 3 years ago and shoulder surgery!!! I cannot wait to get there and see Thailand and hopefully meet you guys :) Question about the new house construction: It looks like the Romex wiring in the walls are run in a channel.....and covered with concrete or some type of putty. Is this in fact the case? Or is the wiring in tubing or piping? I have never seen bare wires set in concrete. Just curious! Keep up the great work guys and God Bless ya'll....Gene :)

      Come 1st September, 2022, foreigners can buy property in Thailand, landed or high-rise, just watch official news from the Thai government

      Home insurance about 7,000 baht roughly $200. Since this is our first home, we do not pay taxes.

      Insurance hasn’t changed in the year we have been here. As far taxes, tax laws can change. We have no experience with owning a condo.

    Gift and Paige act just like my wife "Ta" when they're happy, excited or just having their favorite drink 🤣🤣 hilarious 😂 ! Anyway a ❓ for you Joe... If Ta and I buy land for 2 million bath would the banks/ mortgage companies give us (Ta) a collateral loan/ mortgage for that amount or possibly more over a 15yr or more term to finance our house construction !

      Honestly, it would be best for Ta to contact her bank and ask the question. Fortunately for me, I was able to pay cash for our home. As for our beach cottage, Gift’s family financed that for us and we just pay them back the loan. Sorry I can’t be of more help.

      Joe is right. My wife managed to get a mortgage through her bank using my pension as guarantee of payment. We repay monthly over 10 years. Banks do not give loans or mortgages to foreigners even those of us who have lived here for 10 years and paid monthly pension into the same bank!

      @@thaigirlgiftforeignerjoe7774 No problem guys . Actually when we sell our home in Pa , we'll have approximately 3/4 of the expenses needed to buy the land and start construction on our house . Depending on Ta's bank's ( korsikohrn and Bangkok) we'll will see if they'll finance the rest through the collateral on the land and although she has family that owns land we prefer to purchase our own property and being that the lot (3/4 acre 2to 4 rai) would have to be backfilled/settled for at least a year or two that would give us time to save another 2 million baht if need be to avoid financing of any kind ! My pension and SS benefits are plenty but we depleted our savings for the land due to COVID-19 ( her brothers employer went out of business) and we give him monthly stipends to pay his mortgage and take care of mom ! We're committed to helping them out cause that's what we do...🙏🙏💪😉 and the kid worked so hard to buy his home and take care of his mom. Anyway sorry to go off track with the brief history but we'll follow up on your advice and look forward to sitting down with the two of you in the near future. Again thanks for the advice and as always keep up the informative videos ✌️🙏🙏👍

    Materials must be dirt cheap if they can build a small house for $12k either that or its gonna be a real mickey mouse effort with bad quality workmanship
