I knew that was basically a donation request since his target was a “wealth less” group that cannot afford to pay someone to give them advice on those SEC documents. He knew that group would be “emotional” investors. It was straight predatory! Preying on the wealth less’s hopes of possibly changing their conditions and livelihood outcomes. Damn shame!
That’s the sick part of it. He knows our people are gullible and when he started the Tulsa Real Estate Fund the mindset people had was invest black, buy back the block and the co-sign from Nipsey was all people needed to send their money. I believe all that happened around tax refund season as well so perfect timing to prey on people’s weakness

I was aware of that Obama Crowd Funding deal that he talks about but I saw he was too immature and inexperienced to do something this big. Don Peebles is here in DC and is connected to many in DC Politics why Jay didn't come to him? He was once listed at owning 700 Million in Real Estate Holdings. If your idea was so Big why not take it to a more established, credentialed and seasoned black fund to partner with. You 30 something years old. No disrespect this is something a 40 to 50 year old should be doing. Capitalizing a Fund takes a steady hand not someone trying to be an Activist and do Real Estate Deals.
Be careful about judging based on age, Madoff was swindling folks into old age as was Epstein, old men swindle all the time. Jay wasn't super young. Most ponzi schemes are run by older men. Watch American Greed vast majority. Not all started young.

Hey Orlando, I just want to say that I appreciate your content, and your advice. And yes, there is a lot of rumours floating around. As I've said, I appreciate your pointing out the red flags. And no, I haven't invested with this fund, and I'm definitely glad that I did not.
The 1st red flag for me was Jay repeatedly saying the fund was "SEC approved". The SEC doesn't approve anything, it does governance and compliance. I didn't need to know anything else, that was enough for me. Fortunately I was able to rely on what I Iearned earning my degree in finance.
I cut my check to invest and at the last minute I asked my FP to review it….. he gave an immediate response…. “This is not a good idea, at all.” I asked him several times if he was sure and he said the paperwork didn’t make sense. I could not justify ignoring his advice. I put the money back in my savings

If im not mistaken he had to list his team and accountant in the application process. Nobody checked his credentials. What commercial properties has he bought or deals that he's been a part of prior to the fund ? The other issue is he didnt put much into the fund which is a big red flag. A sophisticated investor wouldn't have invested but his target wasn't sophisticated investors.

All the while the manager of the fund is getting paid a salary immediately and you not getting paid anything until 5 years later. Now does that make any sense.

I tell people all the time what's going on with Jay is the main reason the feds never had these types of funds open to the general public. If so, then how many and at what price range? Does he have any previous experience in managing properties or structuring deals? Can he show any previous Commercial deals he has worked on? Prior to TREF, did he have any performing assets? Why did he lose his Realtors License?

I haven't looked into fundrise, but I would be cautious of anyone starting investing at $500.
