Just coming to this video, one more time because I noticed the option to do away with wall cabinets in the kitchen. This creates a minimalist look and gives the feeling of space as well. The shelves give Quick access to grab items, and also to showcase a few jars of preserved pickles etc. It’s an interesting design choice and something. I am currently replicating in an ongoing development taking place in Sicily
Great video but I thought you’d mention how much you spent on the renovations. Only then can we actually know the profit margin and if we ought to adopt the same strategy. Can you share this please?
Good question, our in-hosue build cost as JV developers is the actual cost without a profit margin. The actual cost for something like this for the public who would seek tender of a contract would be +£2500-£4000 per sq mtr range for central London. You can increase your spec but it needs to fit within the location i.e you cannot place a Howdens kitchen in Notting Hill it needs to be bespoke, Italian or a recognised brand like Boffi for multi million pound larger houses. Fair point about the size of garden but it's what central London buyers expect. The key ingredient is creating the feeling of a HOME which is not easy. I do not agree with your island comment, the true space cannot be appreciated on a video.
Nice house, but garden is a massive let down. So called detail not that amazing either: Open kitchen shelves are not pretty and very unpractical. No lighting above the worktop?! Placement of ovens is very old school! Dated hob! Poor lighting above! Sink is cheap, very basic tap, Master bathroom top notch, but others are very underwhelming especially the first one without overhead shower. No mention of any energy efficiency improvements.
Good feedback, based on experience and many factors this works and we spend what we need to achieve a quick sale and hit a record price. The HOME sold in 1 day. decking is zone 1 + grass is zone 2 + gravel allows for a car from the rear if required. Yes it could be different but we follow our experience which worked.
