Presello we would love more videos from presello but hopefully ang mag-present na eh yung someone well experienced like Julia, lalo na kung VIP ang clients. Because Julia knows what she’s talking unlike mr. Leo parang nagpe-present lang ng Counch or kung anong kitchen appliances sa mall. I’m not a hater, just saying my opinion.
Too crowded for a home tour. Find ways to let the client warm up to the place, parang nao overwhelm sya to listen to your presentation and at the same time look at the place. Daming awkwardness.
This should be on TV. It's like the Philippine version of Find Me A Luxury Home. Julia is a very good host and the team behind this concept is extraordinary :-)

as for me, I wasn't bashing the guy, he is doing a good job but I believe he can do better than that, people are trying to point out what he is lacking and that would help him improve those areas of his weaknesses to become the better version of him. I also started the same presence as him on my first presentation, nervous, stammering, and losing my trends of thoughts occasionally, co-workers made fun of me and teasing me all the time. but instead of beating myself of their treatment, I chose to improve myself, learn how to speak clearly in front of the crowd, calm and knowledgeable of my product, and prepared myself for questions to answer them the way the clients wanted to hear. If Mr. Leo will take all comments to pull him down, he will remain on where he is instead of going up.
we all need upgrades too if we wanna take the next leap.

I like how Julia explain the details & features of each house. The sales guy should practice more with speaking. And should do his homework regarding the details of each houses. To entice the buyer that it's a good buy. I think Julia is perfect for hosting the segment/show.
The fact is..... my husband and I watched this b'coz we're interested buying a house in the Philippines. We're not here to judge people who's the BEST to present the property and who's not. The important part is they mentioned the price of the property and they tour us in.... even just through video. Regardless if that person touring you with that property is handicap (blind, deaf or having a speech problem), if you are really interested in buying a property we're not paying attention to the tourists guide, we're mostly interested in the house. So let's not judge people or the tourists guide. God Bless!
I feel like they are training other people or part of their team to be on cam especially of they are planning to expand this channel. Yes you're correct he needs more practice. Let's give them a chance.
In one of the lunch meeting episodes, Julia mentioned having done many mistakes in the previous year and that they received a lot of complaints and suggestions from viewers. (Hello bashers and picky viewers!) Leo has a lot to improve on but let's give him a little consideration as a first-timer. The presence of a celebrity guest also did not allow them ample time to do re-takes, unlike in most videos that Julia presented. (I noticed this in the tour of the first house).
@@aligasan Exactly! And I agreed with that. We are interested in investing a property and we are not looking for a Presenter. It's not right to judge other people It's just b'coz they don't speak fluently English well. Even if they do a virtual show.... still people have something to say. Great job to all the Presello fam (especially to the camera man and the presenters). Keep up the great job .👍 👏 👌
Ennyl Nosis it's not about speaking english fluently. it's more on the form, technicalities and materials used in building the house. he could not even describe it well. he lacks research in his field, he failed to do his homework.

House number 2 is perfect. House number 3 is a dream house. House 1 is practical if you're on a budget. Love your first guest Mr. Richard Yap. He can be a consultant if you want to buy houses. Very knowledgeable. Love his fun fact about Narra and his sense of humor. Galing magjoke 😂.
On a budget? It cost 20 million pesos. That is beyond the reach of 99% of Filipino families.
Nice new segment! I do hope Leo develops to become a better and well-versed salesman. With Julia doing an excellent job in each house tour in their channel, clients would surely expect Presello salesmen to be of the same skill level in actual house viewings. Nonetheless, looking forward to more of this!

It's Leo's first time being the centerpiece of this video. Siyempre kakabahan ka. You need to start somewhere. Halos lahat naman tayo olats sa mga unang time sa work, diba?
I understand that they should've gotten perhaps someone as good as Julia in a segment like this, pero what if that's precisely what they want to happen with Leo; someone who can also do house tours to give Julia a break muna, or mas maraming houses to cover?

The first house is really beautiful and interior layout is amazing and the price is read. The second is even better and bigger, obviously with that price. Sabagay basta Presello is synonyms to luxury. Ang laking improvement talaga ng quality ng mga property sa Philippines this era from design to build quality and materials used, compared to the 90's. Only one thing I noticed from most of the house I've seen here is that the Architect is not designing a bedit in most of the toilet and bath and with that space and budget it should be included as it is a basic need for any one occupying this house with that price point. I didn't watch the third one. Ang gaganda ng mina market ng Presello. If i can just afford it i wouldn't look for another place.👌👌

SUPER great segment. Nakaka-excite ito. Julia is obviously very well-practiced, relaxed and the way she presents things gives an air of comfort. And she knows her stuff.

Leo started losing up a bit later on in the video. By profession, Julia is an interior designer so she can tell a lot about the details of house designs.

Man, Leo is hilarious! He's a great counter balance to Julia.
The perseverance and humility of Leo trying to convince Richard to buy the unit is unquestionable but I guess, he needs to at least know every single (if not, the important ones) detail (i.e materials used-typical know-how and whatnot) of the unit/house he’s presenting so the buyer (regardless if celebrity or not) would have an informed decision. He may ask or request for the unit details from the contractor or architect/interior designer so he can discuss or present it well to the buyer. Just my two cents✌🏻 Anyway, I really love how Presello maximizes small spaces and uses premium materials. Kudos!

I always love it when I hear a house presenter mentions the brand of fixtures / materials to highlight the quality of a build/framework/ sccessories. Because they add value to the property. Price per sq m is iis another pc of info that can be used in every house tour.
This is a very nice concept featuring the buyers. Since first episode pa lang, sound check muna sa magsasalita like sa kotse. :)
Constructive criticism. I think Leo needs to listen more to his client or other people around. It's like, whenever the other person builds rapport and says something, Leo just goes "Alright, so let's move on to the next room" without really acknowledging what the other person said. Yes, he is the one doing the tour and speaking, but there's always a room for listening as well. :)

Leo just explains the obvious. Like how the ceiling is high, the floor, the table... he can’t even explain what kind of design/materials used. Dapat alam niya din kung what type of interior yung mga nasa bahay 😕 so sad i’m not convinced. I’m looking for a house as well and been watching a lot of presello videos.

Sorry, I simply prefer the way Julia explains. Somehow, I feel like Leo is simply trying to sell the house whereas Julia is appreciating the house itself. More importantly, it would seem like starstruck kayo kay Richard Yap. Hahahahaha. Good video tho!
This vid didn't seem more than an hour long. God. Presello's vids are always fun and informative to watch. Julia is truly the best! 💚
I love Presello, but I'm not too fond of the format of this video. Julia, being Presello's top presenter, should have led instead of Leo. Yung dating ni Leo parang nagbebenta lang ng washing machine sa Ansons or Abensons. He missed out on selling the important stuff and instead focused on the trivial things. Ang bigat rin ng kamay ni Leo, when presenting premium materials dapat ipakita it should be handled with care hindi yung binabagsak nya yung cabinets.
Leo didn't prepare and didn't consider who he was presenting to. Since Richard listened to Leo, imagine how Richard would relay what he found out to his friend (the client). Lastly, I feel Julia didn't step up to cover Leo's shortcomings here.
Also, using BuzzFeed's Worth It style may not be the best format right now, you need another Julia to make it work.
I hope mag improve si Leo. He should learn from Julia pa before he can take on bigger missions like this one. Looking forward sa next video! We seriously consider your suggestions sa houses.

Sa unang-unang house tour nila 2 years ago, Ate Uli has no makeup. Like, 0 makeup. Lately na lang nila ni-hire si Ate Tin (Arcilla) as makeup artist. If you also follow her live game streaming on Twitch you'll see how gorgeous she is even without makeup. Kahit nakataas tuhod sa upuan habang nag-gi-game, Ate Uli is very pretty 😍

Maybe because it’s Richard Yap? Tho you’re right that he’s also a normal person who’s looking for a house. But since Richard Yap is a sikat na artist that’s why medyo conscious sila mag salita and it’s their first time futuring a well known artist in their vlogs/home tours.
it's always harder when there's an unknown, potentially unpredictable variable in the mix. they don't have the luxury of multiple retakes, multiple setups. if it's just Julia, they can do 700 reshoots to get it right.
Everything in this video is impromptu since there will be no take 2 so I guess they look kinda different when speaking compared to their other videos we're used to.

nice presello fam! I love this new segment. I recommend to cut the videos per house, every house video can stand by itself. In the first part the cameras were properly positioned but after moving from one place to another, it gives panic to the cameramen. it is so much better to watch if the blockings were observed.
I recommend close shot during funfacts. Richard Yap is really a well fed wiith knowledge in building a house

Same thoughts here. Sana pinauna nya nila yung agent to check the units before magshoot para knowledgeable sya sa lalo na yung mga pwede nyang ibida na details. Agent din aq for Room for rent nga lang dito sa abroad (UAE) but I see to it na madiscuss q ung mga bagay bagay na dapat nila malaman like Sharing ung baths, how many baths, how many tenants and etc. Yan ung importanteng details sa mga prospect client.
as an avid viewer of presello, i agree that leo has a lot to learn! medyo hindi pleasing yung pagkaka-present niya sa mga houses and he stated the obvious lang which sana iniwasan well anyways im sure Ms. Julia is there to assist the guy :) more of Presello House Selling please !
