Without a doubt, this is a beautiful and well laid out home. However, I take exception to it being marketed as an 11-bedroom home, as some of the so-called possible bedrooms have no access to a proper bathroom; as there are no common bathrooms available to them. This isn't to say I wouldn't buy this in a heartbeat, if I could afford it. Elegant, marvelous, amazing, humongous, gorgegous, airy, bright; I could go on, but let's just say I love it!!
A bedroom is actually defined as a room with closets. If they all have either built in closets or add on closets, they are indeed bedrooms Bathrooms are optional but not mandatory for a room to be defined as a bedroom

I think the reason why big houses like these don't have any shelving or some sort, is because the architect and developers want the owners to have more freedom to personalize the house. By adding shelves in a particular place, they are minimizing the ideas that you can come up with for that specific room. You shouldn't be so disheartened tho, this kind of house with plenty of rooms, will give any book lovers enough space to store their books. 😊😉

PROS: --Floor to ceiling windows are NOT overkill. Nakakapraning kaya yung glass box lalo na pag binabagyo --DAT STAFF ROOM. Perfectly logical for a house of this scale to have THAT much staff. Hindi busabos ang mga kasambahay sa Bahay ng Kalapati na "staff bedroom" --BANISTERS. Stairs being artsy is no excuse for skipping on basic safety --a proper roof deck and proper access. Good. CONS --those "stone finish" walls are a pain to clean and maintain, even if you have househelp. --they could have used common t&bs instead of ensuites so the rooms without them can still be bedrooms. Then again, that basement room next to the t&b may as well be a gym since.... --that T&B has a wardrobe which is yet another pet peeve for me, as well as some of the rooms. Wardrobes right next to the toilet and shower should be a no-no. Can you say contamination and wood panel warping? Though I'd imagine that if the theoretical owner has the same preferences as myself, they would turn those in-bathroom wardrobes into towel closets and bathroom supplies, since the bedrooms with them are big enough to accommodate actual clothes wardrobes. --nice house and all(and who needs an estate-like yard in the city anyway?), but could benefit from being built in a different location. The 2B price tag isn't really worth it.
Drake has good build quality based on all the videos on this channel, but they desperately need a good architect lol. Way too many windows directly facing the next door neighbor's windows. A bedroom fully exposed to the road outside, etc. Obviously can be corrected with shear blinds or blackout curtains but then it defeats the purpose of having the floor to ceiling windows. Bedroom doors opening right into the actual bed.... huge front door few steps from the road that outright leads to the living room.. with no actual foyer or entrance hall... Honestly it feels like they contract it out to someone who hasn't been in the area at all. House plans should be based on what the surroundings & sunlight trajectory are like over a given day.
