Waterfront is great but man that's a lot of work. The potential for structural damage from water intrusion really throws a wrench into figuring out if this can be rehabbed and the cost.
Have listed and sold many and from squirrels before tackling and evicting. Had same thing happen in a farm building of my own with new metal roof but little varmits got it through a crack.

12 miles to Dave's Hardware in Danforth that has town conveniences.. grocery store, restaurants, school, health center, etc. Maine is 91% wooded and all kinds of direct purchase lumber mills in your backyard. No problem getting materials. Bancroft not far from US RT 1, US RT 2A and paved year round access here. 😀

Grew up on a farm and would bring in the crew, one afternoon the inside cleaned up and repairs done in stages, slowly, carefully. What a showplace with waterfalls, riverfront someone is going to tackled as a family vacation getaway or homestead like the beautiful one across the road you see in the video drone footage.

I think that comes out close to $45,000 an acre…as the house is a money pit/ or goner… depending on any realistic perspective.
If I could afford it, I would buy this in a minute and salvage the house part... barns would go... Would be a great project... Location is great.
