    Great video. I am a NC native and understand this type of property and the issues you are describing. My home county is rural and members of my family have had similar situations to yours. Thank goodness NC is passing their own laws against foreign antagonist countries from purchasing land in the state.

    I admire your hands-on lifestyle! I agree with you. I'm an old man, and I tell any young person that will listen to me; :Invest in land, not gold or silver. Learn how to grow vegetables, and plant fruit trees and fruit vines! Learn how to jar fruits and vegetables. Raise chickens. Keep cats and dogs!

    Get the permits needed, hire a septic contractor and put in the correct leach field. The house probably has good bones, (I am on my second fixer upper and should know). The drive seems in good shape and if you don't want to see the mobile home, put up a hedge to block the view. The size of the property is decent for some small farming and having some stock. It is do-able for a handy person who wants to take their time fixing it.

      Will the place pass a perk test? If the old house isn't going to be used, the septic system won't be grandfathered in.

    Get some goats in to clear the grounds so you can see into all corners. Clear the house if its too run down. Put in its own septic and water tanks then build a tiny house and a barn. Keep the oaks and put in livestock.

    As to septic systems in high clay soils, a couple of alternatives to leach fields are: First, an aerobic system which uses an air pump to pump air into the main tanks as well as a third tank which has a submersible pump with a float switch that sprays the water out over an area after it has been treated with chlorine. Second, a constructed wet land which is essentially a designed pit with gravel that uses plants to digest the discharge from the septic. I have seen both systems work well and I presently live with an aerobic sustem.

      That is completely correct. Expats can't owner land in Asia period. You can buy the house, but the has to be 51% owner by the locales. I lived there and it's the truth.

      I was in the Philippines in 74 and I found out that if you marry a Filipino person who owns a house, well, then you own it as well. But it's true, you just can't fly to Asia and buy real estate. Alot of 99 year leases all over Asia just like in Mexico

    Beautiful property! But for just a little over 5 acres, a faulty septic, dilapidated house and all the work that the property needs. $70k seems a bit steep when you take into consideration the amount of time and money investment needed to make the property livable.

      The land is worth over $70K, not sure where that other guy is from, but the price of half acre lots are going for over 20K.

    Nice video, thanks for posting. I am a real estate investor. I would valuate the property at the raw land value less the cost to demo the house and excavate the slab/foundation then haul away it all to the dump. Not to mention any additional necessity to excavate and remove anything related to the septic - tank, piping, etc. that may pose an environmental hazard or interfere with the highest and best use i.e., agricultural, livestock, or redevelopment as a residential property.
    You got a great buy on your 5 acres at 10k with the average cost of $7,500.00/ acre.
    By my numbers if I were going to buy it basis of the raw land is $37,500.00 - $15,000.00 to demo the house and foundation, load and haul away, dump fees, (hopefully no biohazards exp. asbestos requiring special handling). Adjusted to $22,500.00 x .70 = cash price of $15,750.00.
    That would also be subject to an envronment inspection of the old septic system and its impact to use of the property which could devalue it further as stated.
    These are real world numbers. Can someone do it all for less for their iwn sweat equity? Sure, but what's their time worth?
    As a business man 15k would be my maximum number and could easily drop to 10k with the variables.
    If I were you, I'd offer them 15k cash to close in 10 days as-is because it doubles your property and you can afford paying a bit of a premium for it.
    What are rhe current property taxes in it vs. your property? Usually the appeal process isnt too bad, bit you could hire an attorney specializing in assessment.
    Oh, and by the way has the decedent's estate been already settled and a title report shown it is vested in the heirs/beneficiaries with no clouds to title?
    If not, that is step one at the Sellers expense. Good luck!

      @briankendall65 If I were to do so, I would identify the rightful heir(s) or beneficiary(ies) of the estate and secure their contact information, then make the offer to them directly at expiration of any listing contract and independent of an agent or necessity of a realtor's complicated contract and paying commissions. The gentleman who owns this channel is uniquely suited as Seller's best option even if he needs to use a straw buyer.

    Thank you for your insight. It is all relative. Many people like rural living for the reasons that you pointed out. In other zones or regions, the life style is different and more develped, which has it''s pros and cons. While develpment does increase the property value, it also changes the lifestyle of the people who live in that area. I know a guy who bought 500 acers and build himself a 20,000 glam masion / shack made of straw and post and beam, no concrete slabs, off grid complete with 20 composting toilets. Finally, after 10 years of living like that, his wife kicked the bucket for the last time, and moved to a townhouse, so she could have a flush toilet and pay the tax for that convienance.

    I'd love to live off grid but I will never get to. I'll never be able to buy land. But I'd dream of it. I am able to grow a garden. I'm also doing a flower garden. I am blessed to have a couple tillers to help me get my garden started. I make lul videos and short video on my channel to have for my children to watch when they want to. I'm such a old nerd.

    When I got the permit for my leach field/ septic tank , there is a provision for a secondary leach field area. Which is mandatory. Basically an area usually between the two leach field to install two more. With this being as old as it is, it was not even thought of. With five acres one could figure out where they want to install a new system.

      All of these new EPA mandated sepic systems are an absolute joke! I've seen old cinderblock drywell cesspools that never needed pumping!

      @@monkeywentbananas I have installed like seven septic take systems in Arizona. Our basic design is a 1000/or 1200-gallon concrete take and two leach fields. you get the permit from the health department, and the building department inspects it upon completion. I have not installed any in the last twenty years. I do remember them giving you a pamphlet of instructions. Which was very helpful. They make you install inspection pipes in the leach field you pull them straight up and they look at the 2" gravel. They also want to see the invoices for the amount of gravel purchased. It is recommended they are pumped out every five years.

    Ah as the saying goes, Location, Location, Location. Have restored 7 Historical Homes in my life. Never rented. My professional life took me to many different states. I do mean Restored & they were Historical. I lived in each one throughout the whole time of Restoring & after. When I had a new Assigment Location I would sell & move forward. I don't know if the young people today have the same desire or knowledge on doing a total Restoratrion.Not to say there are not young people who have not learned the process. My profession had me going 80+hour weeks & back home would take power naps & work on the Restoration & one any day off. My grandfather built the Family Homestead, just a beauty of work & I learned from him growing up & from my Dad growing up. I am in the last home I will ever live in. Yes, you are so right, the cost of Home's today & materials today, OUCH! Then I see this Home & land & many others throughout the country in the same condition. No they don't need to be torn down but Restored. If there is one thing everyone has to know & get done. If the Roof on any home one gets in life does not have a GOOD ROOF & you start fixing up the Interior 1st, that Roof Leaks will destroy all the interior you have accomplished. My Grandfather taught me that when I was really young. So many people forget the condition of a Roof & go on working the Interior & first good Rains Or Snow & Ice & High Winds & discover all they have done inside to be a total loss. On 6 of my 7 homes have totally restored, it was 1st within days of moving into with everything boxed up & covered in plastic tarps, a Hand Crimpted Roof went up on the ROOF. Only one of the Homes had a Hand Crimped Roof & it was 100+years old & I painted that whole roof & for 6 years it never leaked a drop. A lot of homes built over 100 years ago used Saw Dust in the Walls for Insulation. When your taking down the interior Sheet Rock or Wood Boarding and find Saw Dust Insulation you want to clean it out. It will have also settled through the decades. Also realize Saw Dust Insulation is A Fire Box if the home Catches on Fire. Why so many homes & historical homes are no longer around. Hope the place sells & someone who knows what needs to be done & can do it themselves purchases the place. always, Tommy🤠

      @@tnoel374 , we were long time residents of Alamance County, before selling it all and buying a sailboat. Even with the inflated tax value of the land and poor condition of the house, there are folks that wouldn't blink at that price. Efland is situated between the Triad and the Triangle in a census-designated spot. Not a shabby location, if you want to be a flatlander but not live in the Sandhills.

    You just block the septic system at or just before property line. It is grandfathered. Then you dig down and make sure it still perkulates by running water thru it to there. Then you just T off and run it anywhere you want. Probably up and down by the drive way. Done all of that before several times. The place is worth about 75k because the house is pretty straight and level and roof looks fairly well. You can go on forever trying to get it cheap but if I owned it it would sit right there for the low ball offers to get a steal.

      Houses that are not climate controlled in the south are often horribly mold infested. It's most likely land with a structure that needs demolishing. 75k for the acreage and work to do is a rip off for NC unless its prime area/location.

    Nice. I am not a handy person but my wife is. LOL. That is definitely a project, but as the gentleman mentioned, with the cost of new housing or for building anything, it would be worth it for someone with the capitol to go for. I'd love something like this up here in Ohio where I live. I'm retired and have looked around for some off the grid properties and many are similar to this. One thing I wouldn't be crazy about is having a trailer park across the street. Speaking for myself, that's defeating the whole purpose of moving and living way out - to get away from that. I'd be fine with a neighbor here or there, but not a trailer park just across the road.

    We have septic tanks and tail lines here in NC. Most of the time its 100 to 150 feet of tail line per bedroom.

      Yes the problem is the second leak field is crossing over into another property. It was never permitted. Now the county won't approve new construction, because of the distance from the water shield, the creek that runs at the back of the property. They have to be 150 away from the creek.

      😳. That’s not right. I’m not born US citizen but I am a citizen. This is the only country I know. I live here for 43 years. I probably know more about US and it’s history than 95% of the born US citizens. Folks that are born here probably don’t appreciate the greatness that is the US. US tax systems is corrupted. We the citizens absolutely disagree with the taxes and how the money is used. NC is too far from CA. However, I would love to move to a non Democrats run state.

    This one might be worth watching this year. The way economy is going prices are going down. Banks have tons of loans going bad. So much property is going to flood the market.

    The trailers are my problem. I e sold houses in all town Louisiana that wouldn't turn on the electricity without a new septic system, I swapped electricity 2 parishes away. There is always a solution

    In Canada on a mountain in the north my brother had to put in a septic field because the one that was in there was leaking. Cost him $18,000 to repair it.

    If the price was right it would suit me fine. Building is what I do.
    Get some goats in there and you would have the place cleaned up in no time.
    Plant some gardens and trees, get the fences up to par, to keep the goats where they're needed and not elsewhere..
    Can you not put in a new septic system? It's not a difficult thing to do. I did one on my farm and it was only 2 hours tops with a neighbor's backhoe to dig a new pit. Or, is the problem the existing leach drain encroaching on next doors land?
    We've got a BIG problem in Australia with the Chinese buying up farm, and city property. Our extremely shortsighted Govt is nuts to sell us out.

    What are the squatter laws like in NC? In Florida, if a person lives on the property for a year as if they were the property owner they'd be able to claim the property. They would just have to submit a change of address to the post office and show a constant use of mail to the address.

    at 75K for the house and 5 acres people needing to finance need to pass. House too far gone. That's a cash or cash loan property. Reason why banks won't do a mortgage. When I bought the first 48.22 acres for my current "farm" I did a 5 year cash note. Paid it off in 3 months.+/- 80K and it was a rush sale by the seller and I didn't have enough time to convert some assets to cash for the deal so I needed the cash loan. Bank was a little upset with me for paying it off in 3 months but I did tell them the why and what for my need for their cash when I asked them to process the cash note. Since then I've never needed the banks cash. Learned my lesson and keep ample in money market accounts instead of locked into assorted investments.

I have over 300,000 points on the card and for 2000 points I get a $10.00 discount on most transactions. Love free money. Kicker is to ALWAYS pay the bill in full and never pay high CC interest. Only way it works out to my advantage.

    I would think the best option for this piece of land would be dig up the septic system and haul it off ! Then two options for the house both with the same outcome either salvage the lumber out of it or just doze it and burn it! Both problems solved! The person that would benefit most would be the property next door it would just make the place larger with more options 🤷🏻‍♂️!!

    You can not finance vacant property, and that home is not considered a home. This is considered vacant property. Five acres at like 5k per acre is worth like 25k. You spend a lot of time making your property look good. That removal of the old home is costly. You are 100% correct burn the old house as it is taken apart. I pay $1600 in taxes , and $2400 in insurance. I have to maintain insurance until it is paid off. I own 55 acres in Arizona. Near Tucson and Phoenix. Taxes are high.

      I had a talk with the agent yesterday. The county is putting up major road blocks. This land may never get sold. 75K for 5 acres. House is valued at zero. To much for this land.

      @@tnoel374 -- You are correct! 75k for that property is way overpriced considering everything the new owner will have to do. I wouldn't give them a dime over $25k for it. Just not worth it when you'll have to spend at least $100k to bring the property to a living condition and you'll still be stuck with an old house that needs an additional $25 to $35k put into it.

    I love a job like that. I've been looking for a old farm house I think if that one is to far gone to save I would take it down and use the lumber for a good size shop and just build me something new or a nice trailer.

    I don't know about NC or for that matter many other states where they talk about perk testing land before buying. However, my house is in a ravine, my property is therefore all ravines, there is nowhere to put a leech field. Instead, I have a 1500 gallon Jet System that flows into a 75 gallon chlorinator which then dumps down the side of the ravine. They say you can drink right from the outlet, but I've never tried it. Why wouldn't something like this work if the land doesn't perk enough?

      Good question, the home owner never permitted it. Sense the family owned all the land, and did not think about problems when it was going up for sale. Now the county will not approve the current septic. The land just got down graded to a D-. This place is one problem after another. Legal mess.
