      I usually guess it's not a local if they're wearing far too little in 14*F weather, and tell me they're cold. I mean.... duh? lol. 14*F is into where you're doing damage to your skin. Zip your damn coat up and get your butt inside! I feel like that lady said "I bet" because he wasn't even zipped-up! No hat, no gloves. Yep. I'd be cold too, and I live here! lol

      Richard Hanes funny you say that. I live right around the corner from the Pepsi co. on Lillie St. Actually back in the earlier months of this year when it was still cold Sean Stevens tried to sale me that same brown house on 7th street for either 20 or 25 thousand or $500 a month on Land contract. My wife and I meet up with Sean stevens to do a walk through and that house was pure filth. That house didn't have any bedrooms and Mr. Stevens suggested that we could turn the Laundry room into a bedroom or the front room into a bedroom. When you walk into the front door you walk into the kitchen. Yeah, the kitchen is in the front of the house where the front room should be and the kitchen is so small you should get by with being able to cook a Ramen noodle in it. So I told Mr. Stevens that I was looking for something more suitable for human living. Kinda pissed him off but I'm not trash. The only thing that house had going for it was the privacy fence in the back yard but it needed work itself. So after watching this video and this guy saying this home went for well under 10 thousand I was like damn Sean Steven tried to get me for 10-15 grand. Good luck to anyone trying to buy this house but I really don't think it's worth remodeling to live in or to rent out.

    I had the opposite happen I had a seller go with Zillow cause they bought the house at 95% of the CMA. I can’t win against that logic.

    Zillow will make a low ball offer on your house and not based on the current market. If you decline their offer, a week later your house will drop 15-30 % in value on their Zillow site.

    But the thing is you can use Zillow’s offer as a guide. If you know they figured out the wedge, you know that you can probably use their number as your absolute base. That’s a good supplement to using comps.

    It's so cute to watch a Californian being amazed by an icicle...
    If you are caught in a cold climate underdressed here are some options to FEEL warmer:
    1. Find a moose, slap it in the butt and work on your cardio...(*please don't actually do it, moose are dangerous A*holes).
    2. Have a double shot of Breckenridge Bourbon although other alcohol might work as well...(*not recommended because veins will increase the volume of your blood coming from your core so it's dangerous in long run, but it works ok while bar hopping).
    3. Do 5+ pushups...(* try not to do pushups on ice, many broken noses learned that lesson).

    Holy s*it!! MeetKevin In Ohio? I'm so happy to see you freezing w/ us in the Midwest!
    Back in 2010, I passed the test for RE agent in Michigan. Never ended up with a broker tho! 😔
    Married in 2012. First house 2013 for $70k. No appliances. Made it nice to live in, then rented it out when we purchased another home for $134k in 2017.
    Plus? Literally 300 feet away on the same street. Easy to keep an eye on. Lease allowed us to retain use of guest house for storage.
    Cons? We overpaid a bit at $134k. It needed a lot of work.
    In Dec 2018 my wife took a career opportunity an hour commute away. We sold the rental to a friend for $140k, double what we paid.
    Used the sale money to overpay for our current home. A big 5BR 3.5BA bungalow. We got wedged!

    Hey Kevin, If you are making above and beyond your bills right now and can take the time to just be with your family...brother, do it. Most people do not get that chance. You have your whole life to chase all money you you want. I made that call when I was 35, I stopped everything and took 2 years off to be totally in baby land, then another 2 years off at the 5 to 7 year mark...now my little girl is 16 and we are having a great time. I am soon publish a book that want to send you.

    What people don’t realize is the amount of repairs and fees to resell the home.... if a seller wants an out, they have to take in consideration their home isn’t up to date and to get full price for a home. Ultimately it has to be UPDATED!

      yeah bro, if you go to the Phoenix Metro Area you see a lot of IBuyers . It's not just Zillow but a lot of the real estate websites are doing it. But even as a one man show wholesaler you can start your own Ibuyer program.

    I'm by no means a professional flipper, investor, or any such thing. But I bought my current home 13 years ago (just before the housing bubble burst) with an eye towards eventually selling it at a profit. For that reason, for the past 13 years, I've used Zillow as my eye on the local housing market. Consistently, Zillow's estimates (Zestimate) in my area has been below actual home sales prices. The website's estimations have been so far off, that it's become a local joke that if you want to sell your home, just add 50% to whatever Zillow says its worth. And now, I have a real-world example. Zillow currently values my home at 160K. I sold it within two days of listing at 204K, which was at full list price.

    Keep in mind, too: The underlying skeleton behind the iBuyer movement is that the very aspect of consumption is changing. You can see that happening with brick and mortar overall, and what companies like Amazon are doing to that landscape; You can blame Bezos all day, but in the end all they're offering is a different platform of accessibility, that is naturally attractive to the consumer, for one reason or another.
    I don't think iBuying homes will, or even that it ever could, take off like Amazon did. Outside of the reasons Kevin listed: You just can't buy a property without walking on it first. Doesn't mean people don't, but the average Joe Blow family clan wouldn't.
    The only angle I could see this working out for iBuying is if we really do become a nation of renters, as the trend suggests. Renters - outside of being overly frugal for one reason or another - do not regard rental properties in the same way a buyer would regard buying a house, and are more susceptible to just cycling through living spaces. Doing everything online, from searching to closing, is inherently appealing to renters, insofar as streamlining the process completely, both time-wise and financially.
    If this burgeoning trend turned around, then I could see iBuying dying out.

    I love that Pacifica. Wish I had one of those. Nice vans. They don't do well in snowstorms though. That will be fixed in 2021 rumor has it when Pacifica gets an all-wheel-drive version.       He got paid from the seller at closing, would be my interpretation. The cost of the stove was subtracted along with other seller's fees from the amount the seller received.

    From buyers perspective: where I live, real estate brokers won't talk to you unless you sign an exclusive for particular property. Then, if you don't buy this or another property with their "help", you get sued. Of course there is no basis, courts rule in your favor, after 2 or 3 years battle, which you know something of, I believe.

    Being a wholesaler, we need to negotiate the price down, to a margin that would give an investor a margin to deal with when it's time to rehab the property.
    Then place it on the market to sell.

    Did you ever make a video on choosing your broker? It would be helpful to newly licensed agents who are trying to figure it out. Traditional brokers like remax and etc... vs new brokers like redfin and etc...

    OpenDoor and Zillow are reasonable enough that if you need to sell to close a deal, they're not really ripping you off. If you aren't up against a wall, sure you could sell on the MLS and you'll end up with more in your pocket. I certainly wouldn't go through them for a property of significant value. But for a low end property, you're looking at "losing" a few thousand bucks. And if you have to get the deal done, it's worth it. And yes, if you can buy your next property contingent on renting, I'd try that route first if you have the budget for it. It always comes down to time and what you're willing to do to make a deal.

    All the I Buyers are just wholesaling. I wholesale in Dallas and we use 75% -repairs-fee, etc. Zillow and Open start around 85% and they don’t take out the full cost of the repairs.
    They’re competing with us wholesalers more than agents

    Just wait. In the future all buying will be strictly online. Like buying an item off amazon - realtors will become a thing of the past. You will be buying a house and making offers just like you would on eBay or amazon.

    Getting closer to my state :) I looked into a few of the sites like Zillow .some charge me like 75 bucks to join.if I have extra monies I'd freaking buy ,not be looking for rental....and I just realized I've been pronouncing Zillow wrong .

    I was really excited. I thought the angle was going to be to go buy really cheap houses and sell them for much more money via Zillow instant offers. Unfortunately, doesn’t sound like that’s even close to what you’re suggesting doing to take advantage of this.

    Or Easy way is to take picture of you house put it on Zillow or other home websites tell people to PayPal the money or something like that transfer it to your credit card and then just don’t talk to them
