How To - Installing A GaraDry Garage Door Threshold Seal

    Tools Needed:
    - Caulk gun
    - Tape measure
    - Hacksaw or sharp utility knife
    - Pencil or marker
    - Straightedge or rule
    Before installing your garage door threshold seal, make sure your floor is clean and free from dust, debris oil and grease. For painted floors, a wire brush should be used to remove loose paint.
    Step 1:
    Measure the distance between the outside edges of the garage door tracks, then use a hacksaw to cut the threshold seal to that length.
    Step 2:
    Position the threshold seal behind the door tracks and mark where it needs to be cut to fit securely around the door tracks. Measure the distance between the back of the door and the back edge of the door track.
    Step 3:
    Cut the threshold seal as required to fit around both of the door tracks. As an option, the offcut section can be used to fill in the gap inside the door track.
    Step 4:
    With the garage door closed, place the threshold seal in position and push up tight against the back of the door to create a tight seal. The garage door should close onto the front edge of the seal. If not, move the threshold seal back and re-check. There should not be any visible daylight.
    Step 5:
    With the threshold seal in position, mark along the back edge of the seal inside the garage.
    Step 6:
    Open the garage door and mark along the front edge of the seal. Remove the threshold seal from the floor and mark two parallel lines approx. 1/2" inside the existing lines, then mark a zig-zag line inside the parallel lines.
    Step 7:
    Before fitting the threshold seal, use a dry cloth to remove any dust, grease or dirt from the bottom of the seal. Cut the end off the adhesive tube using a hacksaw or sharp knife then apply the adhesive to the floor using the marked lines.
    Step 8:
    Beginning from one end place the threshold seal on top of the adhesive and press down firmly ensuring good contact at all points. Remove any excess adhesive from the sides with a clean cloth.
    Step 9:
    Apply the adhesive around the door tracks to ensure a watertight seal.
    Step 10 (optional):
    For doors with open sidetracks, the side blocks that have been supplied should be inserted into the space between the wall and the track to prevent water ingress.
    Once fitted, allow 24 hours before driving over the threshold. It is also recommended to test the installation using a bucket of water or hosepipe to check for water ingress.

    Might have to try this out. The top of our driveway slants down from the street towards our garage, so any heavy rain naturally funnels down towards there. We've been using those Quick Dam flood barriers as a deterrent, but this might be a better long-term solution.

      I don’t mean to sound rude, but a better solution is a trench drain if you are getting large amounts of water in your garage. If it’s getting into your garage there’s a high chance it is or will will eventually also get into your foundation. Trench drain’s aren’t cheap but they are necessary if your driveway is sloped towards your garage

      Hey, a trench drain is a great idea, especially if you have a really large volume of water! They can get clogged with leaves and dirt, so one of our thresholds can still be installed as well to give you extra piece of mind to make sure the water still stays out, even if the drain's not functioning :)

      @@Garadrygaragedoorseals I would also recommend a threshold as well in case of any water running over the drain in a heavy down pour (just did this for a client, came back and added threshold after still getting small amounts of water in garage after trench drain installation. Threshold is now in and redirects water back to drain so no water ever since :)

    I installed this it stops the water leaking under the door creating a pond in my garage. The root cause the sill o under the garage door was not pitch. this creates a mini dam as rain water hits the sill or door…PROBLEM corrected..

    How do i get rid of the water and snow inside the garage once I place this on?

      Towels, dry vac, a drain perhaps. Or just install a diving board. (Depends on the depth of the pool. 😮). The point here is I believe to prevent water from entering. It’s not all inclusive but will add to the prevention of storm type of wind driven flood to a certain degree.

    How much should we charge for installation ? Let's say for an average 10ft door?

      A “pro” on the way coast would charge a couple hours work, even tho its a sinmple install it still takes time. Expect to pay $125-275 per hour depending on your location.

    One question.. I enter the garage with snow on the wheels.. the garage has no drain so the snow melts and creates a puddle.. can I sweep the water out with this installed?

      Yes, you should be able to sweep the majority of this water out of the garage.

    What about the corners though? You can clearly see daylight coming through the corners in the video and that’s where the water will enter as well

      The product is supplied with high-density, waterproof foam blocks that can be inserted in the gaps between the tracks and the wall to prevent water ingress.

    Would this withstand the weight of my farm tractor with chains that I bring into my garage?

    Why not install this on the outside of the door so that water doesn't collect between the seal and the outside of the door. ?

      If installed on the outside of the door, water could run down the face of the door and collect in-between the door and the threshold. This water would just run into the garage when the door is opened.

    If contractors would just use their heads when pouring the garage floor. The floor should be 1 to 2 inch ABOVE the outside drive way into the garage. This rise should extend the entire width of the garage and garage door. Our "new to us" house, the floor is at grade with the drive, so I have this issue. I did buy one of these strips from a competitor and it helps, but it's not tall enough, so I'll have to buy from THIS company instead.

      Exactly…just had a new garage built with NO SLOPE…I had contractor purchase this…and install for free…Unbelievable
