In my opinion, house prices will continue down as people leave the state and prices correct due to market pressure. The problem with Florida is the property taxes increased based on the boom and the cost or inability to obtain homeowners insurance. Florida's in for a rough 5 years imo.
@@hokeywolf3416 that's the scary thing. Major structural repairs could soon be needed on these 40+ year old buildings built in the sand with all the salt in the air. For a 12+ story building, structural repairs could run in the $15 million to $25 million range...or maybe even higher. That's a $100K+ assessment per unit probably.
I was at the initial sale probably back in 2012-2013- somewhere around there...they had just been converted from hotel rooms to condos and were giving tours of all the units. You could have purchased for around $32K.
I use to live in that building for a year. It’s definitely not the nicest on the strip but a lot of units are privately owned and taken care of well like the unit I was in. I paid 1600 a month for a very similar unit!
@@rockerdad2 lots of options for snowbirds for cheap. I recommend calling the caravelle Myrtle beach, casagomb does a lot of snowbird rentals cheap at landmark, palace and plenty others. Sun & Sand resort on the southern end usually has good deals as well as the vacasa resorts (Patricia grande, ocean park resort, Camelot by the sea & others). A studio/ one bed room with a kitchen will run anywhere from 800-1200 a month. If your looking for any cheaper I know there’s some sketchy places for like 29 a night all over lol
Efficiency units are developer speak for micro apartments which are the size of dorm rooms. What we were looking at was not an example of an efficiency unit. Also, it's important to talk about HOA dues as they can be more than double your mortgage payment There are no bargains in real estate.

Zillow does show some decent options around $150k. How do you assess the financial stability of the association? Getting hit with a $50k assessment for structural repairs or something could be a real shock to the budget. Coastal denizens I have met suggest renting so when a hurricane approaches you skate with your go bag and come back after the landlord makes all the fixes.
Zillow is a 3rd party site based out of Seattle, WA so of course it does not show all your options that are truly available. Myrtle beach coast doesn’t get hit with much damage from hurricanes. Most of these larger resorts are structural sound and usually only smaller run down motels are damaged. Flooding is minimal and if your not on the ground floor you don’t need to worry about much.
I called the office # regarding this condo. You have to pay $94,000 cash, can't get loan on less than $100,000. Also building was built in 1977 before laws against lead based paint. Also located in undesirable area, not good rental unit for investment income.

What about the kitchen? I didn't see it? And just like "timeshare"--I bet those Homeowners Association Fees per month continually go up each year! I wonder where they started, when the building was completed?
It's more like a hotel room than a condo. No kitchen sink or space. Definitely an investment rental not something to live in full time. In my opinion.😉

I lived in one that size for a year in Florida. I had a full kitchen and large closet, so a tiny bit bigger. I would say, the downs here are the "condotel" environment, just tourists making tons of racket and crowding the beach and pool areas. When I did it, it was apartments only, no other rental, and before AirBnb or the internet even existed. So it was humble but luxurious too, and you could hear a pin drop most of the time. Old ladies would yell at me, if I walked out to the beach without a shirt on. Very different. And to sink $100k cash into something is very different, since you could make a huge down-payment on something very nice, and tough out a mortgage for as long as you can tolerate. Good to see there is stuff around that can be bought on a budget.

Individuals own each unit, although the complex shares amenities like lobby registration and cleaning service. When owners are away from the property, they have the option to make income by renting their condo out for short-term vacation stays. It's one of the cheapest beach properties in the nation.! Used to be in Florida in the desired Miami N Metro after the 2008 Crash, you can land a 2BR condo w/ low HOA under $300 overlooking beach for under $100,000.
Wow I think that this is a great price for this property.I live in south carolina and I have never seen in h o a incorporate your flood and insurance in your hoa price. Down here in Beaufort County you are paying for that yourself. Now when you said it includes heat. That's interesting also period but it doesn't include air conditioning?
Beware!!! This place is a dump!!! Roaches everywhere the building should be condemned!!! It’s a whole compound of buildings. Some are 3:54 abandoned, and the indoor pool was broken!!! We stayed for 5 days and had to mop and clean everyday to keep the moldy smell out our room. Looks like a homeless shelter 😞😞😞😞

Yeah, just for curiosity I started looking about at HOA fees, and regime fees in Myrtle Beach And some of them are more than I’m paying for my Mortgage on my non-beach town house
Good Question! When looking at any HOA, just make sure you compare 'apples to apples and check what is actually included in those HOA fees'. (what your actual total expenses really are) For instance, does your non-beach townhouse INCLUDE: Homeowners insurance, contents, and renters insurance, flood insurance, cable TV, Internet and wifi, pool service, elevator tor service, groundskeeping, grass cutting, on-site manager, lawn irrigation, hot tubs, lazy rivers, exterior maintenance, etc. The view of a beach condo can be amazing too. Many times if you added up all these individual expenses, it would be many more times higher, if you bought these on your own compared to everything that is already included in that beach condo HOA fee. We live in a house by the Jersey Shore no HOA. We have a small private beach very close an it’s clean . I will never live in a HOA. They can raise the fees to whatever amount they want and u have no say. And if anything needs repaired or maintained, guess what, u have to chip in and pay along with everyone else. Being right on the beach is not always great, hurricanes happen more often . Flooding is very real . We used to vacation to Myrtle beach . It got old fast. We stopped going, the water was just as nasty as here and the beach just as dirty. If I ever live by the beach it won’t be here, maybe in Hawaii or Virgin Islands . We’ve gone there as well and THAT is where u want to live . Just my opinion and experience.
I want something that’s affordable on the West Coast of Florida near Fort Myers that’s walking distance to the beach that has a low HOA. Can you do a video on that?

Can you tell me if the crime in that particular area where that condo is, the same three times higher violent crime rate for Myrtle Beach than the rest of the country according to online demographics and crime rates?
ya daa of course on the east cost you can find places ware you are able to buy to live on the beach there for around 100k try to find a place on the west cost you can not find and buy a place round 100k at all this is ware the phrase comes from in the first place that you can not buy a place at the beach any more from the west cost not the east cost. i guss the only other place would be some places in florida but even there you can buy places on the beach there too and when i say on the west cost i am mostly taalking about California for it does take up most of the west cost any ways.

If you want to downsize and live on the beach, this is the way to go. Most of these units are owned by investors and set up like motel rooms with two beds but they don’t have to be. Plenty of singles/couples/retirees have these set up as smaller year round homes.

Some of these people are being so judge mental. Talking about broken teeth and riff raft. All beaches have tourist if all kinds. The condo purchase would require at least a person that has good credit and some savings. As for the broken tooth maybe he chipped it and has not been able to get into a dentist to have it fixed or get a partial or implant for the tooth. Geez appreciated the info. I just want to retire affordably so I can actually have a roof over my head and still travel to other nice places and not have to stay put due to income limitations. Thanks for the video !

Is Myrtle Beach a safe place to live, the county in Myrtle Beach is as bad as Chicago for crime. I visited Myrtle Beach about four years and I attended a council of preachers at the library that has different people talking about crime and homicides in the county of that area.
Some of that will depend on specifically where and when you go, right? There's going to be livelier/rougher areas, and then there'll be less busy areas as well. I was born and raised in Joliet (pre-2000's). I've lived in SC now for the majority of my adult life. I've gone to conferences a couple times a year in Myrtle Beach for over 10 years now. One is in the summer, and the other is in the fall when it's not as busy. If you're going down on the main strip at night during a summer week when it's mostly young people, then yeah, it's going to be a lot crazier, If you're going to a grocery store or Walmart, you'll probably not think of it any differently except there's a lot more people in beachwear. Back in 2020, I was saving to buy a beachfront condo with the intentions to rent all year, and when I retire, use it to live in a few months of the year. I had to change those plans temporarily back in 202, but hopefully I'll be back on track for the plan in a year or two.
it only appears bad because of the 20 million visitors every summer and the crime that unfortunately comes with these large numbers. It looks worse than it is because Myrtle Beach city only has like 25,000 residents. When you take those numbers, crime looks bad for the population size. A great area to live is just outside the Myrtle Beach limits in places like Carolina Forest or Forrestbrook. Good schools and relatively low crime. I came here from VA about 15 yrs ago and wouldn't change a thing.
oh i see now thats jsut a stodio apartment or codo that you are showing will that sucked even at 100k. i know there are places you can at lest buy a 1 bedroom for the much on the beach thats not a stodio now if you ware talking about a place in japan then thats diffrent but its in the usa so it sucks to buy a stodio for that much.

I DON'T TRUST nor do I WANT any property owned by an HOA. One year from now they will probably double the fees. Hell w/ that. And Myrtle Beach is in hurricane paths besides.

I have a house in Myrtle Beach. Insurance is $2400 a year, or $200 a month. Water bill is $60 a month. Sewer bill is $30 a month. Electricity is $200 a month. Trash pickup is $20 a month. That's $510 right there. These costs are included in the condo's $530 HOA fee. Oh, by the way...I just had my roof replaced a few months ago. That was $10,000. The expenses are there either way.

In that condo for $94 k the bedroom is in the living room area. Almost $500.00 monthly in fees is pretty much up there. Also, what about hurricanes coming thru ? This IS the CHEAPEST Condo On The Beach in the United States! It's not the taj mahal but it is a cheap place at the beach! It is what is! This unit does Not have a living room, and as the pictures show, it is a small efficiency-style condo. But realize what IS included: Cable TV, high-speed Internet, electric, water, fire insurance, flood insurance, pools, security, exterior groundskeeping, and more. If you owned a house, and added all those expenses together, the combination of all that would be A LOT more than the HOA fees...and it's on the beach! $500 is low considering it includes the electric, water, sewer, cable tv, building insurance, pools, elevators, etc. The only real risk is potential structural issues at some point on 40+ year old buildings and the salty air. A building collapsed years back in FL killing almost 100. Also, one of the towers in Myrtle Beach was recently deemed unsafe and residents had to leave for 3 months while repairs were made. These types of structural repairs, I've read from like places in FL, can run into the 10's of millions depending on what needs to be done. One condo association in FL just sent out special assessments over $100K for these kinds of needed repairs. Don't think that can't happen here.

Used to be in Florida in the desired Miami N Metro after the 2008 Crash, you can land a 2BR condo w/ low HOA under $300 overlooking beach for under $100,000.

Beware!!! This place is a dump!!! Roaches everywhere the building should be condemned!!! It’s a whole compound of buildings. Some are 3:54 abandoned, and the indoor pool was broken!!! We stayed for 5 days and had to mop and clean everyday to keep the moldy smell out our room. Looks like a homeless shelter 😞😞😞😞

Yeah, just for curiosity I started looking about at HOA fees, and regime fees in Myrtle Beach And some of them are more than I’m paying for my Mortgage on my non-beach town house
Good Question! When looking at any HOA, just make sure you compare 'apples to apples and check what is actually included in those HOA fees'. (what your actual total expenses really are) For instance, does your non-beach townhouse INCLUDE: Homeowners insurance, contents, and renters insurance, flood insurance, cable TV, Internet and wifi, pool service, elevator tor service, groundskeeping, grass cutting, on-site manager, lawn irrigation, hot tubs, lazy rivers, exterior maintenance, etc. The view of a beach condo can be amazing too. Many times if you added up all these individual expenses, it would be many more times higher, if you bought these on your own compared to everything that is already included in that beach condo HOA fee. We live in a house by the Jersey Shore no HOA. We have a small private beach very close an it’s clean . I will never live in a HOA. They can raise the fees to whatever amount they want and u have no say. And if anything needs repaired or maintained, guess what, u have to chip in and pay along with everyone else. Being right on the beach is not always great, hurricanes happen more often . Flooding is very real . We used to vacation to Myrtle beach . It got old fast. We stopped going, the water was just as nasty as here and the beach just as dirty. If I ever live by the beach it won’t be here, maybe in Hawaii or Virgin Islands . We’ve gone there as well and THAT is where u want to live . Just my opinion and experience.

ya daa of course on the east cost you can find places ware you are able to buy to live on the beach there for around 100k try to find a place on the west cost you can not find and buy a place round 100k at all this is ware the phrase comes from in the first place that you can not buy a place at the beach any more from the west cost not the east cost. i guss the only other place would be some places in florida but even there you can buy places on the beach there too and when i say on the west cost i am mostly taalking about California for it does take up most of the west cost any ways.

If you want to downsize and live on the beach, this is the way to go. Most of these units are owned by investors and set up like motel rooms with two beds but they don’t have to be. Plenty of singles/couples/retirees have these set up as smaller year round homes.

Hurricane and flooding risk is the biggest danger on east coast beach areas. What precautions can one take to avoid losing everything in hurricane prone areas?
Watch the weather and have good insurance. If you're that worried about hurricanes, you probably shouldn't consider living full time in that area.

It’s all about choices. Choosing to stay out of a flood zone, buying a better construction property and even choosing the right state, right location and being informed to the smartest options. Some of these people are being so judge mental. Talking about broken teeth and riff raft. All beaches have tourist if all kinds. The condo purchase would require at least a person that has good credit and some savings. As for the broken tooth maybe he chipped it and has not been able to get into a dentist to have it fixed or get a partial or implant for the tooth. Geez appreciated the info. I just want to retire affordably so I can actually have a roof over my head and still travel to other nice places and not have to stay put due to income limitations. Thanks for the video !

Is Myrtle Beach a safe place to live, the county in Myrtle Beach is as bad as Chicago for crime. I visited Myrtle Beach about four years and I attended a council of preachers at the library that has different people talking about crime and homicides in the county of that area.

Some of that will depend on specifically where and when you go, right? There's going to be livelier/rougher areas, and then there'll be less busy areas as well. I was born and raised in Joliet (pre-2000's). I've lived in SC now for the majority of my adult life. I've gone to conferences a couple times a year in Myrtle Beach for over 10 years now. One is in the summer, and the other is in the fall when it's not as busy. If you're going down on the main strip at night during a summer week when it's mostly young people, then yeah, it's going to be a lot crazier, If you're going to a grocery store or Walmart, you'll probably not think of it any differently except there's a lot more people in beachwear.
Back in 2020, I was saving to buy a beachfront condo with the intentions to rent all year, and when I retire, use it to live in a few months of the year. I had to change those plans temporarily back in 202, but hopefully I'll be back on track for the plan in a year or two.
it only appears bad because of the 20 million visitors every summer and the crime that unfortunately comes with these large numbers. It looks worse than it is because Myrtle Beach city only has like 25,000 residents. When you take those numbers, crime looks bad for the population size. A great area to live is just outside the Myrtle Beach limits in places like Carolina Forest or Forrestbrook. Good schools and relatively low crime. I came here from VA about 15 yrs ago and wouldn't change a thing.

Pretty expensive for what amounts to a hotel room with a nearly $500 a month HOA.
I have a house in Myrtle Beach. Insurance is $2400 a year, or $200 a month. Water bill is $60 a month. Sewer bill is $30 a month. Electricity is $200 a month. Trash pickup is $20 a month. That's $510 right there. These costs are included in the condo's $530 HOA fee. Oh, by the way...I just had my roof replaced a few months ago. That was $10,000. The expenses are there either way.

In that condo for $94 k the bedroom is in the living room area. Almost $500.00 monthly in fees is pretty much up there. Also, what about hurricanes coming thru ? It is what is! This unit does Not have a living room, and as the pictures show, it is a small efficiency-style condo. But realize what IS included: Cable TV, high-speed Internet, electric, water, fire insurance, flood insurance, pools, security, exterior groundskeeping, and more. If you owned a house, and added all those expenses together, the combination of all that would be A LOT more than the HOA fees...and it's on the beach! Yes, there are hurricanes in Myrtle Beach but here are the actual stats for the worst states and their numbers: 10 U.S. States Where Hurricanes Hit Most Often:

$500 is low considering it includes the electric, water, sewer, cable tv, building insurance, pools, elevators, etc. The only real risk is potential structural issues at some point on 40+ year old buildings and the salty air. A building collapsed years back in FL killing almost 100. Also, one of the towers in Myrtle Beach was recently deemed unsafe and residents had to leave for 3 months while repairs were made. These types of structural repairs, I've read from like places in FL, can run into the 10's of millions depending on what needs to be done. One condo association in FL just sent out special assessments over $100K for these kinds of needed repairs. Don't think that can't happen here.
This was a hotel turned into apartments. That's all.
