Love your first home buying vid ella! My partner and I have gone through a similar experience. Here in Melbourne the housing market is absolutely bananas. For $700k budget, we could only afford a 2 bedroom unit (with body corporate / strata fees) so we opted to build about 30 mins away from our location of choice. We just secured a 400m2 lot of land and are super excited to decide on a floorplan and builder, and build our home from the ground up!
This makes me realise how expensive Sydney housing prices are omg 700k would get a 1 bedroom apartment in a good suburb haha maybe I should move to Adelaide! 😅
Can you please talk about the process of putting in an offer/how you did it? Love this series and very useful for others looking at doing similar things!
I love this video. As someone who will want to buy a house in the next 10 years it’s really good to see the whole process and how the house buying process goes. I will say that although my parents have bought the house we live in I wasn’t part of the process because I was only 7 at the time. I love how transparent you are as well by telling us how much each house costs. Although house prices in Adelaide are different compared to the house prices in Sydney it’s still very interesting to learn about the house buying process. I’m so excited for this TH-cam series. Good luck on the house hunt! I can't believe how reasonably priced houses are in Adelaide. In my area (about 45-60 minutes outside of the Sydney CBD) there are virtually no houses available under $1mil. It's so eye-opening to see the huge price variation between cities.
Oh my gosh a dishwasher is a MUST! All my years of renting I never had one until this year and cannot go back 🤩 But yesss this whole journey is so so exciting! Cannot wait to see where it goes! Xx

I wish you all the best, and yes unfortunately you're gonna get those types of real estate agents but just keep pushing and hopefully something will happen for you in the next year!

Why do they advertise that price when the offers are nowhere near that price?? That doesn’t make sense to me unless that’s just a normal thing! 🤷♀️ definitely loved House #2 as well but obviously not meant to be!! Cracked up at your comment about hand washing dishes cos I live in a kinda outdated unit with no dishwasher and my reward tonight for doing the dishes was that I got to watch your video afterwards 😂😂😉😬 looking forward to watching more of this series and seeing what you end up with! 😬
With the pricing, it’s not that the listing agent is being purposefully misleading, the house will legitimately be valued at x amount, but the sheet competition for housing at the moment is driving costs up so much so houses are selling way over what they’re necessarily valued at

Congrats! Im in NZ and the median house price is 1mil, and the “affordable” homes (1 bedroom) are upwards from about 850! when you said 700k for the second house omg that would be a steal for us!!! All the best!
Yes that's in the cities, best (if your willing and able) to move to a town, much more affordable and no traffic! Depends what lifestyle you want I guess. I bought a house in a small town when I was 22. 16years later i sold up and moved to another town where the houses are even cheaper I'm now mortgage free. Sometimes it takes some sacrifices to be able to live your dream and to not want the high life by wanting a fancy house right away, got to start on the bottom of the ladder..
I’m confused about the guarantor, do they pay the LMI? Because in Melbourne they just put their name down on the contract and if you for what ever reason can’t pay your mortgage they have their assets (house etc.) as casualty and they pretty much put their house on the line if you go bankrupt
no, you're right! they just use the equity from the guarantors assets as collateral to boost your deposit to 20% so you can avoid paying LMI. I just mentioned LMI because that's the main reason why we're using a guarantor ☺️

I’m encouraging all my friends and family to not buy right now. 10 years in property and these prices are crazy but a common cycle. We saw the same thing in 2011 after the recovery of the 2009 GFC. People have money to burn because they can’t travel right now and are paying stupid money. Australia will go back to normal in another 12-18 months and prices will settle down.

Wow so affordable in Adelaide! Even a townhouse/villa in Sydney is more than a mil, a house is close to or over 2 mil even in an average location.
