Come on, I barely skimmed through this vid. One of the few myths: dividends for those REITs comes 2x a year you should divide them by 6 not take the lump sum. You should really put a disclaimer on this

4.2% for the 1st $20K for Chocolate Finance is until 31 Oct only. From 1 Nov, it drops to 3.6%.
3.6% for first 20k. 3.2% guaranteed for the next 30k. Withdraw anytime. That's still pretty good to keep 50k there risk free.
