    Andrew, we just got our offer accepted a few days ago! We are first time home buyers and this was our 4th offer we put in. All others were denied even though we offered thousands over asking price. Yesterday was my birthday so this was the best gift ever! We just did inspection today and there aren't any major issues. The home was VERY well maintained by the original owners. Anyway I watched a ton of your videos and they helped me get through many of the emotinal stages. The videos also helped me to build a better offer. We stopped asking to have closing costs covered and I even wrote a letter and we were finally accepted. A big thanks to you Andrew!

      I hear you.. I made offers on 10 houses.. and going 10k 20k over..
      Finally got approved.. you are right.. Andrew has some good tips.. not asking for closing cost and or writing a letter to seller was a great tip.. also looking for 1st time homebuyer assistance can help alot.

      Removing the closing cost request helped a ton! I did that too and got my offer accepted. Hope all went well!

    Currently, I'm in the 'hesitation' phase. I know logically we're making a GREAT decision, but man it's scary. I can't wait to hit the relief stage hahah.

    I literally just closed on my house 2 days ago and I don't think I've ever been this stressed. Though it only took 3 weeks for the whole home buying process, it was a definite rollercoaster but well worth it!!

    Home searching is a very tiring process, then very scary when you have to make that decision to make a bid, then a relief when the house search is finally almost over when closing comes but other things come into your mind on what you need to do for your future home and it’s needs. It’s a never ending process.

    I'm a first time home buyer. I'm a few weeks away from closing on a brand new 2019 build! When I first walked in the house I was excited and the incentives I received from the lender and builder was a deal you could not beat anywhere else. After negotiating the offers and finally accepting, I signed the sales contract and got to work. With all the paperwork came a lot of stress but after each task was complete I felt excited and motivated to finally be a homeowner. The inspection came in really good shape, some things still need to be taken care of and will be by the builder. All of a sudden though I find myself drowning in fear and doubt. I don't know what has changed my mind all of a sudden?!?! I picked a great a house in an upcoming and newer location of the city I live in. As a first time home buyer I felt this was a smart move to make for several reasons. The feeling of "I made the right choice" and being satisfied for some reason has turned into nothing but uncertainty. However, I always remember being out done in offers on existing homes closer in the city. Older homes that people were willing to over pay just to live in the location. I remember winning a house that looked great until the inspection came back and the seller wouldn't even negotiate fixing anything. Which draws me back to why I picked a brand new home in the location I did and why after typing this, I realize everything is going to be fine.
    For the last few days, I can not tell you how many times a day I have been going through this thought process. It's mentally exhausting and hard to shake. I know once I'm in the house and finally settled, everything will be okay. Thanks for the explanations on this video!

    Ive been following your channel since I started the home buying process and your timing is uncanny. We take possession on the 15th and I experienced many of these emotions. I think the support my wife and I gave each other through this process was a huge help, as we both had a common goal and shared vision for what we wanted. Our realtor was pretty much completely MIA once the bid was accepted and I had to chase him down a time or two on direction around the final process :( Thanks though, your channel is great, especially for first time buyers such as myself.

    I am currently in the anxiety phase. Relieved that the assessment passed but waiting for full report and waiting for the process to progress.
    I went through some additional emotional stages as I had issues with a family member that I was living with. Things have been calm lately and I am staying in a camper until closing but there were hurt feelings and feelings of helplessness and hopelessness. Thankfully those are over for the moment.

    Andrew I just put in 3rd offer on 3rd house. Still waiting to hear if accepted. The first house I got past house inspection and did my due diligence and canceled. It didnt feel like home to me when I walked in. The 2nd house was home to me. I fell in love wrote letter but got out bided. I do get that feeling of discouragement of with limited houses. After inspection I started doubting. Everything you said. It's a big decision did I see enough houses am I rushing should I wait,etc.. but thanks to your videos its helping me. Thank you Andrew

    This is such accurate timeline!!! Where are my keys? What’re are my keys!! 🔑 lol!!! That was funny!! Throw in underwriting and your credit score dropping due to your Credit card company decreasing your limit. 😱 I’m in underwriting now you guys!! Please pray for me! I can’t wait to get out of this anxious stage.

    Stage 12 here on day 20/30! Waiting on an unsure appraisal report and it’s our last hurdle to close 😬

    Im in stage 10 😑 but i know what i want and are moving forward.. im exhausted because the underwritting process is intense!! But closer than befoee

    Yup definable went through the first 8. I am mentally exhausted..and doubt is weighing heavy even though I am so close. We already had 4 business days lost to holidays. Currently had to delay closing. But upset that the appraiser/lender waited too long to ask for a certain repair and on an extended holiday weekend with just 2 business days to fix. With C19 its harder to get in person things done quickly.

    I’m in like stage 9-11 from what u said. I’m not even excited I’m frustrated, they are asking everything about what’s on my bank statements and sometimes it’s like TMI their getting from me

    1st time around we had to pay closing, we gave the earnest money, paid for the inspection and paid for the appraisal . We really needed help with the closing cost so we offerred them more than they asked for. They then pulled out. The appraisal wasn't done so we get that money back but they believe they should keep the earnest money. Such bullshit. We did everything we could even extending the closing date. Anyways. The thrill over getting a house is gone. When we hear they accepted our offer..it's nothing. It's nothing like you think it is.

    My sellers are gonna back out if we don't close weds.which is my refund deposit date..the reschedules caused us to spend from a lil bit of what was saved.. trying to get my folder sent back to lawyer within three days or they walk.. everything else is done..I'm super depressed and I need this to go right.

      Hi Cachet Love! Oh no! I'm so sorry to hear that.
      Please keep us posted how this plays out for you. I know its hard but try to take a deep breath so you can think clearly and focus on the action steps that will lead to a successful closing on your new home.
      Contact your real estate agent, your attorney, and your loan officer to get everyone on the same page to resolve whatever the issue might be. From there, have your home buying team contact the listing agent to explain the situation so they can get the seller on board.
      I've not seen a seller that "didn't" want to close especially when they are so close to closing.
      Get your tears out, then take a deep breath, clear your mind, and focus on the tasks at hand to close on your new home.
      I'm sending you positive vibes everything works out and you close on schedule.

    I’m sooooo frustrated! I’m ready to walk away and keep renting! I found a home and it was a dud! Then back on the market and either it goes under contract or you’re outbid or the schools suck! I’m so tired of this process. Maybe I should wait until I have more money for negotiation or wait until after the school year starts and maybe I can use the drop in buyers as leverage... but of course I would be interrupting my kids school

      SingPray Luv Do not give up! I live in Atlanta and the market has gone up and it is crazy the price they are asking for some of these homes. I put in multiple offers and was outbid. I was about to give up but I found my house.

    Sellers market suck. Price bidding with multiple buyers and then a resulting appraisal that isn’t reaching the final. contract price.

      Completely understand Jennifer!
      When the economy is healthy and more buyer's are able to purchase homes, it does often create a sellers market due to supply and demand.
      The opposite is often true of buyer's market, usually the economy is not very healthy and causes it's own issues for us all.
      The best case is to reach a balance in the market place aka a "stabilized market" those are the best of times for everyone. At the rate homes have appreciated over the past several years, I think we're likely to see a much more balanced market in the next few years. Fingers crossed...
