- So I got this idea, ten years ago, and it's taken until the last year to find a property that fitted my vision. We're starting a hotel in Phuket, Thailand. It's only small but still an ENORMOUS project.
There are SO many things to think about, and probably hundreds we haven't even thought about. The legals, licenses, decor, marketing, staff, security, business plans - come along the journey with me and we'll get this thing open in 4 months!

My father (recently retired) was the lead professor of business marketing for DePaul University (Chicago) and led over twenty Southeast Asia annual business study tours with groups of twenty MBA candidates from Chicago to Bangkok. They visited many companies, hotels, restaurants, and factories in Thailand to learn about business strategies and practices with joint venture companies in particular. These university credit study tours were conducted between 1990 - 2012. Anyway, I was on one of those study tours back in 1995. This resort is a business case study of award winning potential! There’s a back story here with Tim taking on an entrepreneurial challenge at an age where most people retire (I myself am retiring with pension in 5 years at 55). Yet, Tim is just getting started. With age comes wisdom and Tim is sharp as a tack! This resort actually makes so much sense and I’m predicting tremendous success.
I retired at 56, you will beat me by a year😅.

It takes a lot of “guts” to take on an entrepreneurial challenge such as this! I predict a tremendous success.
One relatively inexpensive suggestion, go with very firm mattresses, but have memory foam toppers available to make them softer (and tell the customer that it is available at no charge on arrival).
It is an easy way to allow a customer to get a bed more to their liking and no matter how nice the hotel, if you find the beds unbearable, you won't stay or come back.

Great idea!i will share my 2 cents lol as former property manager for New York City,and over 10 years in resorts sales and marketing i would split those apartments in smaller ones as to suites,one bedrooms, and two bedrooms with private entrances but some conected by a door to make a larger unit in case of a family, spilt the ph and make two out ph and make some units on the back or no view a 6 months or 12,long stays for steady income in slow season, also make "The Forest Hill cafe" next to that pool and make a large terrace left rigth and front of that end facing that beautiful view of ocean🎉

Tim ... Ambitious and lots of work for sure, but will keep you busy into your golden years! In Chiang Rai, we have a small farm with a chemical-free pool (air, ozone, & AOPs only - no chlorine or salt), food & beverages friendly to insulin (for health and longevity), and lots of animals running around. Kind of a healthy lifestyle theme. It might work for you, too - less dependent upon international business. Hope to meet you one day and stay at your resort. Phuket was my first landing spot in Thailand - 35 years ago.
What are your guest houses called? Would love to go there if ever in CR

Lighting at night is especially important to have an atmosphere that draws people in and makes them want to return over and over. Some night drive over to Burasari, they've done really amazing things with lighting at night that just make you feel good and want to return over and over. We have been there 3 times and there will be a 4th for sure. Good luck Tim, we're pulling for you, and we'll come stay at your hotel sometime in the future.
Not a small venture, but looks good from rainy and cold Buxton Vic.
good project with clear target groups is important to start with. You may aim for guests who plan to stay 1 - 2 weeks for tropical relaxation and away from night life. A club lounge is needed for evening socialization among guests and the host. Quiet corner for reading (you should move your book chest to create a small library there). Chess-board, Bridge table, darts, etc. Concierge (double hat to the reception) to help on tour & travel arrangement, dental & health check-up, etc. Good luck.

Anxiously following your progress. When we built our house 12 years ago dealing with Thai builders (in English) was a challenge.
For foreigners, the builders are mainly bottom feeders of the industry and leech on foreigners to take advantage of.
@@thefatchap4675 we all survived. I'm a retired engineer and I can sketch and Google helped a lot.
