    This was hands down the best video on the topic of investing out of state. I'm a realtor but I am also an investor and I really want to see more folks enjoying real estate investment but there are so many gimmicks and BS being pedaled that any one newer to the industry is either going to be scared away or get scammed away. SMH.
    Thanks Sharon for thoughtful and informative videos. And I'm in Louisiana and Mississippi but I have realtors in my network all over, include other countries. So if anyone is looking for local guides on their investment journey, let me know!

    Hi Sharon, I got here by "accident" since I was looking for more practical information about remote real estate investing, and YES I found what I was looking for. Again, thank you for the simplicity and the direct way of communication. Great video and right to the point. It was more than appreciated since, in my opinion, you are part of the people in my motto: "Let's focus on Less Drama and More results". You are talking seems simple but very communicative. In summary, very informative!

      As a realtor, I decided to view some of the videos on this topic and I agree. Several of the others are more interested in selling their courses or big gimmicky headlines or they straight up feel like gossip tabloids in their visuals and headline choices. This is a great video and truly focuses on the topic.

    Airbnb is awesome. I worked for a management company & long term rental would net $8k month while short term Airbnb rental would net $20k/month for the same house! I was mind blown.

    When investing out of state, would you recommend talking with property managers before a real estate agent? That way you can get an idea of vacancy or how fast a property will get a renter?

    Great video, thank you for sharing these insights. I've heard being a landlord can be a lot of work but it seems like you have a good system to make this a passive income source with property management and out-of-state investments that cashflow. Are there any gotchas you've encountered so far? Ever have to physically go to the property to deal with something, etc?

      Thanks! Yea if you have a property management company in place it should be all good. I haven't had to go to any of my properties to deal with anything (and I have one I've owned for over 8 years). In general though I would anticipate bigger surprises/repairs in the first year of owning a property and it waning after that. And with your property management company you'll just need to approve of repairs etc. - you won't need to go visit it usually

    I found you through AHN, this is amazing content! Newbie question though, I read somewhere before that the rent to price ratio is nearly the same in every state, the only difference is the price itself hence down payment. Meaning whether it is an $800k property or $200k property, the rent would be relative to the price point. If let's say a location in CA vs a location in Texas are equal in all the aspects you mentioned above would the profit be the same? Thoughts?

      Thanks for watching! Actually that's not really the case, e.g. Bay Area homes are usually at least 1M, but they rent for maybe $3500 - which is .35%, whereas in places like Texas you may be able to find something at 1-2% instead (e.g. $175k purchase, $2100-2200 rents like my current property). So one of the things people advocate is looking for properties that meet the 1% rule. Let me know if that answers your question or if I read it wrong lol

    Could you please help me to provide a list of cities where i can find property below 300k USD that will have long term appreciation? I will even consider condo and townhouses if they are worth to buy for those particular city/cities.
    I am from Canada and I invested here in Canada in one rental property. But property prices are too expensive in Canada.
    I am also interested in Investing US real estate market.

    Have you found any good places to invest in real estate internationally, especially Asia? I personally think the US has some of the best rental income to housing price ratios in the world. But I heard that houses in Mexico mostly get traded off-market.
