1. Limit your spending/cut off retail therapy 2.Put the extra cash towards investing in high yielding or steady investment. 3. Get a financial coach/mentor to guide through your investing goal. These might look simple but they require good amount of willpower, but through mentorship, I've been able to consistently grow my portfolio to $800K and I'm looking forward to retiring at 50 as well and I only wish I started up early. do you have a link for a calculator that will give you a better idea if the home your looking at is a good deal? been looking at alot of properties but need to know a good deal and a bad one
i recommend finding property management BEFORE putting in an offer not during escrow. Alot of good information here overall but some things said can be iffy. Big picture net positive advice kudos.

I would say it depends on how much your mortgage is and all your other expenses in a monthly basis including insurance etc. If the rent covers that then yes

I have not bought my first rental property yet but I have been saving really hard, working a lot too. I am hoping to purchase my first rental in the next 6 months. And here is the question to all of you. When I was buying my residential property (on my own) everyone was genuinely happy for me, congratulating...now, whenever I mention my new investment goal...there is silence! Strange looks... No words of encouragement. Nothing. It feels weird. People I spoken to do not have any rental properties (as to my knowledge). My collegue even accused my being "capitalist". She said something like: ("oooohh, I did not know this side of you!"). I am puzzled and confused by these reactions. Should I even stop mentioning my investment plans to people? It just feels strange and a bit isolating! I live in the UK. Help!

What if I just wanna buy a multi family house and have a good section of it for Airbnb that covers a big chunk of mortgage too? I'm happy with my job in tech and I'll know I'm gonna grow further. I hardly have any debts at all and am pretty responsible. Can you suggest any books for my case?
Passive income does have a way of liberating people, i remain eternally grateful to Mrs Margaret and her company for their efforts that got me to this point, finally payed off my mortgage and some crazy a** debts, what more could I've asked for
that's y i am using my VA loan to do BRRRR. wish i start using va loan 10 years ago. that's y i teaches my subordinates to start early. don't be like me.

If going with the FHA loan go with the higher interest rate so you’ll have 0$’s for closing or down payments

how do you get a fha loan for a rental property???
@Bruce Potter I just looked it up, you do have to reside in the property. So, maybe a 4-plex. Great house hack if you can do it.
Speak with a lender and see if you can qualify! You would need to live in the property for at least a year!

Curious if you (specifically) buy your properties under an LLC? Or under your own name (with or with transferring the title into an LLC)?
You should always set your business away from yourself so buy under your business
