    I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

      @MaryLawson874 It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

      @@roxdietren There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Claire Robert's Durand for about five aiyears now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    Can you please make a video talking about the interest rates on hard money loans? You don’t include the other fees when talking about your brrr model hard money loans

      Interest rates are like 11-15% they also have like closing fees, admin fees, etc. Maybe like 1-5k in fees. After that you just have your monthly payment like 1100-2000 or so and later you close. Some lenders will charge a 125-300 fee for each inspection during the draw period. Overall, it's not that bad

    Not a lot of guys sitting on roughly 100k to buy and invest like that. But all of this is doable, just time and patience.

      You could do it in a cheaper market with closer to 30k if you buy and fix up

    I wonder how many of his students are now upside down because they fell for these BS. Unemployment and layoffs are exploding. Finding tenants Is also becoming a problem.

      Your never garunteed tomorrow. You can invest for years, living frugally, not enjoying ypur money, to hope for a richer future. Thach's kids would be in their late twenties by now, have grandkids, had thach started a family earler, but chose to keep buying houses. Theres always a opportunity cost.

    It would have been more beneficial to tear down the old house and build a multi-unit rental. This would keep rental prices reasonable, more units=more tenants. A win for the investor and tenants would have disposable income to build wealth and not be lifetime renters.

    People need to stop agreeing to paying these exorbitant rent prices. Their tenants will be lifetime renters with very little disposable income to invest and grow wealth. SMH 🤦‍♀️

    Debt is the currency of slaves. Pretty sure you run these numbers out he is losing on these deals. To take out over 1.5 million dollars in DEBT to generate $1400/month cash flow is beyond absurd. Wake up

      Be ready to work for free (as your investment)
