I've lived in Clermont since 1993. People used to move to Clermont to escape the traffic and insanity. Now you have to flee Clermont if you want any type of peace or sanity.
I recently moved to Clermont about a year ago and as excited as I am for more wellness and health focused businesses and recreation areas, as well as more places to go downtown, what I love most about Clermont are the hills and the state park-- the last thing anyone here in Clermont wants is to see it turn into nothing but houses and apartments
I’ve been in clermont since 99, so I’ve seen it get horribly congested we are now moving to howey in the hills, it’s just way to crowded here and the infrastructure isn’t made for this amount of people. Sad really how it’s gotten
@@hopeg02 We have been learning about this area mostly from Realtor videos. It's astonishing to see all the new houses and roads and seemingly few bike lanes (am I wrong) and absolutely no desire for mass public transit? You'd think with EPCOT in the backyard that would have been something talked about. Almost seems as if every builder plans their own section with little regard for what to do when each house is occupied. With a blank slate to work with, I would have thought that would have been a thing.
@Brandon Pico You hit the nail on the head. I too assumed that since those areas away from the coast of Florida would have learned from places like Tampa Bay and Miami. Instead history just repeating its self.
Lived in Orlando for a few years, relocated to Clermont about 3 years ago and I tell people this all the time. So much real estate being built, companies etc Clermont will definitely blow

Clermont is already over crowded! Too many cars, houses, box stores. It USED to be beautiful. Now if is becoming g like los Angeles. Takes FOREVER to get anywhere!
It's a beautiful area! I've only been to the dance studio downtown Clermont. I've lived here for almost 10 years and it's a bit disappointing at how populated it's getting, which adds traffic. So much land is getting plowed down for houses and more houses that have a very little back yards.
If you are considering moving to Clermont I have a suggestion. If you have the means you should rent a vacation home for a couple of weeks while school is in session. then do all of the things you will have to do after moving here especially if you commute to Orlando or Disney. The traffic is horrible and getting worse everyday. The roads in this area do not have the capacity for the traffic. If there is an accident on east 50 or Hartwood Marsh Rd. you maybe sitting for a long time without any alternative routes. Good luck.
Was there twice last year. I'm really upset how bad it got. I lived in Florida for 8 years back in 2000 to 2008. What I see now in 2023/2024 is beyond words. We knew it was coming, but now it is here. INSANE money grabs via endless monopoly homes. Florida is nearing a very overpriced third world country! Thank god there's still plenty of old florida few even know about! Those areas are infested with trashy people and drugs sadly. They are beautiful as to nature and ROOM to roam without crowds, but the price is your ghetto drugged out, 10 busted non running trucks laying around the yard. Florida is just a mess. I still love going there, but having a hard time wanting to move back down. The good thing about Clermont? You are super close to Disney, but in a much better area as to crime and safety, more northern feeling. The bad, the insane traffic! I remember rt 27 being the best kept secret. LOL. Guess they all found out about 27 . :)
It's overcrowded! Traffic is getting horrible. If you will work outside of the city, expect 45 min to an hour of commuting. The charm of Clermont is fading, it will be a big overcrowded, overpriced city in no time.

Mr. Ken, after reading the comments below there are 2 types I see. The ones that lived here in Clermont for many years and the ones that just moved here recently. The ones who lived many years are not feeling the good in this expansion & growth (traffic, housing, & infrastructure). And the ones that just recently moved here really like it because it still has a small-town feel compared to where they probably came from. I moved here in '03 from Northern Cali. It was an awesome place. Especially the traffic & the rolling hills. To me it is sad to see it mimicking Winter Garden, Orlando, etc. Someone mentioned houses, house, etc. It's more like Sub-division/HOA, Sub-division/HOA, Sub-division/HOA. Oh! and the very expensive senior living housing. I will give it to Clermont Council members for making downtown way better than it was when I moved here. They kept the small town feel with great restaurants & activities for both young & old. I still live here, but...

This time used to have potential but After experiencing this sudden "Growth" as people call it, it's difficult to live here these days without worrying about having deal with MASS amounts of traffic, oblivious people's blasting past stop signs while riding bikes either as one person or a group who hold up traffic, the rolling hills have turned into rolling houses, the food here is okay at best compared to most other areas surrounding Clermont, the lake is becoming more polluted thanks to these newcomers as well as the shore line areas, there's been much more trash on the road ways, waters and streets. The downtown area is nice but needs to be taken care of better since every time I'm even down there walking my dog I see nothing but trash leftover from people who enjoy themselves and act like they can't pick up after themselves as well. I wish people would stop sharing how great places were without telling others to make sure to take care of the place they are inviting them into. Clermont is closed for business we dont need anymore people living here. You forgot to mention the now almost 30 minute drive just to get to the turnpike from 27.
Lego houses on zero lot lines stacked as thick as possible. We called that progress. Both clermont and Minneola are sell outs. Ruined the area and the states groundwater recharge area for what more taxes and houses. But at least we can be frustrated trying to park to get over priced crappy food near the lake. Yeeeaaah !
This comment made me laugh, but I couldn't agree more. Definitely funny to look at most of the new houses, packed in thick and heavy all looking like little boxes.. absolutely no personality to any of them.
Ken, we picked Clermont.. because of you! We weren't even considering this area! But I'm so so so glad we did, thanks to you and your team we are in our second year in Serenoa and we love it here.
Looks great if you don't like trees. It seems Florida allows builders to come in and completely denude the property from trees. Wonder why Florida is getting hotter in the summer? Well when you mow down all the trees what do you expect? And you want to be stacked together like sardines in a community ....it's great if you want to reach out from your side window and shake hands with your neighbor. Not to mention all the HOA garbage you have to contend with. Not attractive to people from North Carolina or others who have generous property and lots of nature including trees. You'd be better off in DeLand.
I've lived in Clermont over 30yrs. Yes the downtown is getting nicely fixed up BUT..... the traffic here is ridiculous. There are not enough grocery store, school and the roads can't handle the amount of cars that now travel on them. The town is over crowded and keeps growing. 10min drives have turned into 30min. There is an accident almost daily. Clermont is a nice place to visit but I'd think really hard and do more research before moving here.
Great place to live. I was born and raised here on all the lakes just about. Only thing is it’s grown so much and is still growing. That it’s so expensive to live here. People think cause there’s so much water it should be expensive. Just crazy living here nowadays.
Yeah Clermont is changing fast! It's going to boom for sure and then down 27 we think Haines City is going to blow up with commercial.....the opportunity is there. Tons of new houses with little stores and restaurants being added. Sunrail to Haines City will add to that if they ever add it. Have a great week Ken, love your channel since day 1.
So sad. They keep overgrown Clermont with so many constructions. I guess the future is no more woods and more concrete and overcrowded towns for all Florida.
Yea I know what you mean it's the same in Lakeland Florida the traffic is horrible here a place that I say is the best is brooksville fl but then again it's so far away from everything but it's peaceful Clermont won't be my favorite is sugarloaf mountain and there already building houses over there it's bs.
Just moved here a year ago. Saw this, time to move. Doing what they did to the Miami area. So sad....Roads are already too busy. Where does the wild life go???
@@kenpozektry again they’re getting hit trying to get to those places, just had a coyote in my backyard because of construction and new neighborhoods being cut out. All the good schools are filled up, the infrastructure can’t handle this growth
Yep took a drive there today it is my favorite place to escape Lakeland fl went to walk on the trail near sugarloaf mountain and they already are making roads next it's gonna be theses stupid houses up next and half the trees are gone at sugarloaf mountain it pisses me off to see such a peaceful place ive driving to and seeing it destroyed.
Im going to move out of Clermont love it here but unfortunately its getting over crowded traffic is ridiculous its gonna get over populated yall just wait n see
It's an alright place but I really don't like how there is all this opportunity with the brand new construction and developers are going with the typical car centric style, with maybe small townish areas. Clermont is a pretty area, with the soft hills and ponds. If they are going to develop the area more and more they should consider the nature and stop sprawling so much.
This is REALLY exciting!! Still trying to get the mrs fully onboard with moving to Clermont from out of state. Your associate, Joseph has been absolutely amazing through this process! Keep up the good work and informative well made videos!
Shawn I live close and it's good not great ...please make an informed decision..I fell victim to not following my heart when I was 18 to 21 now I'm over 30 and still here..I hate looking back but we all do...choose a city wisely and spend a month there..make a real informed decision and spend more than a weekend at the place
There are lots better places to live. Just cause some drone takes pics doesn't really tell you what it is really like in the ground. The city cannot keep up with the influx of people. You will regret moving here I sure.
@@yolandameier3059 I will be moving down to Fl in a couple of years what other areas should I consider? So far Cleramont, Lakewood ranch, and some areas North of LWR Thanks Tony
@@bigtoeknee11 None😅. All those areas you mentioned are just another cookie cutter subdivision. I guess we have some nice clean living in Florida because our state is well kept because of tourism but we have no character. Just cookie cutters places. Not saying don't come but if you have the cash and can afford to buy anywhere I'd go to Alaska or Wyoming or Utah. Florida has been paved over.
I know it’s not just me that hates how big and busy Clermont is getting and seeing all the old orange groves getting ripped out for zero lot line community’s. I could go on and on about it but being born and raised here it’s sad to see all the development
Everyone has the right to move where they want, however the way they develop property in the state of FL is irresponsible. No income tax..great, but where does FL get a huge chunk of it's money, PROPERTY TAXES. Right now people move from the Northeast or California and think it's great. The cost of living, and more importantly the quality of living all over FL is going to $hit. Let's build as many homes as close as possible to one another with no thought or a distant afterthought to all the infrastructure needed to support all these new homes. Where I live south of here in Winter Haven they are building thousands of homes to roads already over used. No thought to responsibly develop so everyone's quality of life is good, no thought to accessibility or transit to work. It's getting old. We have interstates and roads you can't use most hours of the day, all because of greed. And no thought to keeping any local ecosystem or environment that made Florida what it was. It's sad really. Because once it's gone it's gone forever.
He said affordable that was a year or two ago. Yet I bought here and it the best city I been in and don't plan on moving... yes they building up on US27... I am still learning more about my city.
I lived there for 12 years. Left 5 years ago. I loved it but it grew fast.. Its an absolute zoo there now. That city wasn't designed to accommodate the amount of people now there. The booming downtown is nice. But really, that town doesn't need any more reasons to attract people.
Great update on everything going on in Clermont. Btw, I never noticed the hidden Mickey over on the Cemex side of the map. Kinda cool they did that, tbh
Just saying I've recently become Homeless and have lived in Clermont for 6 months or so I was know as the Drone guy because I FLY Drones wish I could still fly I'm FAA licensed pilot I build program fly crash and repeat I'm a freestyle pilot with 5 year of experience I taught myself how to fly I've had job offer to fly but had to turn them down because of my situation I'm trying to get back on my feet so that said Clermont is a great place to live meny homeless come through here but they tend to leave very fast I'm just looking to better my life and get off the streets I came from mascotte and I have to say the people in Clermont are so much nicer people then other places around I just happened to come across your video nice video I was creating videos until I became Homeless and I intend to get back to it as soon as I possibly can thanks for sharing your videos have a beautiful day
400K for a house in Central Florida, seriously? Where are the six- figured jobs to support those over-priced, poor quality housing with no property? No thanks. 👎
I’ve got cousins by the dozens climbing over each other and across the border just to move to Clermont. In fact the Greyhounds should be pulling up right about…now.
Let’s not make Clermont grow. All the orange groves and nature is what made the city so beautiful! Y’all just want to keep expanding this city life and it’s killing our ecosystem. Save our Florida!!
We're thinking about moving into one of the new construction developments, but comments about the traffic issues are a concern. The video mentions connector roads that are being built. Anyone have an informed opinion on whether that will actually help or not?
I have lived in Claremont for a long time and I believe wellness way is the problem, we need to stop letting the trash developers in with there cookie cutter homes and take a page from small towns like Christmas Florida keep it simple keep it small. With all the growth the city of Clarmont has not expanded one road Driving down handcock is a nightmare and their solution was to repave and not expand It's all about greed.
This place is over priced for no reason…. Our downtown is mediocre at best🤔 The traffic is terrible. Everyone goes to winter gardens downtown anyways for fun.
So glad we moved to Florida and built our home in Clermont. This is so exciting to see the growth and the potential in this area. Thank you for keep us posted on the new growth and explosion that is happening here. We thank God for the opportunity to be apart of this beautiful area!!
I live here now, been in lake county since 07 and this is just too much traffic. Homes are way overpriced. Beautiful city but outrageously overcrowded.
I live here in Clermont and it's nice to see it getting proper coverage with everything I see prevalent. Love what you do man and love to always see you keeping it fresh!
was supposed to be on a plane this second for a bit of a recon mission (clermont/wg area), but flight got cancelled. all good though, it's neg 7 outside rn!
Ken, do you help with renting a house? We are looking into moving into Mt Dora area but we would like to rent out the 1st year. If yes, what is the % your realtor takes for helping to find a house to rent?
Funny, i always thought about this place being lame and low end, maybe it will change but there are so many nicer places in Florida. One good think though is the fact that it has one of the highest elevation in the state, might become an island resort some day😊!
Downtown Clermont needs some help with regards to being a destination. We've driven there a few times to dine and they literally roll up the sidewalks around 7 PM.The Montrose Market is interesting but the last time we went there half the smaller stores were void of clients. Most had no one cooking anything. We went for a walk at 8PM on Friday night and nothing was open. Sadly they suffer from a typical small town dilema. Major shops and restaurants a few miles east along highway 27.Huge box stores the same. The downtown is nothing like neighboring downtown Winter Garden where on any given night there's plenty of entertainment and restaurants.Come Saturday morning and WG is hopping while virtually no one to be found in downtown Clermont. I expect that all the new connector roads will lure away most locals to Disney and Universal while Cl;ermont will remain a name on the map.Clermont locals need to do more then pave the old streets. They need to lure people to live and spend downtown.
Ken … please do not promote public schools in Orlando. I seriously think you should experience the schools by substituting for one whole week in Orlando Public Schools. The houses may be $500,000 and more in Winter Garden but the behavior of the students in the schools are horrible . The students misbehave daily and the parents are constantly going on vacations and taking their kids out of school for a week. Public education in Orlando does not match the quality of education up North or the Midwest . People need to send their children to a Catholic or private school or homeschool . There are brand new schools in Winter Garden and they are already vandalized. Teachers are not working in a safe environment
That's a pretty bold claim, must not get around much. Fishing the Clermont chain sucks compared to a lot of other lakes I've fished. Johns lake isn't bad, but it's barely in Clermont.
Nice drone work as always! I live just north of the wellness way area so it's cool to get a bird's eye view of the roads being constructed around me. My favorite place to visit in downtown Clermont is Waterfront Park for the beach, splash pad, and trails along with Clermont Brewing Co and Suncreek Brewery, for the food, drinks, and live music.

Back in the late 90's I used to train there for triathlons, and did triathlons or spotted for pro's.
Never thought I would see a TH-cam video about clermont 😭
Our home isn’t a hidden gem anymore. All of America is finding out about it
Nope Gem of the rolling hills IS GONE..who remembers when there was a Kmart, Quincy is where you ate and who remembers The Clock??...
@@christiabreeden7777 I def remember the Kmart haha wow flashback
@@christiabreeden7777 yup right by the pet supermarket 😢😢
Yeah Clermont is changing fast! It's going to boom for sure and then down 27 we think Haines City is going to blow up with commercial.....the opportunity is there. Tons of new houses with little stores and restaurants being added. Sunrail to Haines City will add to that if they ever add it. Have a great week Ken, love your channel since day 1.
Haines city may take a little more time but I agree. That’s the next 10-15 year push out city to watch. Groveland is also up there
@@kenpozek Yeah Groveland was where I almost bought a house back about 20 years ago when it first started to develop.
Relocating from Cleveland, OH there. Excited & looking forward to it🙏🏾🔥💯
Live in Clermont near Lake M. The traffic around here is completely insane. Can’t wait to move away from this.
Probably the tens of thousands of acres of conservation land we have here.
@@kenpozektry again they’re getting hit trying to get to those places, just had a coyote in my backyard because of construction and new neighborhoods being cut out. All the good schools are filled up, the infrastructure can’t handle this growth
Great area to stay away from, so sick of the congestion and overbuilding.
Makes me sick to see all the subdivisions, pollution, overpopulation turning into Orlando. The Beauty is gone 😔
Uugh I miss home. Thanks for beautiful views Ken!
Oh wow. That art gallery looking place used to be a library I’d go to as a kid.
Im going to move out of Clermont love it here but unfortunately its getting over crowded traffic is ridiculous its gonna get over populated yall just wait n see
So glad we bought in Clermont a couple years ago.
You got in early!
Florida is California in the 90s I watched the same thing happen there.
Every inch was built on.
Good luck with that.
Couldn’t agree more. So much potential wasted to make more money. Driving and biking is very unsafe.
I live in cleremont and I loved watching Al these places I love.
very good video and glad we are here.
So far Cleramont, Lakewood ranch, and some areas North of LWR
Thanks Tony
@@bigtoeknee11 None😅. All those areas you mentioned are just another cookie cutter subdivision. I guess we have some nice clean living in Florida because our state is well kept because of tourism but we have no character. Just cookie cutters places.
Not saying don't come but if you have the cash and can afford to buy anywhere I'd go to Alaska or Wyoming or Utah. Florida has been paved over.
Can’t wait for all of this! We moved to Clermont last year and have been loving it so far!
Love to hear that! It’ll only get better from here.
Just signed a contract for new construction at RidgeView, pleased with your updates, thank you.
@@Neruss27 Welcome to the neighborhood!
Excellent! Thank you for all the info. Presentation A++
I know it’s not just me that hates how big and busy Clermont is getting and seeing all the old orange groves getting ripped out for zero lot line community’s. I could go on and on about it but being born and raised here it’s sad to see all the development
Crooked Can is building a huge headquarters and event space in the Clermont/Minneola Hills area
So stoked about this!
The traffic is horrible on 50 and 27. The renewal of the older downtown is still ok. But driving is horrible.
Lived there from 2006-2013 and thinking about infrastructure issues back in 2010. It’s sad what happened to the little orange tree town
Great update on everything going on in Clermont. Btw, I never noticed the hidden Mickey over on the Cemex side of the map. Kinda cool they did that, tbh
Sounds so awesome I just hope they use wellness way more efficiently then 1 home per acre it should be like horizon west 2 homes per acre
Just saying I've recently become Homeless and have lived in Clermont for 6 months or so I was know as the Drone guy because I FLY Drones wish I could still fly I'm FAA licensed pilot I build program fly crash and repeat I'm a freestyle pilot with 5 year of experience I taught myself how to fly I've had job offer to fly but had to turn them down because of my situation I'm trying to get back on my feet so that said Clermont is a great place to live meny homeless come through here but they tend to leave very fast I'm just looking to better my life and get off the streets I came from mascotte and I have to say the people in Clermont are so much nicer people then other places around I just happened to come across your video nice video I was creating videos until I became Homeless and I intend to get back to it as soon as I possibly can thanks for sharing your videos have a beautiful day
clermont is cool until traffic hits. winter garden is way better.
The traffic is already horrible
Yes, more constructions less streets
400K for a house in Central Florida, seriously? Where are the six- figured jobs to support those over-priced, poor quality housing with no property? No thanks. 👎
They need to extend western way.Alavon road backs up for several miles down to 192 just to go up to clearmont
The video we’ve all been waiting for lol
Haha you’re welcome! And thanks for watching.
Stop walkin round ma neighborhood kuh💥
No vacancy in clermont stick with orlando keep yall problems in orange county
Lmfao
I’ve got cousins by the dozens climbing over each other and across the border just to move to Clermont. In fact the Greyhounds should be pulling up right about…now.
@@Blessed_by_Yeshua tell them Orange County and pine hills and oak ridge have so many beautiful homes lmaooo
Probably what the wildlife and original residents said about you when you arrived from the Tri state area or some other terrific area you came from 😂

Let’s not make Clermont grow. All the orange groves and nature is what made the city so beautiful! Y’all just want to keep expanding this city life and it’s killing our ecosystem. Save our Florida!!
F that homes 10 feet apart that’s insane
We're thinking about moving into one of the new construction developments, but comments about the traffic issues are a concern. The video mentions connector roads that are being built. Anyone have an informed opinion on whether that will actually help or not?
The traffic is already bad lol but yes my Clermont community is very beautiful
Been there while visiting my folks, its awesome.
Awesome video!! Very well put together too!
Thank you!
Thanks for the great info as always. What's the estimated completion date for the US-27 to 429 connector?
as someone in clermont, yeah, we know, all of our shit has been replaced with houses, someone needs to live in em
I used to live there. It’s amazing
Great update! Thanks Ken!
2714 Surf Top Rd; Clermont, FL
Well done video! Keep them coming.
Is going to? I can't even afford a place in Clermont anymore. Unless you want to live in a dump everything is well over 400k
Ken, do you help with renting a house? We are looking into moving into Mt Dora area but we would like to rent out the 1st year. If yes, what is the % your realtor takes for helping to find a house to rent?
Seems like the Villages are migrating towards Clermont as well.
We bought in Sawgrass Bay last year. How much do you think the value of homes will go up with the connector road to Disney in sawgrass and Olympus?
Wild unsubstantiated guess? 5-10%
Funny, i always thought about this place being lame and low end, maybe it will change but there are so many nicer places in Florida. One good think though is the fact that it has one of the highest elevation in the state, might become an island resort some day😊!
Terrrible place to live. 17 Hurricanes a year. Below freezing temperatures. And Humans.. a humans everywhere.. YOUVE BEEN WARNED!
Agreed, horrible place to live. Stay away! 😆
Awesome Video Bro!!!
Super helpful, thank you!
Thank you! Can we find out when those companies you mentioned like TSLA, and Costco..?
Just wait until the “Hills of Minneola”, “Olympic Village”, and “Villa City” raise up. Lake County will be the true epicenter of Central Florida
I don’t disagree. Gonna be wild!
Ken, any builders with lots over 10,000 sq ft, 80' frontages?
Nope, those gone from Florida. Buy own lot whenever fit you and build your own house as you like. Most times winner's choice.
Not too common, standard builder mentality is to build their developments as densely as possible.
Clermont also has the best fresh water fishing in Florida
That's a pretty bold claim, must not get around much. Fishing the Clermont chain sucks compared to a lot of other lakes I've fished. Johns lake isn't bad, but it's barely in Clermont.
WAY TOO CROWDED ....The new pine hills in a few years
High end new construction + people with money, does not = pine hills. Lol
@@lyndsihall19that’s what they thought about pine hills in the beginning
Do you know if Bezar homes and GT homes r still coming to 27 next to

Another highly-informative video! You understand that videos don't need to ramble on for 30 minutes to be very helpful and well-made.
Thanks for Clermont video, Cheesers breakfast 👍🏼
I waterski at swiss for a week twice a year. Would love to retire there but I hear florida home owners insurance is crazy expensive.
