Now I normally hate anything in a town center surrounded by other humans - but THIS is so special - hidden away in it's own little space, this is a wonderful home. Quite nice enough to just move your furniture in & live your life - enjoy those views from several different places to sit & relax - nobody looking over you - and then fix up that nice dry bottom level with interesting arches & access to yet another terrace - wow I am brimming over with visions of what it could be - that bottom tiled area is almost a second bathroom already. Just amazing - and room to park your car right there in front of the house. The ONLY negative is being right next to the church bells, so hopefully when they ring it's not for too long ! I am feeling pretty jealous of who gets this place !!! Lucky you !
The ONLY worry that occurred to me is a need to channel the rainfall coming down that roadway away from that bottom level - all doable I'm sure ! No sign of a lot of wet in that bottom level so maybe not an issue at all?

The renovation was done so thoughtfully. Everything is new and move in ready. Perfect for a couple looking to retire in Abruzzo. The cantina has so much potential as a second living room with guest accommodations. So much could be done with the second terrace too.
Just to explain to people for future awareness before passing certain comments.... hamlet style villages were created for a reason. The wives and children would be close while the men would be away, sometimes for a stretch of time depending on their work. These are the characteristics of these beautiful villages. An understanding of that will help you and maybe invite you to allow yourself to remove your mindset of the modcon city life. The work done to the house reflects beautifully the price and im sure the owner would be open to negotiation within limits.

And then characterful garage/cantina/more entertining spaces downstairs, And parking space at central side location of hamlet. Well maintained and cared for, so complimenti to the owners 👏. Not sure why they needed the rustic table in the kitchen when there was another just outside that room. An island would be more help cooking. Nice to have shutters on the windows and doors to save on the night time cool. The back door of the basement to the terrace looks insecure. How would you get rid of all the unwanted furniture down there? The garage looks plenty big enough for a motorcycle. That’s all I would need.
You can always offer a little less. But given that there's no renovation work at all to be done and roof is new, heating is new, no moisture repairs on walls, a garden, terrace, two usable cantina areas and a parking space, it's a lot to get for 50,000.
