Hi Shannah, I mentioned that if you renovate in a historical neighborhood you pay less taxes for services on that renovation. In this case will be only 6% for labor.

What is the cost per square foot or meter to build a new home in Portugal? Also, can act as the builder and find the sub-contractors? I am a builder here in the US.
Hi Alex, it depends on the region, big cities will be more expensive. Right now in Alentejo where we are renovating an old house from the 60s, a new build is going for 1700 euros per m2. You can act as the builder and do sub contractors but it might be more challenging without speaking Portuguese. You would still need an architect to submit your new build project to the Camera (Town Hall) for approval.
Speaking Portuguese is a great advantage. The m2 increased quite a lot in the last 2 years, that is why we walked away from a new build in to a renovation.
If you act as a builder you will probably be able to lower the value. The biggest challenge right now in Portugal is getting workers and sub contractors. Even here in Alentejo everyone is fully booked at least +1 year in advance.

Its hard to give you a number as the location makes the price change quite a lot. The best would be to search in Idealista website to get a sense of the prices.

It’s depends a lot on the location, you can have from 800 all the way to 3000 or more.
