I wish I had the power to change to word “lead” to “inquiry.” Most of these online sources are generating inquiries that you need to convert to a lead. When you prospect by phone and door you get a lead. It’s semantics I know but it hurts to hear these online inquiries be referred to as a lead. It’s like calling an open house walk in a lead. It’s not until you qualify. In a world where people are so eager to push pronouns I would love to also push proper adjectives too. Perhaps just by calling it out It may be hard for some of us to understand-hear it. Expectations will also be in line with reality if we follow this path. Thanks for the knowledge.

For the direct outbound outreach, how are you getting the phone numbers to call? I can't figure out how to contact expired listings. Is door knocking my only option?
Just got my license last month. Have done 5 open houses(at least 1 per weekend). Some door knocking. I am not in a financial position to walk away from my w2. Trying to figure out the lost effective way to lead gen with limited time resources.
Hey Brandon, I am a new (4 months in) agent. I have closed one buyer agent deal and have 4 listings coming. Just doing my due diligence, I have dug into the FSBO and expired. I live in Placer Co., a "suburb" of Sacramento Co., CA. When I pulled my FSBO and expired (going 12 months back) I had just around 500 leads with about 460 of them expired. Next to now FSBO. How can these lead/dialer companies say I will have all these lead opportunities when just by pure stats in an area of CA like I live in, the numbers talked about does not exist? I have dug into my bag of past marketing knowledge to come up with my short-term and long-term planning. It was just odd how the all the dialer talk numbers don't add up. Thoughts?
As an Agent, sometimes I can't relate with the topic, because in our country, we sell houses owned and built by Developers. In your country, you sell houses owned by individuals.. We are convincing clients to purchase a house, While you focus on convincing owners to sell their houses..
In your professional opinion, without giving me legal advice, do you call numbers on the DNC list when attempting to get expired listings on the phone?
Ive been told that doing open houses for FSBO or for an agents in different brokerages are not allowed. Open houses are considered marketing and representation. So, if you do an Open House for a FSBO, you are marketing that home and coming off as representing the seller. You can do open houses for agents in your brokerage because the broker owns that listing.
You can hold an open house for an agent in another brokerage as long as you have written consent, unless your particular brokerage forbids it. There is no law/rule preventing it though.
@@jamesmassman3702 I know someone who did that and they got fined by the mls for not inputing the listing. If you input the listing in the mls for one day, then it becomes an expired for all real estate agents to fight over.

Brand new to the business. How in the world do you do an open house if you don't have any listings?
Ask other agents in your company who have listings. Some will be happy for you to host on their behalf.
