You don't need to spend a lot to do encapsulation cleaning.

    Thanks for the videos and training info. What encap pre spray do you recommend? (Is it a neutral PH?)
    and which bonnet did you use for this? The one with the blue stripes that absorbs or the other that agitates?? Thank You.

      Sure thanks for watching. The encap I recommend is Atomic from magic wand company. Most people will tell me it cost to much. I will encorage you to look at the dilution ratio between different encap products. Atomic is 1:128 1/2 oz to each gallon of water making it far more economical that most anything else on the market 240 gallons of ready to use product for a 7 lb jar of product. Most are 4-8 oz per mixed gallon. It is not neutral pH I believe it is 8.5 or so. as for bonnets I didn't use a bonnet to clean that. I used a hogs hair buffing pad. I will use bonnets sometimes especialy when cleaning residential carpets. Excellent supply has great bonnets. If you are using a bonnet for commercial I would always use the most eggressive one, you want the scrubbing ability.

    how many sqft was this and how long did it take? you didn't use the green and white pad for this? does the hog hair pad help dry it out? Do you post vacuum or any tasks after the bonnet?

      The first office is small maybe 300 sf. The second office is roughly 800 sf or so. The first office I can clean in less than an hour the second maybe a little over an hour once I am set up. The hogs hair pad is stricktly a scrubbing pad it has no drying capability at all. The goal of encapsulation cleaning is to remove bonded soil from the carpet fiber and encapsulate it in the cleaning product. Dry times are very fast, without any drying assistance it will be dry in an hour or so unless you are spraying very heavy. You can certainly use the striped pads I use the hogs hair because they are very efficient at aggitation which is the key to encapsulation. If you are encaping residential I would use the absorbant pad because the hogs hair is too aggresive.

    What type of pad and encap do you like to use? Is it comparable to the white or the red 3m pads?

      Encap is atomic from magic wand company. The pad is a hogs hair a little more aggressive than a red pad but a red would work fine.

      @@carpetcleanertraining8020 thank you! Great video. I just picked up a floor machine. It is a bone x pro 16. It’s got a nice hook and needle driver for pads. But when you use a bonnet - what kind of pad drive works best for that?

      The camera used for this video is a standard gopro. I capture the audio using a lapel mic recorded with my phone.

    You mention .15 a sq ft and the office being 400 sq ft, that comes out to $60.00 for the job. I don't see how you can charge so little. Is there a minimum you charge?

      I charge for the whole building it's 20,000 sf but some offices do clean separately from the whole but most clean all together 2 times per year. Also I have been doing them for 25 years and haven't really kept up with price increases for them as much.

      The floor machine will provide better aggitation with this type of cleaning method. A scrubbing pad will provide a more aggresive cleaning than a brush will, especialy on this type of carpet. The CRB will work better in a residential setting where the brushes can get down into the fibers of the carpet. A CRB will still work with an encapsulation cleaning if that is what you have. Just make sure you are using aggesive enough brushes for this type of level loop carpet.
