Maganda talaga mag rent Pero dito sa Edmonton now tumaas na ang apartment.. 1800 na.. kaya kumuha na kmi ng townhouse.. 900 per month lang mababayran namin plus utikities andyan sa 1800 lang

Remember when taking a loan, you are taking a huge liability if you are not financially secured. Don't say I'll buy a house just because you can afford to make a monthly payment. But ensure that you have backup plan in case you lose your job. Renting is less risky for those people who are not financially secured. With renting you would probably lose your advance payment and security deposit. But with bank loan, it will ruin your credibility, home foreclosure, and bankruptcy.

If you're not financially secured, you can't buy a house. No banks will lend you the money. Foreclosure & bankruptcy happens to people that are financially secured. When they loose their business, when they get laid off from a secured job, when they become disable either medically, in an accident or when the bread winner passes away. Filing bankruptcy will ruin your credit but you can built your credit back & depending what type of bankruptcy you file, you can buy another house in 2 to 4 yrs.

Thank you sa pagsubaybay 🙏😊 Kung may funds naman kayo to buy a house and considering you will meet all the requirements to purchase being an International Student, it is a good idea to buy than to rent, especially if you plan to stay for a long period of time in a particular location. You will be building equity of the house. You can sell it down the road and use it as down payment for another house, or you can use the equity of the house, refinance it and buy a 2nd house. 😉 I can make a video to discuss more about it kasi mahaba na itong comment ko. 😅 But then in the end ikaw pa rin po makakadecide kung ano magwowork sa situation at family nyo. 🤗 God bless po

How about the taxes if magbinta ka ng house?
There is a capital gains tax on the profit you earned from selling your property, BUT there are ways to lower it like the principal residence exemption, putting the profit to your RRSP etc.

Hello po thank you for watching. Yes of course pwede ibenta ung bahay kahit hindi pa fully paid, yun nga lang meron mga penalty kayong babayaran especially kung hindi pa tapos ung mortgage terms. Better ask your lender to know the penalty you will pay just in case you will sell your house. They will compute it based on the remaining days of the mortgage contract and the interest rate. Kung malaki naman equity ng bahay nyo pwede naman ma offset ung penalty. Pero again always do the numbers if it make sense before you decide.
