    Kaya kame di makabili ng bahay kasi takot asawa ko sa unexpected na gastos pagmay sariling bahay na, sa kakahintay ng opportunity to buy a property naabutan na ng pagtaas ng property na di na namen kaya makabili, kaya ngayon magnegosyo nalang kame

    Everytime kukuha ng property, it is advised na kumuha ng house and a plumbing inspector. Malaking deciding factor ang magiging result ng inspections, very thorough at comprehensive.

      we did this naman po, everything was okay naman sa report and the depreciation report of the building says the pipes must be replaced in the next 5 years and strata council was aiming to replace them pero yun nga hydroflushinh expedite the process, and it caught everyone by surprise 😞

    Yan din yung worry namin noon dyan Bro kung kukuha kami ng apartment. May nga hidden maintenance cost on top of your mortgage. Nung lumipat kami dito sa Alberta nakabili kami ng stand alone na bahay. Hawak namin yung maintenance ng bahay and pwede kami mag hanap ng separate contractor or DYI. I replaced the floor tiles of my basement 2 years ago and only spent less than 2000 CAD.

      oo nga po, kung option lang talaga kumuha ng nga single family home dito sa lower mainland mas mainam kaso sobrang taas po presyo ng mga property dito kya hanggang apartment/condo lang kinaya ng mortgage namin, mas mainam na din kesa patuloy lang na nangungupahan. Hindi din naman kami makalipat kasi nandito talaga work namin 😊

    Take the good with the bad with condos. Our condo is probably due for major works in ten years so best to have the Strata set aside an emergency fund and personal savings by owners.

      totoo po ya sir, kasi pag kailangan may ipagawa at kulang ang nasa Contingency reserve fund ng strata, need mag raise ng levy ng strata at pag napagbotohan ng majority owners na magraise ng strata, lahat need magbayad. so aside sa strata fee monthly, poproblemahin pa yung levy 🥲

    Dati kami nakatira sa condo townhouse sa Toronto for 8 yrs at madami na din naging problema at pataas ng pataas ang maintenance fee. Para makaiwas sa sakit ng ulo and at the right time and opportunity, we sold our house and bought a new home in Alberta

      Mas malamig sa Alberta compare sa Toronto pero sanay na kami sa lamig at snow mula sa Toronto. Gusto din nmin sa Vancouver dahil mild lang ang winter pero mahal din ang bahay dyan kaya happy na din kami sa new home namin at maliit na lang ang mortgage nmin

      @@ManongDC agree po, sabi nga nila "you can't have it all", kailangan may i-surrender ka. Maganda ang weather sa vancouver pero yun nga sobrang mahal ng mga properties, kung gusto mo talaga ng magandang bahay, sa prairie regions mura pa mga bahay yun nga lang matagal ang winter time diyan tsaka umaabot ng -30deg.. Dito kasi minus -3deg lang ata inaabot pero last year medyo fluke naging -12deg, hindi kami sanay 😅

      Just moved here sa Alberta last year (Oct.) before nakatira kami sa number 5& Francis for amost 7 yrs din.Napansin ko lang na difference is kahit malamig dito kaya naman basta proper gear ka. And totoo un sabi nila, mas iba un lamig sa Vancouver compared dito sa Ab. Un - 1 sa Vancouver parang - 10 to -15 na siguro dito sa AB, parang ganon. Also, palaging sunny dito kahit -30 na may sun pa dn. Sa Vancouver kasi always gloomy un weather. Pero un ang namimiss ko sa Vancouver sa totoo lang yun gloomy weather na may ambon ambon.. Pero kung trip mo is sunny. Magugustuhan mo sa Ab. Ang ayoko lang sa Ab during winter is un driving. Although mabilis naman nila iplow compared sa Vancouver. Nakakatakot pa dn mag-drive, haha. And isa pa sa napansin ko, parang un mga pinoy sa Vancouver mas friendly sila compared sa mga pinoy dito sa AB. Siguro dahil matatagal na un mga Pilipino dito kaya d masyado namamansin hehe. Pero overall, mas gusto na namin sa Ab, at least dito may detached house na kami and un mortgage namin d ganon ka taas. D mo kailngan mag double job. Sa Vancouver, mahal n nga ng mortgage mo, titira ka pa sa mga lumang condo na parang box ng sapatos un size. Tapos sobrang overpriced pa.

      Yes po that was so obvious pero ayaw nilang aminin, the strata made efforts para panagutin.

      nung tumawag po kami, sabi ng insurance hindi daw po covered..
      Kaya nagpalit na lang kami ng insurance company, sayang po kasi binabayad namin dun 😅
