This is one of the channels that gave me the courage to start my TH-cam channel 8 months ago about self development. Now I have 1,128 subs and > 900 hours of watch time. I know it’s not comparable with others but I’m still proud I started because I’ve been learning so many lessons that I could haven’t learned without getting started in the 1st place.

Self devellopement channels are one of the easyest thing to succeed in, it's like selling shovels to gold diggers .... you sell showels but they still don't find gold...

@@MJMultiverse1 hey, what I really focus on is the value of the content and what I’m truly passionate about while helping others! I'm glad that I'm foolish enough to believe that I can actually start making money through my passions. I've never thought that I'd be able to gain more than 2k subs faster. I can't imagine how many opportunities could have been wasted if I didn't have courage to go after them. That includes having this channel, being in a management role, having the people who actually care about me for who I am, freelance gigs, being an ambassador in a creative community and now I'm also planning on honing my public speaking skills through joining a toastmaster club and these all happened in 2023. It started with writing them all down on a piece of paper. A paper that serves as a reminder for me to go after what I want even through hard times. I'm not bragging about my accomplishments but simply hoping that this message can also inspire others to believe in themselves.

You got to have a daily routine. Mine is wake up early at 5am, I pray meditate 2. I exercise 3. I review my goals for the year or write it down. 4. I read a self help book. I do this everyday I am not perfect once in a while I fail, but I get back at it again. It only takes me an hour. Than I work on the important list. Like right now I am working on writing a guide for my business. It’s tough because I am not a great writer. My fault for hating school. If you want to remember and apply what you learn. I usually pick only one or two books that resonate with me. I highlighted paragraph and I stick posted notes on the pages that I want to look back at. Going back to too many books at the same time clutter my brain more than anything, so I rather pick just one book to study on at a time. But that’s just me, I learn slow. Hope this helps

Thanks Daniel. I’m almost 40 and have been working on mine and my family’s wealth trajectory since I was in my 20s. I can’t say I have had great mentors except some bosses here and there, reading about 50-100 or so business and other books I’ve read, and advice from TH-camrs. I’ve been following the Baby Steps and am on either step 5 or 6 (save for kids college and pay down mortgage).
Other than some passive income (real estate and stocks/bonds) my time is generally spent at work, with my family, and at my church.
I would love to be able to free up some time at work (50-80 hours/week) into other areas of life. Don’t get my wrong, I love my job. I’m getting great experience, work with some nice people, get paid fairly well (~$300k-$$350k/yr) and I don’t risk my own money working with $2k/hour consultants or investing in projects.
I’m trying to be patient with my life but I also want to build something that feels more like my own.

I've got an MBA from the Haas School at UC Berkeley. Agreed, the Accounting and Finance courses were valuable. But the Organizational Behavior courses were very important because they laid bare the human behavior quirks that are prominent in a business setting. The way things play out in business have some uniqueness to them, and the OB classes helped to figure out why IRRATIONAL things occur inside a business.
Merit often has little or NOTHING to do with how you succeed. Once you understand how organizational behavior works, you can game the system and know the boundaries a lot better. Behavior boundaries inside a company can be radically different from other social situations.
EXAMPLE: Play golf with people higher in the organization than your boss. Or volunteer to help them out when they need a temporary increase in man/brainpower. Or attend their house of worship and get on a first-name basis with them. ABOVE your boss in the org chart.
    That's just one tactic.

commercial buyers agency. what will your company do

    • @alphawatches1633
      @alphawatches1633 11 หลายเดือนก่อน +1

Certainly, I’ll go into what a commercial buyer's agency does and a bit about myself.
What a Commercial Buyer's Agency Does:
Property Scouting: They're experts at finding the perfect commercial spaces for your business, acting as property matchmakers by scouring the market.
Digging Deep: Before you commit, they roll up their sleeves for due diligence, checking everything from property conditions to legalities to ensure your future business home is solid.
Master Negotiators: Pros at sealing the deal, they handle the nitty-gritty of negotiating prices, terms, and conditions, allowing you to focus on your business.
Market Whisperers: With in-depth market knowledge, they provide insights into trends, values, and opportunities, helping you make savvy decisions.
Connectivity Gurus: With a network like the who's who of real estate, they can open doors you might not even know exist, including finding off-market gems.
Strategic Consultants: Need advice on your property game plan? They're strategists, offering insights to align your property moves with your business objectives.
Paperwork Jugglers: Contracts and paperwork? They've got it covered, managing the paperwork circus for a smooth ride.
Post-Purchase Allies: Some even stick around after the deal, helping out with property management, lease talks, or your next big investment brainstorm.
      A Bit About Myself:
So ultimately, I'm here to grow someone’s portfolio within commercial real estate and create long-term passive income while educating them along the way.
So why commercial over residential ?
Commercial leases are advantageous, with some lasting 10-20 years, providing higher yields. In contrast, residential yields is a gross return when commercial yields is a net return. With residential, you still have to pay for land tax, water tax, maintenance, etc.
There are Many lease types in commercial, but it is very common for it to be a 100% net return; it’s called an absolute lease, so ultimately the tenant will be paying 100%. It comes to land tax, water rates, maintenance-everything!!! Yes, that’s not 100% all the time, but it’s not out of the norm. Also, that’s when negotiating and persuasion tactics play a role.
I've recently invested significantly in myself ($$)
2024. I am so eager to grow this into an empire. …. However One step at a time
There are only four established companies in Australia that do this, and I believe I can do it 10x better than them.
This venture is my Blue Ocean strategy. ….. if you haven’t read the book I recommend…. Blue Ocean.
I plan to create high-quality courses on how to invest in commercial real estate, build my community, and design a unique and innovative lead magnet 🧲.
My long-term goal is to be establish internationally While I'm not there yet, I'm learning from those well-established in international commercial investing, like Dolf De Roo.
AJ Osbourne in the US is a prime example, specializing in commercial Real Estate niche he does self-storage facilities, He’s worth well over 100 million net . He’s basically grown a very unique empire
Imagine investing in multiple self-storage facilities around America; it’s become a booming industry over the last decade.
A friend of mine just recently invested 170-180k in a self-storage facility in Australia and expects a return of around 450K by the end of next year. You can't achieve that in residential.
In my 30s, with my mother passing this year, I've become a man on a mission. Life is short, and I'm driven to take action.
Apologies for the lengthy message, and thank you for your time.

Munger and Buffett have both achieved an incredible feat with Berkshire. They've turned thousands to billions, and have made a lot of people wealthy in the process. I really saw the potential of the stock market by reading Berkshire's annual letters. I recently sold my $674k apartment in the Bel Air area and I'm hoping to throw it into the stock market. I just don't want to lose everything.

Most people either do not understand the power of compound interest, or are just impatient. For the average Joe, however. I think it is just best to invest in the S&P 500, and just wait, which is reliable, albeit extremely long-lots of years. Or just use a professional analyst and speed up wealth creation. Most people underestimate the power of the latter
