Guide Price = asking price, what the seller wants. you can bargain that. also, be aware that with leaseholds, you need to pay a 'service charge' to the owner to maintain the property. I have a semi-leasehold, so i have to pay 700 pounds each financial year for 'upkeep' of the roof and painting of outside.
