    My dad lives in Stonecrest which is right next to The Villages. He was ready to sign the papers for a stick built house in one of The Villages neighborhoods and he questioned the $20k or $25k bond. This was maybe 18 yrs ago. He walked out, paper unsigned, homeless and off to continue his house search. He nor I had ever heard of a bond before.

      Bonds pay for the startup costs of the new areas where the house will be built. Rec Centers, golf courses, pools, tennis courts and so forth have to be paid for. People should look for a house with the bond paid. There are many of them here.

    What a great place to spend your senior years. We lived there for almost 20 years and it was the very best time of our lives. Thank God for Harold Schwartz and the Morse Families. We lived a beautiful dream. One that will never be forgotten. We made friends for a lifetime along with being so fit with all the activities and fitness centers, bike trails, roller blading, pickleball, bocci and so much more. A blessed time for us.

      The number one reason folks move out of The Villages is the recent loss of a spouse and a desire to "rejoin" the kids.

      Take your time and do it right the first time. The Villages has the reputation of "falling in love at first sight" reputation. Happens all the time. There is not much not to love here. But, get it right the first time. As for the new development south of the Florida Turnpike, I love to golf this might not be the location for you. There is only on 18 hole championship course in the plans right now.

    I am disheartened by the negative comments here. I personally found this to be very helpful. We just purchased our home in the village of Glenburn... yes it has a small lot and is close to the neighbor next door, but I hope that having that close proximity will help us develop a good relationship. Seniors suffer when they are isolated. The Villages (TV) is not for someone looking for a lot of privacy!! I have heard all the jokes and innuendos about STDs. Its a common problem in ANY active senior community and I believe it was first noticed in someplace other than TV. I am not worried about STDs; we will be too busy dancing and golfing, etc. to find time to cheat on each other!
    We were able to afford our home because we skrimped and saved. We helped put 4 daughters thru college (they all took out student loans which we helped with) and paid for 3 weddings. We were blessed to have good jobs. I understand that some people cannot save for many reasons (medical expenses, no work, etc.) and they could not afford to live in TV. That doesn't mean they should hate those who can, or ridicule or put down the community.

    We sold our old furniture when we moved here. The cost to move it was high and the furniture was about 11 years old. At the time they had a nice furniture store here that knew the layouts of all the models of houses and could layout your new furniture on those layouts. When we moved in all of our new furniture was in place and setup. We only had to unpack boxes of clothes and other items. It was nice to walk into a fully furnished house.

    Nice looking homes. I'm over 55 but not yet retired. I have a relative who moved to The Villages with her husband about a year and a half ago, and they love it there. I am considering the same one day, and renting may be a good option for starters. Thank you for the information.

    This was a good video. I live in a manufactured home in the next county, Lake County, which is located on a canal with a dock connecting to Lake Dora. Cost is much lower even if you BUY a home WITH the land. About 30% of the population in Lake County are retirees. The Villages controls Sumter County and uses bonds mentioned below to finance the infrastructure plus the owners pull out full profits as part of the bonds, as described in columns in the Orlando Sentinel. Be aware that the Villages has expanded into Lake County and valuations and resulting taxes are higher. Those expansions are in Fruitland Park and planned for Leesburg. Be really carefull to understand all the costs. If you plan to buy an existing home then go to the County Appraiser AND the Tax Collector and get prior assessments and tax bills. Be sure to understand the prior owner had a lower basis, thus lower tax. So calculate your future property taxes based upon your purchase price (DON'T rely on Realtors, they avoid explaining this issue). Recently, a new expansion of 2000 homes in Fruitland Park in Lake County resulted in massive meetings at the City Council when the new residents got their first tax bill, and then it was hiked due to rising market values. Remember, unlike most new residents from other states, we (and about 5 other states like Texas) don't have an income tax here, thus property taxes are a main way to fund schools, cities, county services. We also get Hurricanes and tornadoes here. The Villages won't publish much about all the damage to about 1200 homes caused by tornadoes a few years ago. There are about 800+ special interest clubs at the Villages, so people who want golf and ACTIVE life styles and few kids in the area like it. But, you have to have the income to sustain all the life style costs like golf carts, maintenance, etc.

      @@debimohler768 Not sure what the SF would be. They are all over the place. Each house is different as is the location. If you have a pool, golf cart garage etc. Rent is most expensive in the winter months. You probably could easily rent a house in the summer for $1,200 a month.

    We did the normal tour of the villages and what made us concern was the "bond" amount. Basically, what we asked if a storm damaged the community pools/centers we knew insurance would cover the repairs, but all policies have a deductible. When we asked who covered the deductible, our agent told us the home owners and it was based off when you purchased your home, location, and cost. This amount was hidden in the cost and listed under "bond fee". What a friend told us is if there is damage, everyone gets a letter outlining their portion of the deductible. The Villages are not gated so while they say no one under 50 and guest are limited to the number of days they can stay with you, one local resident said there is no way for them to enforce the policy. Her neighbor in fact had their grand children stay with them for four months - when our agent told us clearly that wasn't within the rules. So, we took all this to mean is they are quick to impose rules but have no enforcement ability. There are better options than the Villages. As a caveat, we did our tour two years ago so our info may be dated.

      CHAOSNCHECK T Grandkids are supposed to only stay for a max of 30 days. You probably could get away with a longer time. But, how many older people would really want to go more then 30 days. My insurance deductible is $1,000. My bond on the house was already paid off before we purchased it. We looked for one that was. There are many that have them paid off.

      We lived there for 10 years, which were the best 10 years of our life. I formed a bike Club, sang
      in the choir, played tennis, jogged around the lake, swam, organized a walk around the lake, golfed, worked at the Pro Shop, worked on Security, a member of Rails Trails. . .and now trying to locate our wonderful neighbor, Rosemarie Peterson, whose Christmas Card was returned, wondering if she re-located or, if she beat me to Glory Land. We only left H2° Oak because our lovely house was sold out from under us, and we relocated in Alaska, with family. My advice: No need to hesitate buying a House in Water Oak. Great place to live, work, and play!

    That is a good detailed breakdown of expenses but the only real "Villages" cost is the monthly amenities fee. All other costs would be associated with living in any type of home. The CDD fee is common in many newer Florida communities, not just the Villages. We have relatives who just moved to The Villages and they are pleased with the amount of activities that they are getting for the monthly amenities fee. Enjoy!

      It's probably one of the biggest mistakes people make when they move here. Your furniture from up north looks like crap in a Florida house. Save the money from your move (which isn't cheap) and just by new.

    Remember they get a few sinkholes there, so remember to get "Sinkhole Insurance". Not joking! It'll help with the cost of filling the hole, when and repairs to the basement & foundation.

      There are maps showing the frequency of sinkholes in Florida. Central Florida just north of Tampa is the sinkhole capital of Florida. Note the number of small lakes in and around The Villages. Each of those lakes is essentially a sinkhole. The surface of Florida in that area looks like it was hit by a giant shotgun blast. The maps tell the story. The east coast is far more stable.

      Many of these small "lakes" are actually retention ponds. The Villages is a master planned community. They were put there for a reason.

    Added up every expense I could think of and our cost to live here in a 2800 square foot designer home is about $32,000 per year. That includes everything, property taxes, home/auto/health insurance, food, utilities...and we don't live extravagantly. We don't have a mortgage or a car payment. I cut my own grass and trim my trees and bushes. I suppose someone living in a smaller home would have smaller utilities, insurance and property taxes...and there is two of us, so that affects the food bill (we rarely eat out, and when we do, it's drive through burgers, and I shop primarily at Aldi's) and the health insurance bill. A single person in a smaller home could probably live here on about low to middle $20,000's

    This is an excellent piece re the villages as far as it goes. It does lay out the average costs assuming you paid cash for the house which most of us realize that these monthly (lets lump them into HOA fees to simplify) are running about 25% more than the average planned community, especially when the ave HOA power washes and spray paints the exterior of the house every 4-5 years. This is a major expense and has to be done or the heat,rain and humidity will start rotting the fascia boards and then spread. Once there is any sort of crack or hole, FL insects will move in and can (and will) damage trusses and the roof to come crashing through the ceiling. This is a fact and I've personally seen it happen. Even the reputable companies want 50% up front and the less than reputable companies will re-frame, paper, replace fascia and disappear with no tile, sometimes for months. This 'Deal' often results in the failure by the city inspector which is a nightmare too much to contemplate. Fix it else have it condemned as unfit for human occupancy. The prudent owner will basically periodically have to tent the house along with little touches that you don't find out about until the itemized project list suddenly appears and is a very necessary part of the job. Tenting that size house is a major expense. and it is up to you to save for it. Ignore at your peril. Pools must be re-lined or "diamond brightened" and pumps wear out or fail. The author remembers the driveway tile to his credit, and this is mandatory and expensive. There are several other items that seem to magically 'pop-up', a fairly large rainy day fund is mandatory. Those 'hurricane proof" windows you see on TV will take one good hit. The next one will shatter the glass and even if it survives, it must be replaced. "Northeast Aluminum" shutters made near Tampa are what the pros put on their houses. They are the same ones jewelry stores use before riots, and actually stand up- if the roof is Miami/Dade code, double wrapped and stays on. Ditto for the Garage and exterior doors. The stickers will be there or you will get no insurance discount. Buy flood insurance anyway, water is sneaky. Well you get the idea, hire a estimator/ examiner that is "your" insurance company approved to go over every inch, you can be sure a good storm will.
    One other thing or two. The rumors you hear about STD rates are mostly true, ignore at your own risk.
    Constant vigilance is a must. For some reason, many boomers and older think they are immune or something. The Go-cart flags are generally rolling advertisements of availability and tastes. This sounds impossibly weird but is actually true for the carts original owner or clued in second hand user. This is widely known and supposedly top secret. Everybody therefore knows.
    This last will be controversial and deniers will want to ignore the whole comment accordingly, but it has to be said as you will live there. The Villages are a true blue (so to speak) hard right republican enclave that as a group will shun, insult, and otherwise make life difficult for those who may not be of that persuasion. You must know this going in, as there is no way around it. It is woven into the social fabric of the community. Ignore at your peril, repent at leisure. You've been warned. Good Luck

    I am interested in moving down there, but I appreciate knowing all the costs. There is another retirement community called The Village of Citrus Hills. West of the Villages and closer to the ocean. It is less expensive and you can do more with your yard than at the Villages, but it doesn't have all the amenities either. I also heard there has been some crime at The Villages. Would like to know what the average house cost at both places - anyone been to Citrus Hills?

      The Villages has one of the lowest crime rates in Florida. Keep in mind, the closer you get to the Gulf or the Atlantic your home insurance with hurricane coverage will go higher. Many people in southern Florida headed to The Villages area to ride out hurricane Irma.

    If you love the cold weather and the change of seasons then Florida is not for some people. I love the heat and summer weather all year long. I hate the cold, snow, ice and traffic. As far as the July August weather the boat ramps are all full those months.

    I rented at The Villages 3 times and decided to spend 5 to 6 months a year in the area. We chose to buy a property at Del Webb Golf and Country Club. It is a very well managed true gated community with a great indoor pool among others. Just a few miles away from The Villages with significant lower housing costs. Many residents are former owner of The Villages. One should consider other interesting options based on preferences. I have a sibling who bought at The Villages because it suits her better. My wife and I enjoy swimming year round and she prefers golfing. At Del Webb there are only championship golf courses that are not for everyone. On average there are more than 5 homes a day sold year round at The Villages only. Very friendly neighbourhood.

    A few additions and miffs about The Villages. First someone added Sexually transmitted diseases, this was an old statement made some 20 years ago when Viagra Came out and anytime you have a large population you will have disease. You never hear about any other areas in the country with these kinds of comments. On the other hand, sonofmabarker gave a wonderful presentation on the Villages using a designer home. You can go to the northern side and buy a mobile home for $100,000 or you can go 15 miles south in the Villages and buy a 2.5 million dollar home. There is something for everyone at the Villages including over 38 Executive golf courses which are FREE and 12 Champion Golf Courses where most are 27 holes and are first class courses. But one of the biggest advantages of The Villages are the over 2000 clubs, the recreation centers, the pools, and most of all the entertainment every night in three of the main squares. This along with Happy Hour every night makes it a wonderful place to go out and just socialize. BTW, Do you know that socialization is the number one factor into living a long life? So lastly I will tell you that more people from Florida move to the Villages than any other place in the USA. DO you know why? Because they retire and buy an expensive home in Naples or Marco Island or any where else only to find the cost of living is outrageous and they have NOTHING else to do but play golf or paint. The Villages has every possible sport, hobby or interest that you can think of with a large participation from Exercise, Biking, Pickleball, softball, basketball, majorettes, bands, Shuffle Board, Bocci Ball, Texas Holdem, Billards, swimming, water volley ball,just to name a few. So as You can see we are one of the Happiest Couples to ever move to The Villages which is now grown again with the possibilities of reaching over 180,000 people. Five Miles South the new area now called Feeney is expanding rapidly and will soon have all the amenities that the rest of us have on the northern side. If you are looking for a place where you have Hospitals, Doctors and restaurants all within a Golf Cart Ride, you need to visit the Villages for a Life Style tour! Last the sink holes experience are in most of the older areas where they first built some homes and the drainage was not properly routed. On the other hand, as the Villages continued to grow they had a Flood Plan in place so if we had a major hurricane most of us would never get flooded. Do you know why? The golf courses were designed to take up all the excess flood waters during a hurricane as we had last year with over 20 inches of rain. I live directly on a course with a huge sand trap out front which handled all the water and we never saw a drop in our home. GO on Utube and visit the the golf courses under water for less than one month! Great Job in the planning of this "Disney World On Steroids" For Adults! Immaculate!

    Sonofmabarker. Great video and your cost estimates are just about right on. With that being said, after reading most of the comments on this feed, if I were you I wouldn't waste my time trying to give good solid information to these close minded extremely negative people who think that they know everything about a place that they have NEVER even visited or lived in. Personally, I don't think that there is a community anywhere in the entire US that comes remotely close to giving one a retirement lifestyle like the one that The Villages provides. There must be a reason that they are the most successful developer in the entire country and why they continuously close on between 450 and 600 homes a month.

    I've lived here 4 1/2 years now. These estimates for living expenses are close, but I live in the south end and my fees are higher. My amenities fees are $155.00 and they are projected to go up because they removed the cap. My taxes and bond are higher as well. The new sections by the Turnpike will have even higher bonds than mine. Just remember newer is more expensive. It's is hard to live here only on social security. Many of us are still working just to make ends meet.

    Looks beautiful. If you want even better value for your dollar people should look by me down here in Tradition area of Port St. Lucie. One of the biggest growing communities in the US right now. Homes are quite affordable and the fees are reasonable for all the amenities you get plus every section is privately guarded 24/7 making me feel very secure 👍🏻🙂

      I think one thing that concerns people who move to Florida are the hurricanes. And because of that the high insurance costs that come with that. That is really not the case here in The Villages. We do have security gates everywhere here as well. Plus we have the community watch trucks that are always on patrol.

      Hate to pop your bubble but those are not "security gates". They are just meant to slow traffic down. The red button at each gate lets anyone in. The biggest selling points for The Villages are all the amenities you get with your monthly fee -- free executive golf, all the neighborhood rec centers, clubs, restaurants, and everything else that is easily accessible by golf cart. But it IS NOT a gated community, and it IS NOT an over-55 ONLY community. Only 80% of the residents have to be over 55.

    So i am having a home built just south of Orlando . 2.5 acer lot plus i am having RV garage j have a 2016 45 ft entegra cornerstone coach
    I am 69 sold my farm and equipment to move to florida my friend bought 1.5 acres next door .
    I love the Villages but i gave up a lot to move to Florida what turned me off you have to pay a bond and i spend 400 to 450 to live there i dont need a bond

      There are many homes that have the bond paid off. We chose one of those. I understand what your saying. On a new home the monthly cost of a bond is around $100 extra on your real estate tax bill.

    Thanks for the important information. I have a question about the VCDD fee. What is that? Is it “the bond” or the Development District Assessment fee that The Villages list on their monthly living expenses list?

      The bond is applied to homes that are brand new. This is money that helps pay for all the infrastructure in your area by your home. Such as recreation centers, pickleball courts, golfcart trails and so forth. The average bond placed on a NEW home is probably around $20,000. This is added to your real estate taxes. This is spread out over a long period of time. I think it's a 25 year period? The VCDD fee is your District fee that helps maintain the Village your living in. Such as the recreation centers, golf courses, roads, etc. The average VCDD on a home is about $450 a year. This is also added to your real estate tax bill.
      Many homes have paid off their bond payments and those no longer are on their real estate taxes. The bigger the house the higher the VCDD fee.

      @@sonofmabarker Im confused now. So there is an "amenity" monthly fee AND a VCDD fee? And BOTH are charged to you to maintain the grounds/roads, recreation centers, golf courses etc? Why 2 separate fees for the same thing? Or are they both the same thing and you are only charged once? If not, "Truthfully, you have a HOA fee of 2900/yr or $242/mo? right? Plus you pay "house taxes" which is what is supposed to pay for maintaining your roads and stuff. Doesnt the state or county take care of all the roads in Florida? If not, why would you be charged for house taxes? you might want to ask them that at your next meeting. Cuz, if road maintenance is in their budget that they are charging you for, they are most likely double dipping. Regardless, I have friends that just bought there and we are looking at a few of the Mfrd homes just outsdie the Villages - some are even considered to be "in" The Villages, I guess.

      @@qq1651 The amenity fee covers the recreational items. Also on that monthly bill is your trash, sewer and water bill. The VCDD on average is about $500 a year added to your real estate tax bill. This fee goes towards the beautiful landscape upkeep, golf cart paths, recreational upkeep of the pools, recreation centers and so forth.

    Better off buy a motor home and go down for a few months each winter, too humid and hot in the summer anyway and everyone has a screened in porch mosquitoes are rampant as are road tolls.

    I live in a village in CT. Homes taxes 9000 a Year HOA fee 1500 a year auto taxes 1000 a Year heat 2300 a year ele 1800 a year internet an cable 180 a month shall I go on. CT sucks but cant leave due to family obligations
