Vegas in a nutshell - just 4 years ago we lived in a 2-bedroom townhouse at 650 per month, and that same place is now 1100 per month. Vegas used to be a great deal with rent and food prices. Not anymore, this town is quickly becoming more expensive than it's worth.

I lived in Las Vegas 8 years and one of the only benefits was affordable housing (Rent, Own) all over Las Vegas. You had so many options of living because of it. If you wanted to save money you could move to a more affordable side of town. Upgrading your life was simple. This is ridiculous for anyone living in Las Vegas because if/when the next recession hits (soon) the first thing people do is minimize their travel. It's coming and those living at the top of their budgets are losing first. I got their in 2007 and finding a job was hard and a lot of Casino workers were getting laid off. It's sad.

The honest truth about inflation is that people don’t necessarily need more money. The entire economy needs more resources. More iron or, more fertilizer, more refined oil, more refined, copper, more lumber, etc. We need more supply so that prices can come down. If we simply print more money and hand out checks, we will all die by inflation.

$5K a month is nothing. $5K = $4K after taxes. Average mortgage payment is about $2300. Add insurance, property tax and water, garbage and electricty and that's easily $2800. Add car payments, car insurance and gas = $500. Add food, clothing, cell phone, car repair, etc. And that's about $4200 if nothing goes wrong. No speeding tickets. No car repairs. No entertainment. Yeah... $5K is nothing.

Foreclosures have not increased in the past 12 months. I actually downloaded and counted default and foreclosure recordings from the Clark County recorders website. The numbers have been going sideways, not up or down.

You can get away with encouraging them to take the dive with hope of making it back later, but if you tell them just do it, you run the risk of nuking the local rental market. My friends are smart. Many of them are buying homes together with other family members. I don't like living with other people, however, it's better than getting foreclosed. If more people did that, the housing demand would go down massively and prices and rents would also go down.

Landlords are also trying to rake-in the extra income by boosting the cost of rent more than a reasonable amount to their loyal tenants before covid. The main cost that has gone up for landlords is the property tax, an increase of $35 to $80 a month. My mortgage has gone up $130 a month since 2020 because of property taxes, and that's with the 3% cap. Property values gone up but why sell and downsize if you're going to pay the same amount or more for a smaller property.... Locals are going to be priced-out of Vegas soon if this over-inflated economy and housing market doesn't correct itself.
Everyones biggest cost is usually your rent/mortgage then your vehicle payment if you have one . Maybe our government should come up with some type of plan to keep rents/mortgages low more affordable maybe based your payments off your income for example. Eventually if nothing ever changes, there's going be alot of homelessness and forclosures.

Foreclosures have not increased in the past 12 months. I actually downloaded and counted default and foreclosure recordings from the Clark County recorders website. The numbers have been going sideways, not up or down.

My friends are smart. Many of them are buying homes together with other family members. I don't like living with other people, however, it's better than getting foreclosed. If more people did that, the housing demand would go down massively and prices and rents would also go down.

Landlords are also trying to rake-in the extra income by boosting the cost of rent more than a reasonable amount to their loyal tenants before covid. The main cost that has gone up for landlords is the property tax, an increase of $35 to $80 a month. My mortgage has gone up $130 a month since 2020 because of property taxes, and that's with the 3% cap. Property values gone up but why sell and downsize if you're going to pay the same amount or more for a smaller property.... Locals are going to be priced-out of Vegas soon if this over-inflated economy and housing market doesn't correct itself.
Everyones biggest cost is usually your rent/mortgage then your vehicle payment if you have one .
Maybe our government should come up with some type of plan to keep rents/mortgages low more affordable maybe based your payments off your income for example.
Eventually if nothing ever changes, there's going be alot of homelessness and forclosures.

While you want to feel sorry for this lady , I see she is driving a new car ( big car note) and although I do not what kind of structure she lives in but did she make a smart purchase or buy something new like her car instead of a fixer. Plus her grocery story doesn't hold weight; inflation is down to 2% and if you try hard you can look for alot of food bargain out there. I live in Nashville TN and I haven't turned on my Air Conditioning as of July 25th 2024 ( hot yes but must save $$) Electric bill average $45. I did have mobile A/C unit for bedroom. In the winter I keep my heat temperature on 62 degrees I wear layered clothing. But most just complain with no sacrifice
