New projects are at inflated prices with creative financing and ballon payments. Views are obstructed and blocked with little to no open space. Aside from Nuvali, open space allocations are few and far between. Municipalities just want the property tax revenue and nothing else. Appreciation isn't going ro happen with new developments springing up everywhere and functional obsolescence the norm. Unless you have clear unobstructed view of the ocean or at a new Manila subway station walking distance, just pass.

I’m just about to start with S&P 500. I haven’t broken down which is best for what we did. We purchase a home 2016. Paid that off after 6 years. After the pandemic. Where we live. The house/lot boomed & triple/quadruple the price. We took a year of mortgage free & that was glorious. We proceeded to get a beach condo since it was still pandemic. People were unloading properties on a discount. Got that for ₱5.5M & we are bout to put it up on the market for ₱8.5M in just two short years. The reason we upgrade to a much bigger space. Another steal cuz the owner needed the liquidity for medical reason. The unit was ₱10.2 plus paper works amounting roughly ₱1.5M plus renovation of ₱3.5. We can unload that unit as we speak for ₱25m. I’ve been aggressive with crypto & it’s bout time for some S&P 500 safe bet.
The expense ratio of 0.75% for the S&P 500 ETF is extremely high. In the U.S., it usually ranges between 0% and 0.03%. It seems that if the same amount had been invested in QQQ, the U.S. stock market could have significantly outperformed the condo investment. QQQ is a much safer investment than buying a condo.
None but as far as I know, it's best to sell right before your rate renews. You would have to pay the bank the remainder od what's owed based on your current rate for the period then the remaining term can be just paying the remaining principal. I have to double check on these.
I might have missed it, but was the growth in the S&P fund only from the amortization payments (years 1-10)? Shouldn’t it also include other costs of the condo like renovation costs, real estate tax, and association dues paid? This is cash that would have been available to invest in the UITF, but instead went into the condo.
Great point, yes just the regular monthly payments. In its purest form, I could have reflected those expenses as added buy-ins into the S&P 500. But I wanted to focus on the effects of regular steady investing as I did in previous videos. That's a good conclusion or next step that factored in, clearly tips the scale to the S&P 500.

Both are good. The bad thing about real estate is that it has real maintenance cost and depreciation. Paper assets have no personal maintenance cost and only phantom depreciation.
Purely on returns and simplicity, paper assets seem like the easy preference! Of course it's an all-time high right now so it's easy for me to say that
Condominiums are not a good investment....you are not the "Real" owner of the physical property- the real owners are the Real estate Developers and corporations😅 selling to you the Idea that you own it 😊
Iba pa factor ng supply and demand.. kahit ibenta sya, kung walang bibili, ibababa din ang value para may kumagat madami kasi competitor.. Iba pang factor ang return on effort.. yung sakit sa ulo ng overall operation.. parang mas ok ako kay S&P500 nalang.. pwede syang invest and forget nalang..
Goodluck selling a BGC condo at market price especially if it doesn't have a parking spot. You'll be competing with brand new condos with more affordable (not necessarily good) payment terms. Don't forget that you will also lose money on capital gains tax and exchange rate.
I like snp500 but I love real estate. I like being able to do the work and be in the control. If you need money for something you should be 'saving' some of the money and not sell your asset when things go wrong. This will at least make you more self aware.

Tbh, I know little on gold and silver investing especially in coin form. Many would trade as CFD's but for the long term and in coin form, I think it's definitely worth considering too. It's a hedge versus the current crypto craze.

Real estate but not condo. Been in stocks and forex trading both local and abroad but not that rewarding compare to cement and glass.
