Philippine Real Estate vs. S&P 500: The Ultimate Investment Battle! Is My BGC Condo Worth It?

  • We've talked about investing in the S&P 500 on this channel since it's proven to have the best track record over decades in terms of returns. On the other hand, there is still the lure of the Holy Grail of investing: REAL ESTATE! Real Estate is often touted as the sure ticket to fortunes. I myself, have been paying off a condominium unit in BGC in the past 10-years. Having this data on the S&P 500 and comparing this to what I've actually invested in my BGC, I am computing for and comparing the actual returns. Which investment is better? Is the S&P 500 a better investment? Or is it real estate, my BGC unit? While I know you may have your biases and preference as to which is the better investment, you'd be surprised to know that the results are actually quite comparable... I myself am shocked that these results are so near one another!
I've crunched the numbers on which Philippine bank's S&P 500 UITF would have given you the best returns based on the last 10-years and plugging in the most recent changes in their per annum trust fees. It's a duel between BDO, Metrobank, RCBC, Eastwest Bank, and BPI! Check-out this video: • S&P 500 In The Philipp...
To fully monetize your real estate investment, it all boils down to rental income. But what rental terms actual work best and have the most fruitful returns? I've covered this in a video a few years ago about Airbnb Short Term Rentals vs Long Term Rentals. Which fits you? You can check out here: • AIRBNB Short Term vs. ...

Hi Zigging, I believe it's also important to consider additional costs, such as rent expenses if you don't own your condo.

With a saturated condo market with thousands of sellers & the asking price of top developers now reaching 400t/sqm there is not much room anymore for its price to appreciate. BGC & Makati asking price are now one of the most expensive in the world based on a /SQM basis.

Both are good. The bad thing about real estate is that it has real maintenance cost and depreciation. Paper assets have no personal maintenance cost and only phantom depreciation.

    • @ZiggingbyMarkSigg

Purely on returns and simplicity, paper assets seem like the easy preference! Of course it's an all-time high right now so it's easy for me to say that

Mas better if kaya both, medyo heavy si Condo at first but make sure lang before buying may lump sump cash kanang 30-50% of the total value before buying serves as a jumpstart, para hindi mamroblma sa monthly at maliit nalang ang eloloan, once fully paid.. more on passive income na just set aside budget for expenses, taxesetc.. for S&P may fees din once u buy and sell, pero depende talaga sa market 😅 ok nadin may investment dun para maka leverage din if maganda market

Hello po. Ask lang po sana ako. I am already on my 10months of paying the equity of a condo unit. But due to some personal circumstance, hindi ko na po sya kaya mapagpatuloy. Plan ko po na hindi na magpatuloy na kunin yung condo. Possible po kaya yun? Thank you po.

I like snp500 but I love real estate. I like being able to do the work and be in the control. If you need money for something you should be 'saving' some of the money and not sell your asset when things go wrong. This will at least make you more self aware.

Goodluck selling a BGC condo at market price especially if it doesn't have a parking spot. You'll be competing with brand new condos with more affordable (not necessarily good) payment terms. Don't forget that you will also lose money on capital gains tax and exchange rate.

    Hi Mark,
I actually live in the US in Michigan but I have been to the Philippines and I think it’s a wonderful country.
I really enjoy your videos and I wanted to get your opinion on gold and silver coin investing long term in the Philippines. After watching many of your videos I can say that you are a very talented businessman who really understands the financial markets and the real estate market. That is why I decided to write this message and I would be very interested in your opinion. Who knows maybe one day we could do a partnership deal. I hope to hear from you soon.
    Thank you,
    Henry

Tbh, I know little on gold and silver investing especially in coin form. Many would trade as CFD's but for the long term and in coin form, I think it's definitely worth considering too. It's a hedge versus the current crypto craze.
