VIDEO DESCRIPTION BY MR SANTOSH BHAT @MrBlackjack456
    Main Idea:
The video discusses the issue of builders and societies demanding transfer fees or No Objection Certificates (NOCs) for the sale of flats, and how flat owners can fight against this illegal practice.
    Detailed Summary:
    - Builders and societies often create problems by demanding transfer fees or NOCs when flat owners want to sell their property.
    - This practice is largely illegal, especially when the demanded amounts are excessive (e.g., 5 lakhs, 10 lakhs, or more).
    - The Supreme Court has ruled that transfer fees should not exceed 25,000 rupees (though the speaker suggests this might be outdated and could now be around 50,000).
    - Builders often demand these fees in cash, making the transaction illegal.
    - The speaker advises flat owners to resist these demands through various means:
    a. Corresponding with the builder/society via email to create a paper trail.
    b. Recording conversations if possible.
    c. Making videos describing the situation.
    d. Involving tax authorities if cash transactions are involved.
    - The speaker emphasizes that once a flat is fully paid for and possession is given, the builder has no right to demand transfer fees.
    - For under-construction properties where the full payment hasn't been made, the situation is slightly different, but unreasonable demands can still be fought.
    - The practice of demanding transfer fees is compared to outdated customs like sati or dowry, which need to be opposed.
    Key Takeaways:
    - Demanding excessive transfer fees or NOCs for flat sales is largely illegal.
    - Flat owners have the right to sell their property without paying unreasonable fees.
    - Documentation, correspondence, and the threat of public exposure can be effective tools against such demands.
    - It's important to fight against this practice to stop its perpetuation.
    - In some cases, involving authorities like the Income Tax department can be an effective strategy.
    - Flat owners should be aware of their rights and be prepared to stand up against unfair practices by builders and societies.

Is banks' asking for NOC not illegal? If the owner of a flat has possession, and provides recipts of all payments of the flat, society and other such payments including taxes, then...
काहे का NOC? Why should a bank ask for any NOC? Can the seller or buyer take the matter to court against the bank also?
