    The problem lies in the selection or shortlisting the builder for redevelopment. In most of the cases the society committee selects the builder with Good or Big Brand Name alongwith security deposit and funds to develop. So after the builder receives all the power and rights to execute the funds disappear or diverted to other projects or work and in this way the project gets stuck. Genuine builder or developer will try or give his best to complete the project whereas the so called big branded builder will try to delay or show incompetence. So the society committee alongwith the member's consent should not go by what is shown but how builder will make things will happen and the duration.

    rehab component people are 2nd class citizens and their structure is aswell. I have seen this. new people will push down old ones with increasing maintenance charges and they will make you feel second class. old tenents may but in most cases may not have money to pay 3-8x maintenance for new building which is saddest part. our income does not rise as inflation. 😢

    People having 2 3 Cr have become builders , in every second building agents are living.
    Now onus on government to strengthen law and governance process.
    As a start government should make law on selling underconstruction flats .Separate law needs to be enacted. Also it should put ban on selling such flats which never exists

    Some People danching and tempting for home at upper floor are highly responsible for getting high rise tower built and raise in maintenance min by 10 to 15 fold and many old residents staying with monthly maintenance 700 to 1200 get dragged...into unaffordable expensive living in old age
    There are few who get happy for amenities but they are actually to sell additional flats and buyers can pay that with ease but old residents feel heat of that burden..also compulsion to pay even if old age people has no ability to use it.its like use by few by forcing all others to pay money.
    There must be strict rules from RERA that those who can't afford and want To leave due to majority for HIGH RISE STRUCTURE with amenities, they must get 175% to rate of selling additional carpet area to old members in DA as compensation from developer for compelling to leave residence spot where they are living since last many years.
    Otherwise it's harassment for seniors who get pushed for expensive living when that's time, they need handful balance money for their health.
    PPlease write it to supreme court to stop such compulsory punishment against support for protecting life of others in building.
