Just curious Sean regarding some of your videos, the brightness/contrast seems to jump as the subtitle appears and disappears. Otherwise very informative video. I used to frequent Ara Damansara quite often, there was a duck noodle shop which I kinda like just nearby the Maya Ara site, but that was many years back and it's permanently closed. Back then when H2O was just launched and Maisson was being redeveloped, I kinda did my own research around the area, didn't make the move in the end 😁

AD residents normally will use the inside road thru tropicana to Jln Damansara or NKVE, hardly use Federal Highway at peak hours or LRT to city centre since there are 2 stations here.

They cleared out the entire jungle within a month or less. But just to tell you Sean Tan, been following your channel for couple of months (doing research based on your guidance) and with that, able to secure a unit at Maya Ara. Cantara development is so bad, many issues not sorted and now boom, new condo nearby. Many owners don’t want to condemn because it will ruin the “market value” of their property. Whilst complaining and whining in internal group chats. This is when developers win because they know Malaysians don’t have the “balls” to ruin their reputation, and therefore poor performance and quality are tolerated.
Yup, like previous case. MKH willingly pay for one of their buyer to be jailed because of complaining or bad mouthing them in social media. Money is still king in Malaysia. What to do. No one is strong enough to stand up for it.
@@phoebel2270 well defects are pretty standard - patch things up instead of finding root cause, after a few months have to contact management again. Most of the owners are numb and will pay for 3rd party contractors to fix. Tbh, pretty normal in Malaysia. SPA said there’s jogging track, but there’s none. Removed from website after residents complained. Basically they said the walking path is a jogging track 😂. So I guess car park’s walk lane can be considered one too. What a scam. Gym is horrible. Placed above a unit 🤡. Super noisy for the unit. Super small and totally different from artist impression (ah I can hear “it’s for illusion only”). But trust me, RM5 gym on top of mamak is better equipped. List goes on :)
I think another new project, which is EST 8 Seputeh also a hot selling project. I've visited it's showroom yesterday, and been told by the agent that this is launched in the beginning of November, but already been sold for 90%. It's super crazy lol

They are paying me for TH-cam appearance for their new projects, but they don't get to dictate what I say=) So it's somewhat like a video production fee that puts up their project up for discussion, but no guarantees on the sales because I never work on commissions. I see this as a win-win because if not for the collab, most of them wouldn't allow shooting in their latest product launch. But for the rest, it's all voluntary. I would suggest to figure out how to provide value first before thinking about monetization yea.
Just from my knowledge, joint income must be not more than RM 10k and there will be a minimum number of years to hold before they can sell. But please check with the team directly yea. But if qualify right, this would be an amazing value property hahaha=)

The affordable service apartments are not low cost. At RM270k for 550sqft, it’s about RM491/sqft. This is very similar to open market price and cannot understand the stigma about it.

Could you share more details about what is so bad at Cantara? Is it a problem with defects?
