Great info Hazel. Buying a house is probably the most expensive purchase people make and I would definitely agree about reading any paperwork that this process entails just to make sure everything is as it should be. My advice check it then check it again ❤️ xx
Yes!!!!! Thank you so much for uploading this video Hazel, you’re the best!! I’m interested in buying a new build property for my first home, particularly a flat and I can’t wait!! I’ve been watching all your videos on buying a property but this was the one that I needed the most! I’ve had setback after setback but I’m determined to do this no matter how long it takes!
I wouldn’t personally instruct a solicitor via the builders - my reasoning? The solicitors usually work in the best interests of the developers given they have soo many matters being referred to them by developers which wouldn’t go down well if solicitors in their panels were favouring the clients rather than developers. Whereas a private solicitor is only concerned about their ONE client and their clients interests. X
Ah this is interesting. I had a positive experience with my journey and i went with the recommended one due to the cost savings (as it worked out way cheaper!) but i get what you are saying xxx
New buyer here too with Bewley Homes. I've also instructed the builder's recommended solicitor and I wished I knew better. As Maria has said, I'm now doubting that our interest is prioritised. Fingers crossed it won't be as bad as I think it might be...
Thank you for sharing this! can you please share if you started buying furnitures, kitchen stuff & all the other things in that two weeks before the completion date?
I've just reserved my newbuild and using HTB and i found this very helpful, thank you!!! Can I ask, how do you plan on repaying your equity loan after 5 years? Xx
On the moment I can't imagine buying my own house😢 but still was very very interesting and I got a lot of information 🙏🏻👍🏻🤝🏻 obviously I love your informative videos ❤
No you dont as they are just lending you the mortgage amount so the deposit goes to the developer as the deposit & mortgage amount are paid to the developer to clear the cost of the house so they are paid - then you have the debt with the lender to pay xxx
Thats ok! You can view show homes. they rarely have actual plots for viewing as most are sold off plan (sold before they are built) so you cant always go see what you are buying. Every developer is different but most let you go view them without a decision in principle for a mortgage xx
Can i ask, do you know if you can use a lifetime isa, and the government scheme where they give you 20% towards the house together? Or can you only use 1? X
Hello Hazel, let's say my property value increased in 5 years time (based on Retail Price Index right?) and I got help to buy support to pay for the deposit. Do I need to remortgage? I am trying to understand if I will have to pay interest over the appreciation amount. Many thanks =)
If you repay its based on the current value so i would assume maybe the interest would work the same (i havent found any official confirmation of this anywhere though)
@Hazel Maria Wood did you use help to buy... if so...there are cons... help to buy would be the last option I'd advise - better to not use gov buying scheme...
Soliloquy so was I! I’ve asked to be put into property alerts and they’ve always said me and my partner need a mortgage in principle! They said it was because they don’t like people falling in love with a property they likely can’t afford, but I’m sure that’s down to us to be realistic not them!
This is because you can look at properties in your budget and can put in offers to the agents knowing that a lender is able to give you the finances following a full application. What happens at times is people put in offers, start the process thinking they’ll get a mortgage and lenders then reject so they can’t purchase and a vendor has wasted time thinking you’ll buy and both parties going back to square one.
Could you do a video on the optional extras offered and what you bought? Also hidden feels with new builds. Yes could you do a vid on legal fees please x lol
The help to buy gov scheme - people otherwise would not be able to afford the house they want... rather than a house or flat that they can afford independently...
Brilliant and amazing and informative vidoes. I'm looking at renting a flat would this still apply or is it a different route and procedure? Thanks. Also I would be super excited if you were able to subscribe to my channel, its maths videos as I'm a maths graduate from uni!! Thank you in advance Abdallah w
Hey! I havent rented before so not entirely sure but id assume you check places to let on right move or websites like that then contact the estate agents, go for viewings then put the deposit down and go from there!! X
Great info Hazel. Buying a house is probably the most expensive purchase people make and I would definitely agree about reading any paperwork that this process entails just to make sure everything is as it should be. My advice check it then check it again ❤️ xx
Thank you! And i agree (although im so bad for reading it!)❤️

@@hazelwoodx How long did the whole process take from the date you paid the reservation fee to the day you moved in?
Excellent correct advice
Thanks! I'm actually in process of buying a new build (Reservation fee down, speaking with a Mortgage Broker now) so this was very helpful watch.
Thank you for sharing this! can you please share if you started buying furnitures, kitchen stuff & all the other things in that two weeks before the completion date?
Thank you! I needed this as my mind is blown and so much info, we are looking at the same scheme. Thanks for the info and advice x
Thank you for this! I love watching these type of videos.
My husband and I are currently waiting for our house to be built 😊❤
Thank you!! Oh exciting! Xx
Hi Ms keighley can you please tell me how to buy a plot of land for a new building thank you
Hi Hazel, thank you for posting this video. It is very informative👍
This video is so helpful, but our new build developer expects the 5% deposit when we exchange contracts 😩
I think in so many cases... the finances... correct salary are not there...hence needing to use buying schemes that are a noose...
I've just reserved my newbuild and using HTB and i found this very helpful, thank you!!! Can I ask, how do you plan on repaying your equity loan after 5 years? Xx
These schemes are not advisable... better to but a smaller...affordable place... most of the young people want big houses straight away...
@@keys6 to late 🤣
This is exactly what I needed. Thank you for helping 😇
Great video, what happened to reservation fee? Was that paid back to you
No it wasnt
On the moment I can't imagine buying my own house😢 but still was very very interesting and I got a lot of information 🙏🏻👍🏻🤝🏻 obviously I love your informative videos ❤
It will happen ❤️❤️❤️
good content hazel & concise x
Silly question but do you have to pay for two deposits ? One with the lender and one with the developer ? X
I had a reservation fee to pay to the developer (£500) then the deposit was paid to the solicitor who pays it to the developer on your behalf xx
Hazel Maria Wood Right, do you not have to do a deposit for example to the bank that may be lending you the rest ? Sorry all new to me ! X
No you dont as they are just lending you the mortgage amount so the deposit goes to the developer as the deposit & mortgage amount are paid to the developer to clear the cost of the house so they are paid - then you have the debt with the lender to pay xxx
Hazel Maria Wood Ah thank you sorry for all the questions ! Can you view new build houses without having an approval ? X
I believe you can. What type of ISA is it? I have a Help to Buy ISA X
You can use both, hun xx
Yes i believe you can xx
Really helpful. Thank you

When you buy a new build, do you own the property or only part of the property? Is it a similar thing to buying a house like normal?
I own the full property but its a leasehold because its a flat. Most houses are freehold so you own the property x
@Hazel Maria Wood did you use help to buy... if so...there are cons... help to buy would be the last option I'd advise - better to not use gov buying scheme...
I was advised by a mortgage advisor that I should get a mortgage in principle before I start looking for property? I wonder why.
Soliloquy so was I! I’ve asked to be put into property alerts and they’ve always said me and my partner need a mortgage in principle! They said it was because they don’t like people falling in love with a property they likely can’t afford, but I’m sure that’s down to us to be realistic not them!
Olivia Aimee oh I see thank you for your reply :)

I would reply to this but the responses already here are fab! ❤️❤️

Hey ive done a video on all fees i incurred already! The only extras i got was mirror wardrobes for an extra £100 s
Xx
I cleaned redrows homes in my previous job , I used to do them around South Wales and some parts of England
The help to buy gov scheme - people otherwise would not be able to afford the house they want... rather than a house or flat that they can afford independently...
So helpful!
Glad it helped!
Love this! What area/county are you from xxx
Thank you! Essex xx
Good one 👍😘😘
Thanks xx
Do you need your full deposit for the mortgage before you reserve the plot?
I didnt x
You like Charles Church?
But they're rated worst developer for the last 5 years.
