A couple of things I would like to add Don't be fooled into thinking that the NHBC visit your property because there is no requirement for them to do so, A lot of the time they will allow the developer to self certify I'm not so sure about the 7 days, any issues that arise with in the 2 years can be rectified and should these issues persist past the 2 years the developer will still be responsible I would always advocate the use of a professional Snagging company simply because they are aware of building control regulations and NHBC, you will get a proper report to work from as things get sorted

In the process of buying a new build. This video is really informative. Just wondering, isn’t the initial snagging done prior to moving in and prior to closing purchase? Also, I wonder if anyone hired a profession to act in your favour for the initial snagging?
If you move into a property that was built 29 years ago you will have imperfections as well. In the states they told us not to paint the first year on our new build. The occasional popped nail. Some initial settling. Cause there will be fixes and we may not want to repaint so soon. You think a new build means there will never be a repair or replacement of anything in the house for 10 years or longer and it is just not the case. I wish I knew that before. A few years in the basement has a leak in the wall. Happened to the neighbors too. It just needed a certain amount of rain to for it be an issue and you can’t realize that during the walkthrough. Needed a period with a lot of rain, saturation on the ground.

I am in the process of buying a new home and I have heard a few bad things about my developer but this video really put me at ease, the 5% retainment of the exchange is such a handy tip! I shall be speaking to my solicitor about this method. I have only reserved and my exchange is in early July so I still have time to instruct my solicitor! Thank you for such a useful video!
Engage a profession Clerk of Works to compile the snagging list and sign them off when they have been completed by the contractor or better still engage the Clerk of Works to inspect during the construction process.
We had loads of issues trying to get our problems fixed. They don’t want know once they’ve got a sale lol I think they take there time so that you end up out of the cover period lol I’d still buy a new property again though x
yvonne davidson it can be really frustrating!! it very dependent on your site team. I would definitely buy a new build again too. Imagine moving into a house with so many faults and you and to pay to have them all repaired 😂
Inside Number 2 New builds are a terrible buy . Always things wrong and you never make your money back . Know many who are stuck with a home they don’t want and can’t get it sold as the house was way over priced to begin with . Plus these homes are so small . Definitely never buy a new build !!
Myra Kirk It does seem to be very dependent on where you are in the country! Our story is very different, our house had little to now problems and have boomed in price. Our neighbours have all sold and moved on. Everyone has a story, some are positive some are not 😊
Myra Kirk our houses are selling with a profit! It also depends what you do to the house. If you sell it as it is you’ll not make much more but definitely if you have done alot with it then you will.
@@myrakirk9979 the old builds are not spacious either. This is the UK. Generally houses are tiny. New builds atleast has updated fittings and style. Old houses and so outdated and most of them look terrible
You may think your covered but the sales team and the builder take it badly sometimes and make you feel it is only you that find these things wrong they make you question if your being over fussy When you know you are not, some of the things a new build have wrong is Criminal, So No New builds should be professionally better built,
Finally somebody that actually understands new builds, and talks sense.

New builds get thrown up and very little attention and care gets put into the property.
Common problems with new builds..i would NEVER EVER buy one..
