This needs to be discussed at length… even in the deeper market this phenomenon is real… and stimulates owner occupiers too… the real test is to see if markets correct.. so far we don’t see it, eg Logan was basically all investors in 2021… (we didn’t buy there much), but yet to correct in a big way… time will tell
Correction is a good test, will likely need those investors that buy to sell. Most of the strategies taught rely on equity release and redo approaches, rather than selling. The focus on higher yielding areas also helps insulate a big sell off too. I think the value is in seeing this a shift thats now part of market dynamics, and potentially using it to beat the herd in and then wait for them to come. When they do, the price movements should be a bit more aggressive and faster given the size of investor base moving in.
