I like how you go out and meet the tenants. The company that aquired our MHP just came in and never introduced themselves. Sent out a small book worth of community rules, raised the lot rent and now cant keep a manager for nothing. Office is never open anymore. Ive lived here 13 years, under 2 different owners and neither took the time to do anything except collect their money.
We believe there is tremendous value in having our residents know that there is a face behind the name. We are all working towards the same goal, they want a safe, clean environment to live in and we want to get the community there. We want our residents to know that we may not be local but we are very "hands on."
The problem is people such as these investors buy these parks and the rents go thru the roof. If you are on a structured income, invested your life savings in buying a trailer. They make it so you can't afford your rents. Going thru this now. Rents have been raised more then 200 a month in less then 3 years Hardly any improvements.

For good "Lonnie Dealers," l, there is a value in having a home in a well run community. They can generate nice returns on the home rental and know the community they are in will always maintain value.
I reckon that the best way for Mobile Home/Trailer Parks, would be, either a resident owned co-operative non-profit ownership structure, or else if the owner/manager lives there in one of the mobile homes themself.

Sometimes that's what you have to do, you have to go in and clean up the place to make it evolve into a nice community. That's the same thing I have to do sometimes with my rental property I try not to let any bad seeds get in the mix to start with but sometimes you can't help it. To be honest I've kind of gone in the commercial property because I'm telling you some of the laws when you're dealing with residential property you can't get people out and if you try it takes forever and sometimes by that time they've tore your place all the pieces. Here's the thing about this. Business people go in and buy a semi run down place. Clear it up and some of the Good people remain they see fit to leave in there. Then fix of the area and then.. .... jack up the lot rent or rent from what they had before. In a way it's capitalization on those they deemed good to be there. Like some of them the military guy and the one lady with the double wide that own. Wonder how high that lot rent became??? Just sayin cause my Uncle does this and he said it's about profit and who can pay them the most. People onnSSI or SSDI are usually the ones booted and not rent to because they make so little.Just stating the facts..
The bad thing about the situation is I really don't trust the people you bought it from as far as the money situation goes it don't seem like they cut very good records it's almost to the point to start from scratch..
Iowa City, Iowa has several parks with bad water and run down conditions. They are operated by Havenpark Communities who keeps jacking up the rent and take away services.

Good! Now put some money into the roads, yard, and make actual places to park! Require certain places fire trash cans and no parking on grass. Plant some trees.
Most companies buying these are doing minimal work, but raising lot rent continually. Nice trailers are 100k in my area with lor rent and such its over 2k a month, what a disaster.
There are bad actors in every industry, we pride our selves on creating real value by turning these communities around with significant improvements to infrastructure, land and culture.
Only a rookie would blame a previous park owner for bad record-keeping. When you buy a park, the slate is clean for all renters and the clock starts ticking for lot rent, that way you know 100% all of your own records are correct and ready to present to a judge in court If needed. Also never own a mobile home, own the land and nothing else.
Would love to know what your experience is in the mobile home park space. We've acquired 26 mobile home communities, 24 did not have clear/precise books and records.
@@TrailerParkTurnaround There are 3 types of parks just like conventional houses, lower, middle, and upper. We focus entirely on middle-class parks with a few requirements. The biggest requirement is that every street in the park be a public street. This guarantees zero maintenance for the park owner, no paving, snow removal, etc... these things are very expensive. No homes are owned by the park, this also means no maintenance for the park owner and guarantees a low tenant turnover rate because most counties don't allow a mobile home outside of a park unless it's in the rural south. The previous owner's books don't matter, every seller lies. Like already mentioned create your own books and start every tenant at zero. This way your own documentation is your guaranteed proof in court when evicting. A previous owner's book is only hersey which isn't allowed in court and no previous owner is going to vouch for a book after the park is sold, the old book is junk.
We are the most affordable, affordable housing option and we aspire to bring quality, value driven affordable housing options in the communities where we operate.
I am not sure what the housing laws are in NC, but you should not be able to lease out your property to someone else because that's when the trash starts to show up. In many apartments you can't sublease and you shouldn't be able to do it in mobile home parks either
