I lived in Gurgaon for 16 years and near golf course road, I am haryanvi and Moved to Noida in 2018, still go to Gurgaon frequently as my in laws live there. As far city infrastructure is concerned, Noida is way ahead and Gurgaon is very dirty with poor infrastructure. Gentry of Gurgaon is better than Noida. Gurgaon with Noida authority will make it a perfect city, right now it's pathetic except golf course road.

It's my personal opinion as after experience of many years been invested in both market place. Logically, if a city gdp is 3 times bigger than any other city so the over all dispora of the city where people earn more money will have more buying capacity. This was my point it is nothing to do with Godrej vriksha should be sold because of 3x. You mentioned it correctly absorption 20000 rate in any city is difficult and yes Gurgaon atleast in whole northern suburb have capacity to absorb it firstly that's the reason you have 2 or 3 examples of these projects getting sold in noida, Gurgaon is selling 20000 sqft worth project from past 10 years. Noida just got to know about luxury, anything which was launched under that tag earlier was never build. Sad story of many home buyers who are still struggling. This has actually stopped many of them investing in any of market just because of that bitter case. Yamuna expressway is Gaint Hen baking egg and that egg is noida airport from years. Everyone have enjoyed the story even yamuna authority also by selling 8ft long bushes on land as residential plots at much premium rates. The point mentioned by gaurav was so logical and correct who will earn money where plots rate have touched sky rocked that to when 10% occupancy is not at all. All stories which will take atleast 10-15 years to play. Not a fan of commercial so don't know much about it. Companies come to these locations cuz a huge talent base stays in these locations and people stay here cuz companies keep on coming. It's a cycle which never ends. That's why cities like bangalore and mumbai kept on growing and were not replaced by nearby cities. You can look at pune, it's a great city and has been getting a lot of jobs from many years but it will never overtake mumbai. Similarily noida is getting new offices but check how much new office space was leased in last 2 years in both the cities. So gurgaun has a lot more jobs and it's growing at a much faster pace due to multiplier effect. Gurgaun has a lot of developing areas which are not at all saturated and rates are also not super high so companies can go to these locations instead of going to noida which is too far for ppl living in gurgaun or good areas of delhi like south and west delhi. Lastly, gurgaun didn't have any competition when it was growing so it grew like crazy but now in north India it will always be second choice

I am from delhi and TBH Noida infrastructure is far far better than gurgaon!! The way IT companies has invested in Gurgaon, their local authorities are not caring at all.. The reason people from delhi moved to ggn simply because of better inftra and less congestion, it's now become a joke!! For end user I don't think it's really a place to live in!

Unless Noida does not have IT MNCs (service based and product based), there will not be enough young and educated people in city! With that young crowd, the city will look for vibrant culture. The night life safari is still missing since decade. The public transport connecting Noida/Greater Noida well with NMRC bus and metro is another important factor. Noida has wide roads, should focus more on infrastructural issue.
UP wale and east delhi wale go to Ghaziabad and Haryana and South Delhi wale prefer Gurgaon. People want to be able to go to their hometowns quickly. Its an important factor.

2008-09 type world global recession has started in India which has adversely affected the job market and other sectors. This has also impacted the real-estate sector and Property market is badly crashed in Gurgaon, New Gurgaon , Dwarka expressway, Noida , Greater Noida, Yamuna expressway and other areas of NCR region. Pls avoid investing in these areas and better to wait & watch for another 6-12 month to get the clear picture. Its your hard earned money please never come under any influence after seeing any such news or videos where these middlemen ( TV channels, Broker, agent or social media influencers) are misguiding the general public by spreading news that market is doing great and prices will go up in future. Pls avoid investing your money in any construction linked or plot scheme where chances of fraud are much higher and stick to only ready-2-move in category (only if OC & registry is present)

UP wale and east delhi wale go to Ghaziabad and Haryana and South Delhi wale prefer Gurgaon. People want to be able to go to their hometowns quickly. Its an important factor.
GK is closer to Noida not gurgaon , all south delhi posh colonies are closer to Noida

Last 2 years Noida has beaten Gurgaon in terms of returns thats why all Gurgaon brokers have started smelling the coffee. Rest for investment don’t go Gurgaon vs Noida, go for project wise analysis and then do investment.
It also depends on what ticket size you’re look at and how long you can hold.

Pls avoid investing in these areas and better to wait & watch for another 6-12 month to get the clear picture.
