Terrace is great but makes no sense to have more outdoor than indoor space in London where it will be used 4 months in a year. For 4 million the living room/kitchen is too cramped, there is no space. Would be great to relocate some of that underutilised outdoor space inside.
Love the property, but can’t get away with the feeling a little less outdoor space would have made the interior so much more free - since the the stdz is quite hard to get usable and the living space is a bit out of context when the kitchen is of this calibar. Love it, great living I bet, but space is a bit of a weird split.
I think it will be too small. One solution is to use part of the terrasse to install plancha, barbecue or something like big green egg, in order to cook a maximum food outside.
Please learn the names and terms of the materials used in the design. It’s a beautiful design however it would be nice to learn what materials were used.
Beautiful interior, love it, not too sure of the price tag with only one bath, service charge £17,820 and ground rent £750 all adds up 240 year lease. Never been a fan of lease hold apartments
What a terrace, 10 points. This part of Kings Cross has been developed so beautifully and it’s a brilliant part of central London. Inside the flat is bad, too small and not enough space. Also who would want to live on the 13th floor.
Unlucky numbers differ in different cultures. Many non-Western people would have no problems with the number 13. While number 4 is considered a very bad number in China, Japan and Korea ( and I think, Vietnam) as it is associated with death.
Prices in London are totally delirious. The flat is good, but terrasse is astonishing. Stairs may be quite narrow to carry big things upstairs. There are only two real bedrooms; study can only be a "just in case" sleep solution, in order to have toilets available without going through a bedroom (it is a minimum for a near 4 millions flat). So two bedrooms, two bathrooms, no separate kitchen: price is hard to swallow, but will be because of the terrasse, the view and the location. Where are there 4 owens in such a kitchen ??? And there is no additional light over the cooking hotplate... Why is there no sun+rain protection over the outside dining area ? And there is no clear information about car and bicycle garage. Do you expect possible owner will let his/her 10K£ bicycle outside or in a shared bicycles room ???
I love most of the color combinations in the apartment. The terrace is gorgeous. I would buy it if I had money 😀. According to my taste, the kitchen furniture would suit a color other than white, maybe a dark color from the colors of the painting in the dining area with some unpolished wood. The white of the walls is enough to not make the average color too dark. Thus the overall appearance would be warmer, even if white gives the appearance of space. The need for space is only a practical one, it does not necessarily have to be visual. Also in the bathrooms I would prefer warmer colors that give a visual comfort in proportion to the thermal comfort.
@@luciablayke6339 IKR. I thought PH units were better, unique, and luxurious. Outdoor space living design created a nice private space. I liked that part.
Amazing terrace, but can't help but think that the architects should have reduced the size of the terrace to increase the size of the living room. £4m for a living room the size you'd get in a 1 bed apartment is crazy.
ICYMI The camera you’re using in this video and for a while now has red/orange artifacts on the middle left side of the screen. It shows up quite prominently on white backgrounds such as @ 8:34 and 8:47 against the white walls. Think it’s time to upgrade/replace the camera.
I have one kislux bag I got in 2019, it's the LV white catogram speedy. It's counter quality and it has a nice honey patina now, so the leather is real. I think whatever makes you happy go for it. I've seen LV with plastic leather and blood red glaze...
I really want to be a part of designing these types of amenities/areas/communal space projekts. Im so intrigued by the concepts and i have a passion for interiordesign and architecture. But i fear becoming an architect is too much hard work for me
But they are full size, aren‘t they? At 11:48 you can see a „Miele W1“ washer and a „Miele T1“ dryer, which are a typical and very reliable (albeit quite expensive) combination for a 4-5 person household in Europe.
Couch is uggly... But I think it will be difficult to remove it through the small stairs. Is there a crane to carry big stuff inside the appartment ???
Love this apartment wish I had lottery funds to purchase :) perfect for someone like me as a pied a terre home :) that is the best furnishings have ever seen :) well done :) wouldn't even feel my fear of heights on that patio :) Well done Tom and Jas :)
I could get a stunning, detached house with an acre or more land elsewhere in the UK for £500k. Goes to show how obscenely priced London homes are. The fact people would spend millions on this blows my mind.
People commenting on the price have no idea of London prices if they think this is overpriced. All property in London is overpriced. However, compared to many other properties, this is a reasonable price. Within a mile, a similar property would be considerably more expensive. The layout is good, the terrace unbelievable, but the interior is typical developer bland. I can not imagine living in London, but a place like this would make it more bearable.
Yeah, I feel like they shouldn't have built that weird storage wall/big door in the hallway and instead have used that space for extra closets in the bedroom. But that terrace is amazing!
I wouldn't be interested in living in London although I believe there's beautiful richness there to enjoy, I just clicked on to 👀 see the joint😊👉✌Peace & respect to the male advertiser 🎨 arting the beautiful helpful made-up communications to tell about the rich beautiful clean scenes about the house in London
I'd rather buy a house in Nice where I can enjoy the garden all year round. I don't have to be afraid that a flood of water will rush down my neck at any time.🌳🌺💚
Why more outdoor space than indoor space ? Spacious outside but cramped insides , hmmn the architect did get a fine idea to skimp on things as sell it as terrace
I wonder how much of the nearly 4mil pricetag is because it's in central london.. It's still a beautiful flat, but the location and views may even be 1/5 of the price..
Wow, that terrace is absolutely beautiful. The apartment is lovely too but that terrace is to die for.
Terrace is great but makes no sense to have more outdoor than indoor space in London where it will be used 4 months in a year. For 4 million the living room/kitchen is too cramped, there is no space. Would be great to relocate some of that underutilised outdoor space inside.
I think the kitchen should be relocated to the small bedroom/study. Open kitchen only looks good when you're not cooking.
Totally disagree - most Londoners would kill for more of their own outdoor space!
@@btown8210 Yeh but not 2,000 sq ft of it. That's more than double the size of the flat.
Would make sense if part of the outdoor space was sheltered so that it can still be used during the cold/rainy months
Outside is nice but inside is a bland box that you could find in any new build. Clearly the price is dictated by the location, not primarily the flat.
100% agree. Pale wood floors and glossy white kitchen with ill thought out living space. Rubbish.
The price is made by social engineering cultural Marxism real state subverted &scam.
Agreed. Too overpriced. Small.
The terrace is gorgeous, but all of the bathrooms are accessed through a bedroom which is odd considering the price point.
yeag but not that much
That flat's stunning! I was literally just at Coal Drops Yard today. That flat's location is superb!
You are basically paying for the terrace
Superb - The outside space is incredible and the apartment is beautifully designed.
Love the property, but can’t get away with the feeling a little less outdoor space would have made the interior so much more free - since the the stdz is quite hard to get usable and the living space is a bit out of context when the kitchen is of this calibar.

Thiss has go to be one of my favorite homes yo've toured. That upper terrace is absolutely stunning
I think it will be too small. One solution is to use part of the terrasse to install plancha, barbecue or something like big green egg, in order to cook a maximum food outside.
00:16 who is chillin' there on the grass 🤣
Colonial design??
Whoever landscaped the terrace should win a few awards, its breathtaking :) 😍😃😍
Wow, the penthouse is totally so beautiful, really love it.
Many thanks for your video.

I actually like this a lot. Seems like good value plus the storage solutions are a real bonus

Definitely someone from the new Google HQ office (you can see it from the terrace) is going to buy this! Nice flat
Of all the places i have seen on youtube, theres only been 3 places before this thatbi would have bought in a heartbeat if i could
Perfect balance of masculine feminine in wouldnt change anything the esthetic is 💯 and location wouldnt hesitate to purchase this prop🥰
Love that new Coal Drops area
god imagine having 3.8 million to buy this tiny and very average looking place

Lovely apartment very good video as usual from you guys, that outside space is bigger than some gardens in towns and cities 👏🏼👏🏼👏🏼
a beautiful home definitely, also please when touring penthouses its important to add parking space availability. thank you for the tour.
Colonial design is a crazy description 🤮

Lovely apartment, I could see myself living there, great video Tom and jas xxx
With such an outstanding roof garden the lower bedroom terrace is neither here or there…… beautiful apartment…..👍

Fantastic, in all aspects the unit has unique feature, location, design and facilities.
So beautiful
Lovely house ❤
Fantastic apartment and amazing terrace, but not sure I would ever pay 3.8 million for it - it's not worth the price.
Doesn’t matter , because you don’t have the money 😂
@@trooper1972 Most people don't have that money, maybe only 1% of the population probably have that kind of money.
beautiful
Perfect ,unbelievable that is in London , it seems like a country side
Great shows ❤❤🎉🎉

Love the property, nice place

Great apt and great area ,thanks ❤️🏴👍
Wonderful palace
I used to be marvelled at all these beautiful homes, but over time I realised at the end of the day, they're just objects.
Very beautiful
Love your videos
Wow beautiful
Lovely penthouse!
Nice❤️
Fantastic
This was my home back then when i was young.
For £3.8 million I would expect full size washing machine and dryer!

Stunning
Beautiful I have ever seen 🌹

Does this penthouse come fully furnished??

I don’t understand doesn’t the sofa get wet during rains?
.
Looks good
I wonder if they could have expanded the actual flat, achieving larger room sizes by using some of that terrace space?
It's called honed marble. I didn't know that either.
Nice video
The word he was looking for describing the marble is - honed.

Nice appartment but a pretty long underground ride to the city centre and view to London skyline is oversold right? Honestly 😮
London feeling more and more like New York
Exterior space is the big sell here, these new build luxe flats tend to be low on sq ft compared to other city offers.
I would live here 😊
