Never buy an open plan house if you have never lived in one before. It looks good in catalogues and pictures but very impractical. 1. Kitchens are noisy. Try watching tv when someone is washing dishes. 2. If you have kids, you will not be able to close off dangerous spaces that you don't want them in like near the gas or electricals. 3. Not everyone wants to be together all the time. Imagine your spouse having a private meeting in the sitting room with visitors. All of a sudden the kitchen and dining are out of bounds for the rest of the family. If i want to grab something from the kitchen it will feel like intruding on the conversation in the living room. People should be able to use different rooms for different purposes. 4. If you are into interior design, you can't design the different spaces individually. Say you like maroon in the dining, white in the kitchen and grey etc, it will look tacky separating the designs as you wish. 5. If you have a house help good luck discussing family matters anywhere else other than the bedroom. 6. Walls give you more surface area to put cabinets and arrange more sitting. Open plan makes those spaces big corridors.
I would agree, 24m is high, something like this in Uganda would be 12m thou in Uganda well built estates with all the amenities are rare, i still think that Kenya’s real estate is well developed compared to other east african countries
This house is design much better than some of the others I have seen. This house have less walls and corners, less devisions.The windows are almost at floor level, the barhroom tiling blend with the finishing touch of sourroundings, the tiling is not BOLD like some of the other houses I have seen. The kitchen equipments such as the stove is modern, there is a lot of natural light in the kitchen, overall, its a lovely home. The disign of the celing is diffrent . I gave this house a beautifulit a 7 out of 10.
Wow, 24 Mil is a bargain price for such a place. The place will appreciate at 4.21% annually, and by the time Konza gets to its full potential, the price will be almost 50 Mil accounting for depreciation and inflation. Only smart people will do their math right.
It’s pretty cool. As a Kenyan living in the US I can say these homes have a modern, luxurious feel plus the hot water is a nice touch so anybody transitioning back home from abroad would easily blend in.

Biggest challenge with development in this particular area is usually the quality of their finishes. One rainy season and the paint is falling off, cement is eroding...I don't know why or maybe it's the lower prices that they offer that affects it quality. I don't know.

What these videos fail to mention is the service charge you need to pay EVERY MONTH to maintain the environs of these gated communities. I can assure you it's not cheap. Beautiful house though..

And why do the skirt of the walls seem brown from water splashes?? This is so simple. Don’t ask chams to showcase your property to the world only for us to see these kind of finishes. I saw this too on another property near Juja that chams showed not long ago. It’s not that we are poor: we have the money to build amazing properties, just pay attention to these finishes guys. It just goes to show that poverty is a mindset, with all that money, why would you only to the job 98%... finish the 2%

I find her just above average. For a person in charge of marketing the property, she was guessing too much of the detail. She's not sure how many people the guest house can accommodate. She's not sure what the technical word for the ceiling is. The marketing person is supposed to know the property like the back of his/her hand.

One thing for sure is we have a lot to learn on finishings, a downtown residential apartment would be excused for having poor finishing but not these types of houses where you expect someone to part with Millions. The Sq. kitchenette had paint and plaster looking unfinished, even the way the drain on the Master bathroom shower is placed leaves a lot to be desired. I think they hire cheap labor to save up on cost, which results to this

Is there a particular reason for all the houses being identical? Market wise this can be a turnoff. It gives an appearance of an apartment complex versus a place for high-end residences with similar but unique distinguished tastes.

@@mikolucky for starters, we need to reduce the cost of production in our country, by working on having affordable energy and reviewing the punitive taxation regime. That way we encourage quality products to be manufactured within. The only reason people import stuff is because you can get better quality fo cheaper. So yes, we need to have visionary leaders first.
