Oliver: Cheers. Yes, before we jump into the specifics on how a development like this works, why don't you tell me a little bit about how you got started into venturing down the road of building real estate communities.
Matt Fleming: Well, I think at this level, I've always been in the construction industry and my family's always been in the construction industry and doing real estate development projects, so I had a construction background. The main business which I was involved with before I actually went into conventional housing like this was manufactured homes and mobile homes. I owned various companies in that industry, which is retail sales, financing, and also construction for the installation of those houses. When the economic crisis happened in '07 I thought for sure that all of those companies wouldn't survive and that it was gonna be bad. Quite to the contrary, they did well, surprisingly enough. And so when the economic crisis in '07 really was in full effect and '08, I brought in another CEO to run those companies and I took a break.

But it really has great potential. Paragliding in summer, skiing in winter, and where resort will be, there is dense forest. Perfect for horse riding and trekking! There is river flowing downside, so fishing and river rafting also accessible. Surrounded by apple orchards and Pahadi culture, place is beautiful and connected to 4 lane highway just 6km away..and also people are very rich here! So obviously there will be mushrooming after one is built! I am talking about just one place and there are many that can give profits in 10x! There are already projects going on but very less luxury projects because it is not easy to buy land here because of govt restrictions but as I am bonafide resident of state I can arrange. Many places like Manali, Kullu, Dharamshala, Mcleodganj and list goes on...

Maybe, but don’t you think anyone could do the same thing? Just like any other real estate deal… if you don’t have the money, partner with people that do. There is plenty of money out there if there’s a good deal on the table 👍
