    You said that a permit to make renovations for flipping a house takes 6 months. That surprises me. I can imagine that a new build could take that amount of time but is a permit required to paint, replace worn out flooring, woodwork, repairing termite damage (are there termites?). I suspect replacing windows, roofing and siding would require a permit but engineering review should be minimal or unnecessary. I live in Spokane WA and it’s winter so I’m dreaming of living in Hawaii in the winter.

    The lava zones are good indicators of what is thought of as most vulnerable. But don’t fool yourself and think if it’s not zone 1 or 2 you don’t need to worry. If you are anywhere on Hualalai, Mauna Loa and especially Kilauea it can happen. These 3 volcanos are still considered active.

    Don't care how 'magical' the Puna area feels - it's an active lava flow zone that will be covered over again at some point - and I am tired of the state having to pay to restore all the various utilities when it happens.

      Kona is zone 4 out of 9.
