    Way back in 1977 when I was still in High School in San Jose Ca. I was offered A VA assumable by my god father Theadore Perry who was a real estate broker there on the BIG ISLAND, it was a newly built never lived in house, he sent me a stack of photos and it appeared that it was a very nice house with a drive through drive way with a HUGE LAVA rock inlaid fish pond, it was in between the road way and the drive way, I thought what the hell is this all about a A LAVA rock inlaid swimming pool in the front yard, it also came with a full court tennis court and a half court Basketball court, it was 100% ready to go, apparently the couple divorced and they wanted to off the house real fast, at the time I was told all was needed was to was to sign on the dotted line with no $$$ down, and they would take care of everything else, end game I turned it down, simply because I wasn't ready to become a home owner and I also didn't want to deal with ROCK FEVER! Current day, I now live in the Netherlands.

    Coqui frogs are great! They have been in Hawaii since the late 1980s. In Puerto Rico they are a national treasure. Hotels in the rain forest even advertise the frogs. Rain, i moved here because of the 10 feet (yes feet) of rain. That rain also means less tourists. Plus, i prefer the clouds to the sun, i do not like sunny days with no clouds. As for Tsunamis, live at least 100 feet above sea level. The lowest we have ever lived is 500'. If you truly want to live in East Hawaii (and the best spots) live between Hilo and Honomu. We live here for thee rural/country lifestyle. We want nothing to do with city life :)

    I agree- parking is a HUGE issue. We don't go DT when we're on the Big Is because of it. So the small businesses are loosing our $. If the land owners loose the business leases then it stands to reason they loose the parking $. The parking in DT makes Kona (already expensive) unaffordable. It just changed the whole feel of Kona. Now instead of a cool ocean fron town, it's a strait up coorperate vibe.

    We lived in HPP several years back. We owned the old house that was moved from the hospital area to HPP. It was built in 1940. We bought it from the people that had it moved to HPP. Since we sold it, it is on the 2nd owner. It was a lovely house and a good size! I wish I had that house up the mountain where we live now.

    I love your energy. But just drop kona encourage waikoloa. Do shows on waikoloa and let the businesses fight for parking. We NEVER EVER go to kona and we live 4 mikes from town. Lance is sorta correct. Business has to negotiate parking with their leasing.

    We moved due to politics! About 4-5 years ago Washington State in their wisdom, passed a law saying insurance companies COULD NOT do credit checks as they considered it discrimination. This caused insurance companies to give notice that the policies were going up by a large amount. This was the last straw for my husband and I and we moved to the Big Island. Before we left there was such an outcry that the Governor thought he would get voted out because of it so, they back peddled and the bill quietly disappeared. Suddenly insurance companies were allowed to do credit checks again. On another note we had company lately that wanted to see downtown Kona. We told them no because of parking issues. We could drop them off and pick them up in a few hours but they declined.

    As a 33 year resident still living dead center on zone 1, it’s my understanding building on said zone will negate getting a building permit , let alone insurance. Please stay wherever you are , the lava is 1000% coming back here, so I can keep enjoying capital gains free serenity!PS: if your small brain feels more comfortable on zone 2or3, think again, if you look at lava flow maps, it’s coming there too!

    I like HI beaches no HOA, already has paved roads, electric, water, mail, wifi. Prices reflect the higher insurance with lower prices. I really like HI beaches even though the lots are smaller. Bifen keeps fire ants aout of the house

    You did not bring up that it is mostly catchment and solar, a lot of bad roads and HOA and road maintenance rip offs. Some neighborhoods are good some are not. But do like the larger lots. My preference is HI beaches no HOA fees all paved, mail, easy WIFI, access to water and electric. The insuance is higher but it compensates for lower prices. HPP and ANAILOA have become overprices in the last few years.

    I know this very well with East hawaii the plants and Moss grow FAST. So people will have to hire people to do the yard work OR ELSE learn how to operate and fix Lawn Mowers Weed Trimmers, Chainsaws, Power Washer, Basically learn to do your own work.<<<<<<<< Is what i had to do as my personally experience. and learn to compramise with problems when they arise

    Great video. good information for people like me that had/have a Fasination of Moving to hawaii it is the Paradise of Limited Resources, I have lived here now in East Hawaii since May 18 2007 But i have to disagree about the rain, I believe it rains more in HPP vs. Hilo and especially Leilani Estates/Pahoa or it least it did when we use to do yard work in those areas back in 2007 to 2018 before Leilani got hit with lava

    Do your homework Condos everywhere are receiving increased scrutiny from building inspectors lenders insurance companies etc. after the Champlain Towers disaster in Surfside FL matter of fact read up on the "Florida Condo Glut" then decide - deferred maintenance is a huge scary issue be sure not to get tricked into buying a problem

    In escrow on condo in Hilo and have found the lack of answers frustrating. The docs were well over 300 pages and included minutes. We were hoping the minutes would reflect actual comments by owners but they just included the statement “owners made comments…”. No specifics. Asked questions of the managing company about insurance and was referred to the master agent insurer who hasn’t returned any phone calls. Is there anyway to find out about a building maintenance history without having to knock on owners doors (it’s a security building)?

      Aloha Glenn-for legal reasons, those minutes are kept as minimal as possible. We were bidding on a condo in a building where the master agent insurer just dropped the entire property. Make the sellers agent do some work here to help you. If the insurance policy is muddy, caution.
