I appreciate the love man! It’s odd within the Greenville market, because the national trends… and what we are seeing here are definitely different from one another. We definitely aren’t as fast paced as the beginning of the year, but it’s no where near a buyers market… yet.
Taxes are lower in York county but more than $1000 per $100k. There is a 50% reduction in taxes for your primary residence and there is the homestead exemption that kicks in when you turn 65.
York county and Charleston are going to be the most expensive counties, tax wise, in the state. So, it doesn’t surprise me that it runs higher than the average across the state.
I would expect to see around $1k +/- However, this language in the contract is very new. So, certain “standards” or “expectations” haven’t really been determined by the market… yet.
South Carolina could be a tricky one to predict. Example, when you look at median home prices in 2008… Greenville and Charleston never really saw a significant decline. With the growth of the state and its major hubs, it is possible that South Carolina doesn’t see a buyers market for another 8/10 years. Of course, housing markets a unpredictable… but, the data points towards a continued sellers market. But, definitely a slow down in price increases.
I agree. Super important to seek quality advice/counsel before writing an offer with a higher termination fee. South Carolina just changed to this contract 2 weeks ago, and there is plenty of debate around the issue. We definitely have our opinions of how to approach offers right now.
@@livinginsouthcarolina wait what?! there are termination fees if you decide to not purchase due to inspection issues or other concerns?? That is ridiculous. The buyer pays for overpriced inspections and wastes their own time because the seller has not been upfront or done their own due diligence prior to listing. Definitely seems like this is bad business for all...except maybe the bad seller. sheesh

@@WilChu this market makes it incredibly difficult to negotiate zero termination fees. When the seller has multiple offers to consider, it is one of the most important terms in the sellers eyes. However, we do work to negotiate the termination fee in the most favorable manner for our clients.

Buyer - hey the inspector found your DIY is done wrong and dangerous .
Seller - I know , don’t care pay the termination fee.
