You are correct. Most builders do not include a pool or allow you to build one until the home is completed. I have had a few builders recently start to allow it again but its typically on the top end of homes and only specific communities.
I really live the first home for the kitchen space and cabinets space. I don't know how much these home cost now in 2024 . I hope one day to afford my dream home..

No way I would buy right now. I purchased my biscayne II from HBWB in 2016. The same home I have is now selling for $175k more than what I paid. No major add ons, just a higher price. I had to have 1527 sq ft of tile replaced in 2018, which caused my family to move out of our home for nine days. Has seven severe roof leaks, which the roof was completed by McDonald roofing. The yard was also not graded correctly, so I have standing pools of water. So, do not , I repeat, DO NOT buy a home from Homes by Westbay. The only decent area in riverview , well… it is not riverview. The subdivisions that are being built in riverview may look decent, but as you drive them, one will start to see a rundown area. Waterset is the only decent area to buy and live in. The homes are overpriced, but a nice neighborhood. The CDD fees are a bit high, but it keeps the neighborhood looking nice and makes people care for their homes. Good video, but the homes are too overpriced and not worth the money at this time. There is no way the second home is worth $700k. My $450k home, built in 2016 is just as nice l, 150 sq ft larger and is valued at 800k, which there is no way I would pay that for the home in 2024. If that house is purchased for 700k, the buyer will never have any equity whatsoever. I’m sorry to appear to be negative, but HBWB does not build quality homes. The same contractors used to build that 700k home from homes by west bay, those same people are building the cheap lenar homes. The builder pays for cheap labor/skills and then pockets these large increases. Just because of the high price, that does not at all equal quality. My family has been very disappointed with the promise of our quality home only to experience a very negative outcome. I would be even more furious to have paid 300k more to have these issues.

Westbay’s has issues with not grading lots properly. To much standing water on some lots.

Yes but def depends on budget and what you mean by larger lots. And yes the river is accessible by boat and yes it opens up to the bay/gulf
